Detached stone built provincial villa with a private heated swimming pool with a garden and plenty of parking spaces. The village shopping area is 1.2 km walking distance.There are numerous restaurants a,banks and a large supermarket.A superb 1970's stone-built provincial style, Automatic Front gate, wheelchair friendly, Villa in a tranquil private estate on a 1650 meter plot. 314 sq.m accommodation is provided over three floors, of which two floors each benefiting from its own kitchen and lounge. Eight bedrooms are fully air-conditioned and sleep, 16 people. Additional 2 people can sleep on a king-size sofa bed. There are Six bathrooms five are en-suite. Visit our website to see the floor plans and see 80 photos Surrounded by mature secure gardens, the Villa boasts a magnificent heated ( using heat pump which requires 17 degree outside temperature to heat the pool)and fenced(removable)swimming pool with outdoor shower and toilet facility. Charming summer kitchen with built-in BBQ. A Boule court offers leisurely entertainment for the whole family. Play Golf, Cycle, Jog or Walk in woods nearby. The adventurous try Canyoning, Horse riding. Nice Airport, Biot, Cannes, Antibes, Mougins, St.Paul DE Vance, can be reached within about 20 mins. Monaco and the Italian border is about 45 mins drive. The Auto route A 8 is easily accessible to travel East-West of Riviera. Local Village is 1.5 km away with fully comprehensive shops. Recently refurbished large supermarket InterMarche is ideal for fresh meat, fish, and general grocery shopping with plenty of indoor and outdoor parking. The village has a very nice vegetable and deli shops as well as freshly made Sushi food. Cafe for a quiet drink or a meal. The Italian border is only one hour's drive and exciting Monaco with its fabulous Casino can be reached in 40 minutes. We regularly book early and use Easy Jet to fly from Gatwick to Nice at very reasonable flight costs. To enjoy a memorable holiday in one of the world's best areas. The Villa is located in a private estate in an elevated position to give good mountain views. Lovely villa in a convenient location
This is a lovely villa - perfect for our extended family of 17 - 8 adults and 9 children age range 1 to 9. It is air conditioned, clean and spacious - split into two separate apartments with upstairs access from the outside but in reality it felt like one whole villa and wasn’t a problem at all for us. All bed linen is provided and was clean. The garden is well kept with plenty of shaded areas and a bbq. The pool is a good size with a very deep end but also a shallow entrance. It was refreshing but not too cold and it was reassuringly safe with netting surrounding it. There were plenty of floats, blow ups, a tent etc - Also plenty of towels are provided so you don’t need to take your own. The villa is set in a great location but a car is needed. Even the local supermarket which was huge isn’t really walkable with heavy bags. Plenty of plates and cutlery provided but lacks mops, dish clothes, tea towels, dustpan and brush. The cleaners come in after your visit and do a thorough job but it would have been nice to keep it clean on a daily basis. We bought a few items and left them for others. Overall we had a fantastic time - the villa is set in a peaceful secluded area where we felt safe and private. Nothing to dislike.

This lovely villa is situated on a pretty area with supermarket, pharmacy , bank, cinema all in the village. The villa is well supplied with kitchen and household . The only thing I would say is the ground and first floor bedrooms and bathrooms could be updated. For the rest it is a lovely villa

Week in Roquefort-Les-Pins
We had a great week in Roquefort-Les Pins. The house had plenty of room for our party of 7 adults and 7 children. You can walk to the Intermarche, a boulangerie, and also hiking trails. It is an upscale suburban area with other villas nearby. Our group spent most of our time outside in the pool or visiting lovely towns nearby. Definitely recommend going to Valbonne, Mougins and St. Paul de Vence for day trips. Our reception upon arrival was a bit scattered. We needed to call to tell them we were waiting to check in and the cleaning staff was still there for about an hour and a half after we arrived. That being said, Grigoris answered all of our questions and was very helpful throughout the week as questions arose and when the pool needed cleaning. The house was very spacious and having the separate floors and exterior entrance upstairs worked fine for our group. We very much appreciated having air conditioning that worked really well in each bedroom and in the kitchen/main floor. It's important to note that the top floor has slanted ceilings in two of the rooms and some of us hit our heads on the beams. The interior of the house was clean, but could use some updates (curtains over all windows, make sure all doors can shut properly, etc.) and the kitchen could benefit from an update or in the meantime getting rid of duplicate cookware to create a less cluttered kitchen. Overall, we had a lovely week with our group and enjoyed the location, pool and having AC.

Great house for large family
This is an ideal house for a large family / group. Good location, nearby infrastructure with food shops, park for jogging, etc. This was the second time we stayed at this property and we had a great time both this time as well as the previous time we were here.

Very good location and pleasant villa. Very disappointed by attitude of property manager that offered no help when the villa lost access to internet. Out of our two weeks stay we had access to internet for only 5 days due to cable problems in the area. While the problem is not the result of the villa, management did not offer any solution allowing us to have access to internet such as 4G box that where offered by providers to affected clients. Among our guests we had doctors and business men who had to use their roaming system to stay in contact. Villa management did not even showed up on the last day of our stay. Total disregard to its guets . Very poor management interest towards its guests.

Excellent location and accommodation for a large group. Owner responded to queries promptly. The address and managers contact details were not received until just prior to start of holiday which was probably due to VRBO procedures but required chasing.

Great villa with outstanding pool area
We were several families staying at the villa, we all loved our stay here. The outdoor space is the highlight of the villa, great size pool and plenty of seating areas. The location is good; 30 min from Nice and Antibes. The local supermarket had everything you need. Would recommend this villa. Thank you Mani

The property is in a quiet residential area close to shops cafes, restaurants and bars. Peperoni restaurant recommended. The heated pool was wonderful couldn’t keep my grandson out. Beautiful places to visit in close proximity the lovely antibes and Valbonne Friday market being my favourite. The garden is secure as we had 4 dogs we needed security. Local vet in Roquefort very good for repatriation appointments they speak excellent English. Outside eating area superb. There was 10 of us plus one child and 4 dogs. Only downside is that u can’t access the upper floors from inside so we lost a bit of our socialising time but we knew that when we booked and sometimes it’s nice to escape each other. The property and the area met and in some cases exceeded our expectations

Great family holiday.
Lovely spacious villa well located for lots of day trips - Cannes, Antibes, Gourdon. Valbonne is so close and such a lovely village. We visited with 17 members of the family and there was lots to keep everyone occupied.

Wonderful villa in gorgeous location
We had a fabulous time with 2 families of 11 people (5 adults, 6 children aged from 9-13) for 2 weeks. The setup of the villa allows separation of the two groups when wanted, but also a full mingling and coming together as well. Great amenities, great owner and great house manager as well. And of course the weather and location are incomparable!

A beautiful location
We really enjoyed our stay at the villa, it is so peaceful there and so pretty. The grounds were lovely and the children loved playing games on the lawns, as well as swimming in the warm heated pool! There was plenty of everything in the kitchen for our meals and the outdoor bbq area accommodated all of us comfortably. Thank you Mani and Valerie. We recommend the Friday Valbonne market, it was so varied and so big! We also ate a wonderful meal at Le Bois Dore restaurant. We hope to visit the south of France again soon :)

Special birthday celebration in Nice!
My family and friends had a relaxing stay at the villa. The grounds and pool are beautiful and picturesque. The small towns surrounding the villa is so charming; we traveled to eight towns, including the beaches of St. Maxim and St. Tropez, and Monaco. Our trip recharged our spirit for adventure, and formed a stronger bond with our loved ones. Mani, the owner is a wonderful, sweet man who is extremely responsive and helpful. Valerie, the manager of the villa was also very helpful with suggestions of what to do, where to go, and where to eat! We would love to return again to this area, this villa and continue our adventure!

Spacious, clean and amazing pool!
We have recently returned from a large family holiday (9 adults and 6 children) at Mani's villa - we had an amazing stay! It is a great spot for exploring so highly recommend hiring a car to visit the nearby towns of Valbonne, Mougins, St Paul de Vence etc.The pool was fantastic and everyone enjoyed it - the added benefit of the safety fence was reassuring (kids ranging from 1 - 5 years old). You are 15 mins drive from Bois de Lutins, an adventure playground for kids - highly recommend trainers and taking a picnic as queues are busy, but a good morning out and reasonable (16 euros for adults and 8 for children 4 and under). Valerie was super helpful and very happy to answer any questions you had. Wi-fi was good - every now and again it jumped off but very easy to reset the box. Only part that was a little unclear was the room set up - as there were a number of families staying working out rooms was tricky as the ground floor was inaccessible from the upper floor(s) so socialising in the evening was a little tricky. I would highly recommend taking a monitor for younger kids. Overall, a lovely stay - thank you Mani!

Our family and friends loved the villa. We celebrated our daughter's birthday. The villa has every thing we could wish for. The younger children had lots of entertainment. Equestrian center, Labyrinth, Tennis courts, Golf courses are all nearby. All the famous places are within half an hour drive including the Nice airport. Mini family reunion!
We hosted a family get-together for 10 adults and 3 children for a week in paradise! The villa was clean, well equipped and in an excellent location. Trips to Venice, Cannes, Nice, Monaco and even a day trip to San Remo, Italy were all easy commutes. If you stayed at the villa for the day the pool area, table tennis and Pétanque were great fun, and outside cooking and eating areas were lovely. Mani was great to deal with and took the stress out of making reservations from so far away (Canada). We would give the villa a 5 Star Plus. We couldn't have asked for more, and hope to be able to return one day.

Perfect holiday home!
We loved this villa and it was perfect for our stay! We were a large group of friends on holiday for a wedding. The house is large and there was plenty of space to relax as well as eat together. Mani was incredibly helpful and met all of our needs and we would definitely return. The only thing was that the house is 2 separate apartments so if you stay upstairs you have to be vigilant with keeping the keys on you/ remembering where they are! Saying that, the area felt very safe!

Golden wedding celebration
There's so many good things to say about this lovely holiday destination for large family or friends groups. Terrific location 20 minutes drive from Nice airport makes things easy for taking/fetching. Lovely Valbonne is just down the road for markets and eating out. The villa is in a quiet residential area, but the village of RLP has a well stocked Intermarche and is just down the road. The sea and mountains are equally accessible in under half an hour, and there are wooded tracks round the corner for running and walking. The house itself wraps around you with comfort and convenience. The beds are really comfortable and every room has air conditioning. The showers are modern and never run out of hot water, even when 16 people all decide to shower before supper! The safety features of electronic gate, and pool screens are invaluable with tiny children. The pool is wonderful..warm and plenty big enough for day- long play for active teenagers, parents and toddlers. There were plenty of sitting areas both inside and out so people could find quiet and shade if they wished. This house benefits from not being near a river and is in an elevated position so it is bright and airy, and keeps the sunshine in gardens and pool area right up to sunset. We still got bites though until we burned repellents when we ate outside, and used plugged in ones in the bedrooms, and that sorted it. The house is very well equipped for large parties, with plenty of large serving dishes, pans, glasses etc. There is a large American style fridge with water and ice dispenser, plus another fridge. The Sky TV and Internet was another bonus to our teenage family members especially! There were 17 in our group, including a toddler in a cot, and our ages ranged from 1-76 yearsI I did a lot of research to find a suitable venue for our special family celebration, and this lovely villa and the personal care of the owners and housekeeper provided everything we had wanted and more. Thank you so much Mani, Marian and Valerie.

Fantastic property at a good location
We were a total of 13 people and 3 generations in the villa for a week. This was a wonderful experience. The villa is well equipped and (almost) everything works. It has all that is needed for relaxing vacation, even toys for the swimming pool. The children and some of the adults too, spent hours in the pool. The weather was fantastic and all our meals were served outdoor. The service provided by Valerie was superior, she told us everything that was needed for our stay. Also the information received in advance is very informative. The rooms and the whole property was clean. The villa is only a couple of minutes away from shopping centre and restaurants, in addition the small villages within 10 minutes driving distance provide a good selection. During our stay people visited Valbonne, Grasse, Vence, Gourdon, Marineland in Antibes, Bois des Lutins. All are places that can be recommended. We will definitelu recommend this place to friends.

Fabulously spacious and well laid out villa
Mani and Marion’s villa is wonderful. I stayed at the villa along with 9 friends as part of my birthday celebrations. It was everything I’d hoped it would be and more; a spacious and relaxing villa with a fabulous outdoor entertaining area. It was an easy commute from Nice airport (20 minutes) and close to a supermarket etc. I spoke to Mani on the phone and by email prior to our arrival and everything ran smoothly, helped by Valerie who greeted us at the start and bid us farewell at the end. We spoke to Valerie on a couple of occasions during the trip and she was always willing to answer any questions and offer suggestions. I have every confidence in recommending the villa to anyone who is looking for a spacious, beautiful and welcoming space to bring people together. We had a great time.
