This newly remodeled single story townhouse located near the Medical Center and less than 15 minutes to most tourist attractions, has 3 bedrooms, 2 baths in an ample 1,400 square feet. It is designed to comfortably sleep 8.
Bedroom #1 has a king size bed with a master bath that includes a shower/tub and walk in closet, as well as a 43 inch smart TV. Bedroom #2 also has a king size bed and smart TV. Bedroom #3 has two full size beds and a smart TV. These two bedrooms share a bathroom with tub and shower.
The townhouse includes a formal dining room, a fully equipped kitchen, a family room with a 49 inch smart TV, washer and dryer, and even a private fenced patio.
The complex is gated and has a great walking trail. The common pool is currently open to guest approx. mid-April-September, but varies according to HOA. Due to Corona virus concerns, special pool rules apply. The pool is not artificially heated. Pool closure due to maintenance occasionally, especially this year due to virus concerns.
This unit has 2 reserved (uncovered) parking spaces right in front of the townhouse, plus plenty of extra visitor parking spaces near by.
Short Term Rental Permit # 2018-0025
This is a LEGAL short term rental. Please be aware that if you book with a host who does not post the permit number, that is an ILLEGAL rental, and YOUR RESERVATION CAN BE CANCELED WITHOUT YOUR KNOWLEDGE by the city of San Antonio. To be sure you have a reservation when you arrive, always ask for the Short Term Rental Permit Number.
CANCELLATION POLICY
For reservations 14 days or less, the standard policy applies. 14 days full refund, 7 days 50 % refund.
DOG RULES:
CATS ARE NOT ALLOWED.
NO DOGS OVER 50 LBS OR UNDER 1 YEAR OF AGE.
Pet fee us $75 Dog, $90 for 2 dogs. We allow maximum of 2 dogs.
It is paid through VRBO either at the time of reservation, or before check in.
Pet Rules: supervise pets inside and outside of home. Kennel when out of home or lock in bedroom. Keep off beds. Pets act differently in new places.
Please note that the pet fee DOES NOT pay for poop removal. All pet owners are responsible for poop pick up. If that is not acceptable, it would be better to choose another property. Please understand that these rules allow us to continue offering this service.
SPECIAL SITUATIONS
Please take a moment to read some housekeeping items about pets. We are dog owners and dog lovers, and we like our guests to bring their pets, because we know from personal experience, how that enhances a vacation and simplifies the arrangements. We ask you to follow some simple rules, that are, of course, not necessary in your own home, because your pets are used to their own home environment. Also, please reflect that the home is used by pet owners and also by others who do not tolerate pets.
When you are not home, or not supervising your pet, we ask that you kennel them. Our home has been damaged from well behaved pets that altered their behavior in the new environment. If you cannot bring a kennel, we will provide one for you. Worst case, we ask that you close the pet in a bathroom. when you cannot supervise your pet.
Do not allow pets on the beds for any reason.
Please pick up all pet waste from the yard before you leave. There is a $25 fee per poop pile.
Do not use the white towels for pets (or makeup).
1 Brown towel is provided for your dog.
Please control barking, so we do not disturb the neighbors.
Outside of the home, please keep your pet on a leash. Please do not allow your pet to disturb the drip system. We have had to charge fees to repair the drip system from curious dogs.

POOL RULES
The common pool is currently open to guest approx. mid-April-September, but varies according to HOA. Due to Corona virus concerns, special pool rules apply. The pool is not artificially heated. Pool closure due to maintenance occasionally, and is not knowable in advance. If the pool is critical to your vacation, you may want to make other arrangements.
Rental guests from VRBO may use the pool and have the same rights as owners. None of our guests have ever been challenged but if asked, your response should be “We are renting 4941 Arbor Ridge”. You may not have more than 4 persons at the pool at one time, and children must be supervised by an adult. Pool parties for larger groups are not permitted. (Video cameras are used at all times.)
You must be able to show the pool key at all times, while at the pool. The pool key is hanging near the front door of the townhouse.
Pool hours are generally 10am to 10pm except closed Monday mornings and at unpredictable times by the HOA for pool maintenance.
No Lifeguard is on duty, do not swim alone. Swim at your own risk. Call 911 for emergencies.
No balloons, alcohol, small toys, glass, animals, skateboards, bicycles, roller skates, diving, profanity, climbing, running, jumping, horseplay, pushing, loud music, yelling or approaching the waterfall.
You must bring pool chairs from the townhouse outdoor closet, there are no chairs provided at the pool for health reasons.
By entering the pool, you assume risk of exposure to COVID19 and other infectious diseases, and responsibility for cleaning your hands and wearing masks when indicated.
Do not use the pool if anyone in your household has been sick or exposed to someone that has been sick or tested positive in the last 2 weeks.
Use hand sanitizer when entering and exiting the pool.
Maintain 6 feet between other people. Inside and outside of the pool.
