Everyone likes the Appio Latino neighborhood. It is central, served by the main subway line and with its typical stores and restaurants, green parks and relaxed atmosphere rich in history (catacombs from the first century A.D.) offers our guests a full immersion in Italian and Rome culture.

The house is spotlessly clean and welcoming. It can accomodate up five people.
A 15-square-meter sunny balcony, equipped with tables, chairs, deck chairs and awnings, will allow you to eat outside. This is one of the strengths of our house.

Our management is attentive and thorough, It is us (me, my wife and our children) who will welcome you into the house and tell you how to best enjoy your Roman experience. In front of the wall map of Rome, we will show you how to quickly reach every tourist attraction. The wall map will also become a very useful tool for you to plan your visits. If you want to know about typical restaurants for local people, we will point out the two or three best addresses for quality and price.

The subway station is around the block (three-minute walk or less).
It will be very easy to visit everything else in central Rome (Colosseum, Roman Forum, Pantheon, Piazza Navona, Spanish Steps, Trevi Fountain, Vatican City, Vatican Museum).

This is a gem of an apartment - comfortable, spacious, spotlessly clean and located in a bustling and lively area from which you get a real local’s experience. What a beautiful, spacious, and conveniently located apartment. Our family of 4 was very comfortable here for our one week stay in Rome. We have been renting vacation homes for years and this was by far our best experience to date. After booking, we received a comprehensive information package that covered so many helpful topics. The property owners were always readily available for any questions we had. Upon arrival, Andrea greeted us warmly and even gave us a tour of the neighborhood with recommendations. The apartment was spotless...everything was so clean it felt brand new. Fernando went out of his way to come by to meet us before our departure. Honestly can't say enough about how wonderful staying here was. Highly recommend! Grazie per tutto!!

I thoroughly enjoyed my stay in the Municipio VII property. I found this property online. Several photos were featured for it and they all accurately describe the apartment. The property is close to shops, restaurants, banks, cafes, grocery stores, and a nice park with walking trails. The apartment itself was modern, attractive, very clean, neat, and spacious. It was nice to have a balcony to step out on to check the weather. There were electric blinds on the outside of the windows which could be controlled from inside. The appliances were all easy to use and functioning. The sofa bed in the living room was easy to pull out. This room also had a door which made it a second bedroom. The owner provided everything a tourist might need and he could be contacted for any questions. There were plenty of towels in the bathroom. There was a map of Rome and its attractions, metro map, an area map, and Italy guide books. He made good suggestions as to how to get around the city and what tours would be best considering the length of my stay. He indicated where some good restaurants were located on the area map and reserved a taxi for me to return to the airport on my last day. This place is hard to beat.

Wonderful place to stay and Fernando is a great host!
This property is a wonderful place to stay while visiting Rome! The apartment is exactly what is pictured and very, very clean. During check in and when we ran into him while taking an evening stroll, Fernando shared useful information about the neighborhood and the city, making our vacation that much better. We stayed at Fernando s apartment for two weeks we were picked up at the airport by Fernando s driver that he arranged and for the trip back I highly recommend it the apartment was everything we hoped it would be super clean close to metro and bus stops which was great to get to all the sites you want to see steps away from restaurants and supermarkets 🍷 so if you want to stay in to eat. Another wonderful thing was when you were tired of all the crowds you were able to get away from it and relax in your apartment home away from home with amazing new memories of Italy ❤️

This apartment is immaculate and exactly as described in the details. Fernando is an excellent host, going above and beyond to make our stay in Rome a memorable one. The apartment is in an ideal location, being not too far from the centre of Rome and being accessible by bus and metro, made for easy planning and access for full days of sightseeing.

Great stay
My stay was all I expected and more. Check-in was easy. The apartment was spotless. Everything was in good working order and the beds comfortable for a good nights sleep after a long day of sightseeing in Rome. There was a nearby pastry shop with a wide selectionof breads and pastries. The Metro was just a few blocks away. Had the pleasure to meet Frenando and he gave recommendations for nearby restaurants and I enjoyed delicious meals. I would recommend this apartment for your stay in Rome whether for a few days or a longer stay. Thank you Fernando for an enjoyable stay on my first visit to Rome.

Nous avons loué l'appartement de Fernando pour séjour de 5 jours à Rome. Tout y était parfait. Nous avons été accueilli par Davide, le fils de Fernando. Il a su bien nous expliquer les environs, les transports en commun, les restos du coin ( la pizza chez Olio e farina est excellente) ainsi que ses recommandations pour les visites touristiques. L'appartement était extrêmement propre, bien meublé et nous avons utilisé la terrasse à plusieurs reprises. On s'y est senti comme chez nous dès notre arrivée. Je recommande fortement l'appartement de Fernando. Si jamais nous revenons à Rome et qu'il est disponible, nous y retournerons sûrement.

Perfect apartment
We had great communication right from the beginning. Fernado met us upon arrival to Rome apartment. This is in a cute, safe neighborhood and we were able to walk around freely. The train station was a close walk. We checked out a couple of recommendations of the market, restaurants and gelato. The place is completely remodeled and everything is in great working order and so clean. We used the bedroom and pull out sofa bed. Both were comfy. I would recommend this place!

Wonderful apartment and a gracious host
I was extremely satisfied with the apartment, the location and communication with the host. The apartment is located in a safe residential neighborhood that has great cafes, supermarkets and gelaterias. It is a 5 min walk to the metro and a sort metro ride to the city center. The apartment itself is beautiful, homey and very clean. The host made us feel welcomed and went out of his way to help us find an affordable and reliable ride to the Civitavecchia port. Thank you Fernando for such a great experience and letting us stay in your apartment! You are great host!

Superbe appartement!
Appartement bien équipé avec air climatisé très apprécié durant cette canicule:-). Tout près du métro et des bus, donc facile d’accès aux multiples points d’interêts de Rome ❤️. Quartier qui ne manque de rien ...la gélato y est délicieuse ! On a trouvé une piscine à 15 min de l’appart qui a fait le bonheur de mon fils de 10 ans! Excellent service avant et pendant notre séjour de Fernando et ses fils, merci pour tout. Si nous revenons à Rome nous retournerons chez vous, c’est certain ! Arrivederci !

I wish I could give more than 5 stars!!!
We are from the US and this was our first trip to Italy. Of course we were skeptical about how this was going down. (Paying some by card and the rest in Euro) I did some research and it's quite common. Nevertheless everything went amazing. So, we stayed 2 weeks. We arrived early in the morning and he allowed us to "come on in". Really, the lady still had 2 hours of cleaning. Fernando has this large binder in the room that has his personally favorite restaurants ranked 1-5, it has maps of local shops and markets and easy steps to find the Metro. (Use the Metro, it is safe and your friend) The apartment is beautiful, has all amenities you may need. The balcony/terrace is the full length of apartment. The smart tv is in living room, and has very comfy fold out queen size sofa. He has this large map on the wall that really has to be stared at for hours. He has marked it with many sights. Washing machine, drying rack, hair dryer,ice trays(I added another one to the freezer) beautiful shower, all windows will open and there are also electric black out shades. We had all creature comforts we have at home(minus 5 kids). I know I've rambled, but Fernando just floored us. He made arrangements twice for a taxi for us when we needed airport rides. Oh, and after lots of walking the elevator is nice for access to 6th floor. I really enjoyed the time I spent with my wife in this wonderful community... My wife proofread my review and mentioned that I forgot to thank Fernando for the bottle of wine. And that I didn't use the word "perfect" seventeen times.. Thank you Fernando for your attention to detail, we could tell you wanted everything in it's place and "perfectly suited" The Halls

Excellent location, great apartment, very helpful owner.
We have just returned from a 3 night stay. The apartment is spotlessly clean, extremely well equipped and a lot of thought has gone into making sure the guests have everything they need. The sofa bed in the sitting room is comfortable and is very easy to fold away so it can be used as seating during the day. The kitchen had an excellent selection of utensils and equipment and the welcome bottle of wine was much appreciated. It was lovely to have the outdoor space of the balcony although we unfortunately did not have warm enough weather to sit out on it! Fernando was incredibly good with communication before our trip and also it was reassuring to know we could contact him for help during our stay although the information pack in the property had just about everything you could want to know. Fernando’s son-in-law picked us up from Ciampino airport on arrival which I had arranged in advance for €40. It is only 20 minutes away from the apartment and being a small airport it was very hassle free. Although you could get a taxi for about half that amount it was very good to be able to talk to Andrea about the apartment on the way and he pointed out the nearby Metro stop and gave us local information. It was so easy to get into the City in the Metro from Colli Albani. If you are going to Rome in the near future bear in mind that are 3 stations further up the line (Repubblica, Barberini and Spagnia) which are closed which means you have to do a lot extra walking! The only negative from our stay was the noise from the apartment above during the weekend, I think they had a family party which was unfortunate but other than that everything was really good! Thank you to Fernando and his family.

Des vacances parfaites à Rome
Traduit mon avis sur Google, donc s'il n'est pas bon, veuillez accepter mes excuses. Nous avons passé un séjour spectaculaire à l'appartement Roma-Incantata. Ne pourrait pas être plus satisfait de l'expérience. • Un examen en trois parties: o Appartement: Situé dans un quartier calme, il s’agit d’un logement lumineux, moderne et récemment rénové, doté de toutes les commodités dont nous avions besoin. Au 6ème étage de l'immeuble avec ascenseur. Cuisine très bien équipée. Taille parfaite pour deux couples. La belle véranda avec table, bancs et chaises était l’endroit idéal pour nos espressos du matin. o Nos hôtes: Fernando et son fils Davide n'auraient pas pu être plus accueillants. Du moment où nous avons réservé jusqu'au jour de notre départ, ils ont été une source constante d'informations et d'aide. Ils ont organisé notre transport vers et depuis l'aéroport. Davide nous a appris comment utiliser la cafetière italienne par excellence, la Moka! Fernando nous a fourni des informations détaillées sur la façon de se déplacer en ville et des recommandations sur les endroits où manger. o Lieu: c’était la meilleure partie du voyage pour nous. L'appartement est à deux pâtés de maisons de la station de métro Colli Albani. Ceci est un quartier romain et pas une zone touristique emballée. Nous n'avons jamais entendu parler que de l'italien. Après des jours passés dans les quartiers touristiques bondés de Rome, il était si soulageant de rentrer tous les soirs à la maison et de s’éloigner de la foule. Vers la fin de la semaine, nous étions reconnus et chaleureusement accueillis par la caissière du supermarché, par l'homme de la gelateria et par le gardien de la banque de l'autre côté de la rue. Les transports en commun à Rome sont très faciles à utiliser. Nous avons utilisé le métro, les tramways et les bus sans aucun problème. Je dirais que les panneaux pour les arrêts de bus sont petits et difficiles à voir de l'intérieur des bus, mais nos concitoyens italiens ont toujours été heureux de nous informer de notre arrivée à notre arrêt. L'appartement est également à deux pâtés de maisons du Parco della Caffarella. Si votre idée de bonnes vacances consiste à tenir votre main dans le cadre d'une visite guidée où que vous soyez, ce n'est probablement pas l'endroit pour vous. Si vous êtes au moins semi-aventureux et souhaitez découvrir un peu plus la vie et la culture locales, vous ne pouvez pas vous tromper en séjournant à l'appartement Roma-Incantata!
