Your Prestigious Penthouse at the Spanish Steps

Bautiful apartment in a magnificent and monumental palazzo in Via del Babuino (the best venue for smartest shopping in Rome), steps away from the Spanish steps and the Egyptian obelisk in Piazza del Popolo.
High taste solutions in decoration magnify dramatically the cathedral roofed (up to 30 feet high) two levels penthouse flat (more than 90 sq meters large), with modern comfort nicely mixed to family old collection furniture. There are two very charming bedrooms and perfectly fitted en suite-bathrooms. Moreover, there are a theatrical lounge salon with antique marble fireplace with an elegant sitting area, an equipped kitchen and a refined library.
A large and perfectly fitted terrace overlooks the roofs of Rome for a wonderful view of Trinità dei Monti church, the Medici's villa and the pine grove of Villa Borghese.

Perfect stay in Rome!
Our family of 4 stayed here and we absolutely loved it. The patio was lovely and the host was there to greet us. He was easily reachable when we had questions. The location is perfect and great for walking. 5 flights of steps up, but worth the climb!!

Great location/ could use some updates
The location is amazing. Quick walk to many wonderful places to dine! We walked almost everywhere except the Vatican. Its is a charming apartment for a short stay. The towels and sheets need to be replaced desperately. The shower leaks upstairs and towels had to be used to soak up leaking. The downstairs bathroom never had hot water. The apartment would be 5 stars with updated bathrooms and linens! Easy to fix! otherwise its lovely.

Excellent location, apartment needs some updates
The location of this apartment is one if its best features. It is located a few minutes walk from Piazza Di Poppolo, Borghese park and a short walk to the Spanish steps and the main shopping streets. There are endless places to stroll to down the many side streets and smaller piazzas. Around every corner one can find a charming restaurant or small shop with items local to Rome. The main shopping streets, Babuino and Corso have the highest of high end shopping along with more reasonable stores. In the evening the streets fill with Roman families out for a stroll before their meal. The apartment is located in a lovely building with a charming courtyard. The apartment itself is large with a nice outdoor deck. It is on the fifth floor and no elevator so be prepared. Not an issue once you get your bags up to the apartment the first time. The bathrooms need updating. They aren’t terrible but probably the least admirable features of the apartment. The beds are comfortable though the sheets could be replaced with newer ones. Overall, it is a charming place with lots of Italian touches. A few tweaks and this would be a fabulous place because of the location. The apartment is a ‘B’. The location is an ‘A+’.

September on the beautiful terrace!
My wife and I stayed at 51 Via Babuino for a three and a half weeks stay(September 6, 2022 through October 1, 2022). We were extremely pleased with the property and the professionalism of the host and building staff throughout our stay. We arrived from NYC after flying overnight and were met in the courtyard by the building attendant who kindly insisted on helping us carry our bags upstairs. Our landlord (Aldo) greeted us and showed us the property. A second building attendant brought us a welcoming appertivo and bottle of northern Italian sparkling wine. We appreciated the warm gesture. Aldo is very proud of his property and the city of Rome and emailed us dining, touring and drinking suggestions that were not found in the common guidebooks, etc. Aldo kindly let us know to contact him if we needed any administrative assistance during our visit. We took him up on his offer and he arranged a driver for a trip to a vineyard and for a friend’s trip to the airport. Because our stay was long we requested to have the apartment cleaned each week. The cleaning, which included a change of sheets and towels, occurred exactly as scheduled and was excellently done. The property is beautiful. Via Babuino is a very elegant street that runs from Piazza Del Poppolo to Piazza Espagna. The courtyard and stairway are beautiful. The apartment is on the top floor (requiring a walk up four flights). The apartment consists of a main floor (kitchen, dining area, bedroom with bathroom), a second floor (open loft with bedroom, reading area and bathroom). The highlight of the property for us was the roof deck that has partial views Villa Medici. We enjoyed many meals and night caps on the roof deck. In reference to other recent reviews, the furniture is not new or the most comfortable but we found it fitting (expected) for the historic charming property. We did not encounter any water leaks so it appears any prior issue has been resolved.

Nice Stay close to the Spanish Steps
We stayed for 3 nights in this beautiful palazzo in early July. The owner was delightful to work with and the property manager (wonderwheretostay) was really easy to get in touch with by email in advance of our trip. All the payments were done in advance. Nothing was due in cash as maybe some of the previous reviews mentioned. They helped us book transfers to and from the airport, which was helpful when there was an unexpected 2 day taxi strike. The apartment itself looks mostly like the pictures. The patio is large but does not have the table and flowers shown in the picture. It was nice and quiet out there. The red couch and the two blue chairs are very tired and sink in when you sit on them to the point where you can feel the frame. You'll need to have your own toiletries as well. The beds were really great. And the AC worked well during the hot days. We enjoyed the location. It is a quick walk up the street to the taxi stand or over to the metro station. The Spanish Steps are just down the street. Two nearby restaurants were fantastic - Edy and Babette. The owner is really kind and offered a lot of great information on the area including things to do and places to eat. He lives onsite in another part of the large palazzo. I believe he said his family has been living there for over 250 years! The apartment has some of the old family furnishings and art work. Really nice. It is important to know he is not associated with wonderwheretostay. I did not realize that and we had a slight mixup about our return car to the airport. Not to worry - wonderwheretostay was excellent! This was our 4th trip to Rome. I think my favorite area is still the Camp di Fiori, but this was a delightful and quiet place to stay that I would recommend to others.

Perfect location
Stayed here with my brother and sister-in-law for a few nights. We loved the location. The property owner was very nice and welcoming when I got there, and he gave great recommendations on where to eat, sightsee, etc. The only issue was the upstairs bathroom. The shower and toilet both leaked water onto the floor. Unfortunately, the issue wasn’t tended to until after we left. I’d stay here again if they fixed the plumbing issue.

Canadian Family Italian Vacation, Summer 2019
We were traveling through Italy and stayed in Rome for 6 days. The loft was beautiful and the terrace was nice. We did have some problems before we got to Rome with some confusion over paying cash for taxes etc, even though we paid half of the balance already and the other half would come off the credit card on check in day. There are a lot of stairs which we managed ok, if you struggle with stairs it would be a difficult hike. The only real issues were the "consumables" (dishwasher soap- only 3 pods, toilet paper- 4 small rolls, laundry soap- maybe enough for one load, trash bags- 3 or 4) were pretty scarce for a family of 4 staying for a week. Maybe this is normal for Europe? We have never had this problem staying in North America. We ended up buying our own stuff and taking it with us when we left. Over all it was good.

Wonderful Location!
The condo is beautiful and comfortable. We loved sitting on the terrace for drinks and breakfast. Climbing the steps with luggage to the top floor of the building is not for everyone but our host helped! Only complaint I would give is that the patio outside kitchen was a long step down (could easily add a step there) and there were ladders and other stuff cluttering it.

We can summarize this property in one word...WOW! The location was great, the apartment spacious and beautiful, and the owner helpful, cordial and friendly. We loved our stay and were so sad to leave. Even the tween and teen loved it. We didn't even mind the 109 steps up - the view was interesting throughout most of the climb (though this may be an issue for young children or people with physical impairments). Book this place - you will LOVE your stay here. We hope to come back soon.

Whatever you do, don't offend the owner!
Short story: loved the property, views, location and all the amenities. But no hot water the first day/night (arrgh) and shower leaked all over the upper bathroom floor. Great referrals for local dining and shops. Well stocked refrigerator. Wonderful patio. However, I have NEVER been treated so rudely by an owner - or anyone for that matter - over a minor delay. Backstory: Our flight was delayed by 30 MIN. Owner + prop mgr were made aware of our flight arrival time, and subsequent delay. I had been communicating solely with the (wonderful) prop mgr/email team in advance of our stay but wasn't aware we needed to be in such close touch with actual owner. I wasn't able to text when we actually left the airport for our drive to the unit. Arrived 30 min late (but 30 min ahead of 3pm published check-in time), and was met with rude, angry tirade by owner over the phone saying "how disrespectful" of us, they "weren't a hotel and not able to check us in just anytime we pleased", now they "had to come all the way across town to let us in", how could we be so thoughtless, now we just had to wait for a housekeeper... ALL THE WHILE we were only a half hour off schedule. AND ALL THE WHILE the owner was on-site (on floor 4) and i believe was simply waiting for his son to arrive to help with our luggage. The son later showed up and offered to carry only a backpack. I apologized sincerely. We were perfectly prepared to carry our luggage up 5 flights of stairs - as we had read all the previous reviews. We were made to feel like the worst renters in history, somehow creating an an international incident. I understand he wanted to make a good impression by helping us with our luggage and we had missed his son's available window by 10 minutes. But really? All that anger? A customer should NEVER be treated the way we were treated. Also, no hot water the first day or night, and the upper shower leaked from under the pan all across the floor each time it was used. We notified owner and he said the hot water could be fixed the next day (it was) but they just brought more bath mats for the water leak. A horrible start to an otherwise wonderful visit in Rome. All the other Romanos of Roma were delightful. Read carefully the descriptions of the internal stairway, as it may not be for everyone. It was fine for us.

Perfect place, perfect location!
This property is amazing!! Everything was perfect, the owner arranged transportation from the airport to the apartment, had two people meet us to carry our bags up the 108 steps to our apartment (yes we counted the steps)! The apartment had everything you need for a very comfortable stay. The owner even had a few things in the refrigerator (milk, sodas, Preseco, fruit) to welcome us. He also recommended a few restaurants nearby that were amazing!!! A couple little markets were a block away for most anything you need while staying. The terrace was the perfect place to relax and drink wine, the views from there were amazing! The location of the property is wonderful, near the Spanish Steps, Villa Borghese, and the Trevi Fountain. Also blocks away from the Metro train so getting anywhere in Rome was easy. The apartment had all the amenities of a 5 star hotel, bathrooms had hair dryers, bath products, great towels! The beds were comfortable with very nice linens. Overall we loved this place!! Loved everything about staying here, even getting the great exercise of walking up the stairs, which were very shallow stairs making it much easier than normal stairs! Very worth the climb to stay in this magnificent gem of an apartment!! Would recommend staying here to anyone and would stay again if given the chance! Loved it!!!

Wonderful, well located Rome apartment
We were welcomed to Rome by Mr. Aldo in a beautifully renovated apartment, with a terrace in which we enjoyed breakfast in the morning and an aperitif in the early evening. We enjoyed our stay very much (the apartment is in the heart of an upscale shopping area, but with several food markets and specialty stores, if you want to eat in), near to the Spanish steps and the Villa Borghese, and park). The apartment accommodated the two of us, and our two children very comfortably. Our only caution is that it is a walk-up 3 or 4 flights of stairs, so you need to be in decent health/shape to access the apartment, as well as one of the beds in the loft area (not for those with vertigo).

Best area of Rome
My wife & I stayed here for a few days in May and very much enjoyed the location and the apartment with two minor issues which is why we did not give it the 5 star rating. The wifi was hit & miss which was pretty frustrating and the shower water pressure was limited to just a trickle. We were met upon arrival, shown the apartment and given some great restaurant suggestions. Although we missed not having a lift for the five flights of stairs the apartment worked well for us. Highlights are definitely the location offering all major sites within walking distance, the courtyard which was perfect to safely & securly park the scooter we rented and the terrace with wonderful sun rises and sun sets.

Fabulous location; great apartment
The photos of the apartment are very accurate. It has a wonderful patio area that looks out on the Borghese Gardens. The upstairs overlooks the living area downstairs and has its own bathroom with toilet, sink, and shower. The downstairs bedroom has a separate bathroom with tub/shower, toilet and sink. The kitchen area is small, but has enough space for two to prepare a meal. The owner was helpful and provided good recommendations for restaurants, grocery shopping, etc. There is a healthy climb up to the apartment, so you will not want to overpack before your journey. The location cannot be beat. It is halfway up Via del Babuino, between the Spanish Steps and Via del Popolo. We walked to most of our destinations. And, at the end of the day, the apartment provided a bright and cheery resting place upon our return. Those with a fear of heights may not like the upstairs on this apartment. The barrier between the edge of the upstairs and the open area downstairs—as shown in the photos—is clear. And the steps going up are boards projecting from the wall so that you can see through the steps. I was not bothered by these features, but someone with a fear of heights will want to study the photos carefully. This was certainly at least one of my favorite places I have ever stayed, if not my absolute favorite. I highly recommend it.

Beautiful apartment in an incredible area!
This apartment was awesome for our family of four. The location was incredible ... close to the Spanish steps, incredible shopping and Piazza del Polpolo. Our boys loved the loft and we all enjoyed spending time on the roof top patio. The host was very helpful and provided restaurant recommendations, grocey store directions and arranged for help with our carrying our luggage up to the apartment. (Note, there are about five flights of stairs and no elevator). Highly recommend this property!

Charm and sophistication in the historic district
What a beautiful way to see the Eternal City in a gorgeous apartment in the midst of the historic district. The apartment sits within short walking distance of the Spanish Steps, numerous stores and restaurants and the Pizza del Popolo. The owner could not have been more accommodating. He also helped arrange transport to and from the airport. His sons met us downstairs and helped us take our luggage upstairs to the apartment, which sits on top floor is the building from the 16th century. The apartment itself has been recently remodeled. We loved having outside space to see the rooftops of Rome both in the daytime and night. We also hired a private driver to see the best of Rome in half a day, which made our two-day stay most efficient and enjoyable. I would return to this apartment again in a heartbeat!

Incredible stay, loved every minute of it.
Just returned home after a lovely 3-day stay. Let me say, the flat is just as lovely in person as it is in the pictures. Our travels landed us in Rome a couple hours before check-in, and the owners were nice enough to let us come early and drop our bags off. They even came down to help us upstairs with all of our luggage. He gave us a tour of all of the amenities, and showed us how to work everything. The fridge was even lightly stocked with essentials like prosecco, and milk. The location was perfect, in that it was centrally located but still far enough removed from the busier parts of the city to be somewhat quiet. Our favorite neighborhood find was a small restaurant called Antica Osteria Brunetti, delicious dinner and reasonable prices. All-in-all, a great stay. Will definitely be recommending it to friends and family.
