La Maison du Port // LLA Selections by Location lac Annecy

Wonderfull and modern 4 bedroom house, located near the lake in a very quiet surrounding.

The house is tastefully decorated and offers a gas chimney in the spacious living room.
1240 sqf separated in 2 levels, can welcome up to 8 people in the 4 different bedrooms.
Two different bathrooms, one is equipped with a bathtub and the second with a shower.

The 800 sq.m landscaped garden is enclosed and surrounds the house. The house disposes an joint garage. This house is located next to the Maison du PORT II also meant for holiday rental. Both properties can be rent at the same time for a total capacity of 16 persons.

It is situated only 650f away from the lake annecy and 1.300f from the village center . The cycling path which goes around the lake is only a few feet away.

La Maison du Port is composed as follows:

Garden floor:
- Spacious living room with TV lounge area (connected TV, Netflix, Youtube...), gas fireplace and dining area that can accommodate 8 people. The whole being opened on the terrace and the garden by large glass openings thus offering much light. Direct access to the wooden terrace, with a superb exterior with pleasant garden furniture and plancha. Very nice view of the mountains, sunshine ++.
- American kitchen fully equipped (fridge, freezer, coffee machine, kettle, toaster ...) Back kitchen equipped with a laundry room (washing machine)
- Separate WC

On the first floor :
- 3 double bedrooms equipped with bed 160x200cm of which one room with balcony
- 1 bedroom with 2 single beds (80x200cm) that can be joined together
- 2 bathrooms with shower and sink + bathtub in one of the bathrooms.

About Saint-Jorioz...

The village of Saint-Jorioz benefits from a privileged location on the shores of Lake Annecy: crossed by the cycle track, it stretches out over the heights to the beginnings of the Bauges massif.

It is certainly because of this much appreciated situation that it is the most populated village on the shores of the lake benefiting from a good amount of sunshine but also from all the shops and useful services: supermarkets, banks, restaurants, pharmacies, bakeries, caterers without forgetting the medical and para-medical professions in large numbers.

There are many activities on offer both in winter and summer: sailing, tennis, rollerblading, badminton, beach tennis, hiking, cycling..., but also a sports centre with balneotherapy with ultra-recent equipment....

In winter the ski resorts of La Clusaz du Grand-Bornand are 40mns away. The family resort of Le Semnoz is only 20mns away.

A village in perpetual change where it is obviously good to live and stay.

Nearby, many activities can be practiced:

In summer:

- Cycling (the cycle track around the lake is about 1km away)
- Hiking (departure of many hikes from the house)
- sailing, pedal boats, kayaking, canoeing, stand-up paddle, water-skiing (we will be happy to put you in touch with our local partners)
- paragliding
- the walks of medium mountains from the Sambuy (30mns) or the Semnoz (20mns)
- summer tobogganing from the Semnoz station
- an adventure park in Talloires (20mns) or Tamié (35mns)

In Winter:

- cross-country skiing, downhill skiing or tobogganing from the family resort of Semnoz (20mns), possibility to rent equipment from our partner in Sevrier (5mns)
- cross-country or downhill skiing can also be practised in La Clusaz or Le Grand Bornand (35-40mns); Les Saisies (40mns), Les 3 Vallées (about 1 hour).
- snowshoe walks from Semnoz

Bel environnement et au calme
Belle maison bien agencée , belle vaiselle, , prévoir verres plus basiques pour les enfants. Indiquer la présence d'une machine Nespresso ( seule la présence d'une cafetière était indiquée). Avoir la jouissance du garage pour y entreposer paddle et kayak...) Attention: l'annonce indique à 200m du lac alors que c'est à 400 voire 500m ! Pelouse non tondue à notre arrivée. Très bon accueil et disponibilité côté conciergerie. Nous étions 8 au total et avons passé un très agréable sejour dans cet maison proche du Lac.
