Great Bread and Breakfast.
Great place to stay. Helpful staff. Location was directly across the street from Vatican City wall, and access to Vatican City entrance was just a 20 minute walk away. Restaurants within walking distance, as well as grocery store. Missed not having a microwave or small fridge option though, as it seems they expect guests to meals (other than breakfast) out in restaurants. Otherwise, a very enjoyable place to stay. Am planning on staying there again on my next visit to Vatican City.

A 25 Minute Walk to the Main entrance of Vatican
Be prepared to use stairs, if you are on the 3rd floor and to share bathroom. We had to wait outside for a while. Staff don't start till 8:00. I was told it was only 8 minute walk to the Vatican. Darlene was very nice and professional.

B&B opposite Vatican Gardens
Breakfast is prepared in the narrow corridor and served in your room or the garden. Place is good for an undemanding couple who are more interested in sightseeing than resting in a hotel. There is an excellent gelateria half way between B&B and Metro.

One member of staff knew what they were doing
Lets start with the positives - the location is great. However I cannot recommend this hotel. Despite notifying the hotel when I was arriving (they contacted to ask me), when I arrived there was no one to check us in (at 2pm). The phone numbers listed on the gate were disconnected, except for one. Stranded outside we ended up in the garden of the proprietor for the building and eventually someone vaguely connected to the building let us in. This person apparently did not work for the hotel but had access to keys and took our money, without providing any receipt. On returning to the hotel, we went to the gate for 'Vatican Garden House' and could not gain access to the building. Again we phoned the number that worked, only to be told that the member of staff would 'try' to get to us in 20 minutes. When she arrived she treated us like idiots for going through the wrong door (which could have easily been resolved over the phone).The following morning we were expecting breakfast which never arrived. It was only by being opportunistic that we were able to find the helpful morning member of staff who apologised profusely and made us a special breakfast, she also agreed to accommodate us by preparing breakfast earlier for our day of departure so we could eat before leaving. So if you like hanging around next to a wall for over an hour and spending money on international calls then this is the place for you. However I will be going elsewhere when I next return to Rome

Hilly location, bit grimy
Well, its a budget hotel, so go with lower expectations. It seems a bit like a converted apartment, there's some shared facilities, so be careful to book ensuite. Quite modern but a bit tired and mould in the shower, cleaning cloth just left in the middle of the table, suspicious stains on scatter cushions.... Bed very comfy and a good base for the Vatican, however quite a walk from everything else. Its on a hill and you have to walk up and round the walls to find it. Lots of stories about not being able to get in as no 24 hr reception, but they did stay and wait for me so I was lucky..another man was complaining at me about being charged for a night when he couldn't get in, I explained I didn't work there. Also there isn't a dining room and it was cold... Breakfast is not really worth having there, save your money and have breakfast out, there are many options, you're in Rome. It was ok for a couple of nights, and when we worked out the metro, but wouldn't go back there. Try and stay nearer the train station would be my advice unless you like hills!

BASIC BUT GREAT VALUE
It is a great location. The Vatican is right there. The people really look after you well. It is like a dorm room with white IKEA type furniture. Tv did not work. Could use a mirror in the room and a little night table. It is a shared bathroom but it was clean and a good size. It is safe. It was a single room so was fine for a 2 night stay. Room was in good condition and clean.

The B&B was lovely, and the staff was very friendly, and our stay enjoyable. The room was spacious and the pictures online do not do it justice. However, the shower was a problem, backing-up, while the curtain clings to you, which was a bit annoying. Though having the Vatican across the road made up for it! The location of this B&B was the best as everything was in walking distance, the metro, grocery stores, restaurants, and shops.

The guest house is near to vatican city. The furnishing of the room is very modern. It is also spacious which makes it more comfortable for the stay. However, we are not use to the lock of the wooden door and spent an hour trying to open the door as there is no one in the house. Do find out the way to unlock the door before heading out. There is no reception at the guest house. They emailed us to check with us what time we would arrive so that they could wait for us at the house. Polite and good service.

Good place to stay
The room and bathroom were very clean and very modern. Breakfast was delivered to the room (croissants, juice and coffee). The location is almost silent, being next to the walls of the Vatican. About 10/15 minute walk to restaurants and the entrance to St Peter's and the Vatican Museums. 10 minute walk from Cipro metro and 20 minute walk to St Pietro train station - we got the train from the airport to that station. Ricardo and David were very polite and helpful. This is an apartment. The owners allowed us to leave our luggage at the apartment on our last day as we had a late flight and didn't want to have to drag our case around Rome. They charged 10 Euros for this - in my view, worth it given the alternative. I would stay here again.

Don"t go here, not worth it....
We arrived at 6;45 in the evening, there was no one there to let us in. Our phones would not work there, had to ask neighbors to call,to get someone to let us in. The room is dusty,dirt & hair under the bed, T V didn't work the first night, A C didn't work the second day..The bathroom cup, for drinking, was metal and filthy ,we wiped everything down with "Lysol"to be safe...Please don't go there,they just want you money.....

Vatican Garden House Experience
Disappointing. On arrival at the hotel, the gate and the door were closed. I saw my name written on a piece of paper posted on the wall outside the gate - with instruction to call the mobile of the hotel staff who would let us in to the hotel. This is not very convenient at all. Luckily, a domestic staff came out of the hotel and assisted us to get in. Only then I knew that the receptionist hops from one hotel to another. We dealt with three different receptionists during our entire stay. Even the domestic staff works there only from 0800 hours to serve breakfast and leaves around 1500 hours.

An enjoyable stay
Recently stayed at the Vatican Garden house for 3 nights. The room was adorable and very clean. The staff was very helpful. The bathroom was outside the room which we shared with another set of guests. This posed a slight issue in the morning when we were trying to get ready for some sightseeing. The breakfast was served to us in the room between 8 and 9:30 a.m. During two of the three mornings we left for sightseeing before the breakfast was available which was a slight bummer because the breakfast was delicious! The staff was very helpful. We did have pay an additional city tax in cash upon arrival. I would stay here again! It was very convenient for our morning at the Vatican museum, and it was a convenient metro ride which we took to the colloseum another morning.

Great Find
Rome is the strangest city when it comes to hotels. My wife and I have traveled to Rome 5 or 6 times in the past couple of years and have stayed all over the place. Let me assure you, there is absolutely no relationship between the amount of money that you spend and the quality of the hotel. In fact, the two nicest places that we have stayed are two of the least expensive! This was one of the nicest. The room was great. The price was a great deal. The only issues we had were you have to call ahead to arrange a time to pick up your key and our cell phones did not work because we are from the US. This posed an issue. Lastly, the location is a bit of a walk from the Vatican. If you think of the Vatican as a clock with the entrance at 6 this hotel is located around 2. And the walk is entirely up hill, or down depending on direction. My wife and I are quite athletic and doing this walk several times a day became a bit of a chore. If you are visiting the Vatican Museum this place is literally right around the corner.

Best B & B in Rome maybe Italy!
Great location - a few hundred meters (all downhill) from the Vatican Museum,St. Peter's Square, and church. Sometimes I hopped a taxi for 5 - 6 Euros for the long walk up the hill. There is a central bus depot at the bottom of the hill where you can get buses there for all over the city- Bus 81 will give you a wonderfulcity tour. Get a 1- 3 or 7 day bus pass. Also, at the bottom of the street -about 3 blocks away is a Metro stop. Paolo, the owner, was very accomodating. He found me a driver to the airport for 50 Euros (which was 25 less than I paid coming in from the airport). Joanna, the young woman who sets out the breakfast everyday and cleans the rooms, is a gem - sweet, polite, and appreciative of any tip you leave (I ususally give the equivalent of $1 or in this case 1 euro). She would leave me little notes thanking me profusely. Because I was leaving quite a bit earlier than the regular breakfast time she gave me a croissant the day before and a bowl of cereal and a cup of milk. All rooms have a refrigerator so the milk kept well. I also used it to store yogurt and other foods I had bought at a local store. There is a table and chairs in each room for eating. I stayed in 6 hotels or B & B's on my 3 week trip and this was the best.

The place was nice just make sure you call ahead to tell them what time you are there, get all the information like internest code , how you can get a hold if you need the owners, etc.. There is no one there that you can ask questions to the owners and the people who help out do not live there. The showers need to be fixed as the water was running out and we had to clean the floor. Internet sucked, when you did get on it would kick you off this needs to be fixed.. all im all was a pretty good place. would go back

Nice location, little breakfast
The hotel is in a great location and is comfortable with nice decor. It is listed as a bed and breakfast however it was a little lacking in that regard. We were told breakfast was available between 8-9:30. However, the person preparing breakfast was not always timely, one day arriving after 9. Breakfast is not a hot breakfast, but rather coffee and packaged cookies or breads. Check in time must be arranged in advance to ensure someone is available to greet you with keys (an email requests you advise of your check in time 24 hours in advance)--not always convenient with travel plans but we did not find this to be very problematic. Also, the establishment takes a credit card reservation and requests you pay with cash. You may pay with credit card (we found), but the establishment charges in euros, not dollars, so depending on the fluctuation of the exchange rate, you may not get the exact rate listed in your currency on Expedia when you pay in cash or credit at the time of check-in.

Las personas a quienes pedimos ayuda eran muy gent
No era nuestra espectativa ya que via internet no pone que no tiene baño privado, no tiene ascensor y es arriba la pieza para una persona mayor fundamental. El pin de la puerta se encuentra afuera y para salir de adentro no está al alcance para ver los números. Muchas veces tenía que pedir ayuda a los que pasaban por la calle para que nos ayude a abrir el portón.
