The entire flat enjoys an abundance of natural light, ample space, and beautiful furnishings.

In addition to the attentive owner, Paolo, the doorman, Marian, is always ready to assist you as your on-site concierge. NEIGHBORHOOD AND LOCATION
The apartment is found in the well-heeled residential area of Prati, between St. Peter’s Basilica and Piazza del Popolo. The neighborhood was designed in the 19th century Liberty style and contains a wide variety of shops, restaurants, cafes, and boats easy access to many tourist attractions.
A beautiful park is right in front of the building entrance and the stunning Tiber River is just one block away– providing ideal opportunities for every activity from early morning runs to late night strolls. The lovely Ponte Regina Margherita bridge is just a beautiful two minute walk from the front door!
Here you will witness the everyday life of the true Roman people, outside the frenetic touristic centers, allowing you to balance a long day of sightseeing and activity with the peacefulness and la dolce vita of authentic Roman life.
SHOPPING
The daily market in Piazza dell'Unita is charming and convenient. Several high quality Italian groceries in the area, such as Franchi and Castroni, stock a wide range of local and exotic foods including
excellent choices for salumi and pannettone.
The popular shopping street of Via Cola di Rienzo offers a wide range of shopping choices for all needs and interests. It provides an excellent alternative to the stores along the famed Via Condotti. Its stores include Angelo Di Nepi, Onix, Stefanel, 7 Camicie, Furla, Yamamay, Geox, Intimissimi, Swarovski, Benneton, Diesel, Miss Sixty, Coccinelle, Fellini, Liujo, Swatch and many, many more!
WALKING
The Prati neighborhood is very safe, beautiful, and convenient to explore on foot. Additionally, many of Rome’s top attractions are within an easy and scenic walk from the front door! These include:
- Piazza del Popolo: 8 minutes
- Spanish Steps: 20 minutes
- Piazza Navona: 15 minutes
- Vatican Museums, Vatican City, and Sistine Chapel: 20 minutes
- Pantheon: 20 minutes
- Trevi Fountain: 22 minutes
- Campo de’ Fiori: 22 minutes

PUBLIC TRANSPORTATION
The apartment is ideally located for taking public transportation. For planning purposes:
- Closest metro station: Lepanto, about a 5 minute walk from the apartment. This is the A line which also connects directly to Ottaviano S. Pietro (Vatican Museums), Piazza di Spagna (Spanish Steps), Piazza Barberini (Trevi Fountain area), and Termini, Rome’s central station from which you can connect to any bus, metro, or train in the city.

Prati Paradise.
Great stay in Prati. We were able to check-in early and leave our luggage in the apartment at checkout as we had a late flight. All thanks to the owner Paolo and Mariano our concierge. Communication was excellent and have no hesitation in recommending this property to stay in Rome.

Nice apartment and great host
The apartment was nice. The only thing wrong was that it had one air conditioning unit that wasn't working. (We also noticed that one of the showers had a slow drain and that there was no microwave. Neither of which was a big issue.) The area was a bit sketchy, but it was walking distance to the train station and we were all good with that. Inside was beautiful, and we liked the bathroom set-up. The host was great!

We stayed at the apartment as part of a family holiday to Italy. The apartment is in a great location either on foot or on the Metro. The facilities were as listed and we very comfortable, we would stay here again, it was a real gem!

The condo was clean and spacious . Location was great, close walking distance to all the sites. Only negative about the condo is that there was too much useless furniture that cramped the condo. Overall, great time was had by all. The gelateria being so close also helped to satisfy the kids, both young and old.

Great size for family, too many problems to consider it a good stay.
Size of the apartment was very nice. Could be incredibly cool given the right upgrades. Quickly started having issues with water heater and toilet. Tried to fix toilet using the advice given by owner since our sons had to sleep with headphones on to drown out the noise of the running toilet. It did not work. We didn’t feel like spending our trip plumbing someone’s else’s place. Apartment was very cluttered with random unusable furniture. Does not look anything like listing. Blankets and sheets covering couches which honestly gave off a very odd vibe. Wanted to love this place, however, we were left feeling let down upon leaving.

Excellent communication
The property is in a great location and walkable to some of the main attractions (Trevy Fountain / Spanish steps etc). We got the metro to the Colosseum which was easy and the nearest metro stop is only 5-10 mins walk away. We were a big group of 9 (all teenagers and above) and had direct contact with the owner (Paolo) who couldn’t do more to help. We asked to have another bed made up for us - no problem. Paolo asked if we needed help with transfers from the airport, which he then arranged both ways. We had a great time in Rome and will hopefully return again soon.

Home Run!
We loved the property in Prati! Prati itself was a jewel! It is almost like we found "the" place to stay for any future Roman adventure our first time out. The apartment was spacious and provided tons of comforts - lots of couches, rooms, blankets, restrooms. Once we adjusted to the standard European standards (ex: central air vs window unit AC), we were good to go! The team onsite was incredible. Helpful and very sympathetic to our weary traveling group upon arrival. One more bit I would suggest which has nothing to do with the house. If you are coming from outside Europe, do not book any tours that afternoon/evening. You will be tired. Enjoy the lovely apartment, find a place to eat dinner, and start fresh the next day. Thank you Paolo and team!

We spent 4 nights in Rome with another family, 8 people in total. The apartment was big enough for all of us. Kitchen has all appliances we needed. Location was exceptional, close to buses and Metro and main attractions. Restaurants are also close by and a top gelateria is seconds away. AC worked in all bedrooms and living room. Showers could feel small for a bigger size person. Communication with owner was fluid with fast responses. Apartment is old but very welcoming. It is located in the 4th floor, we used stairs regularly but taking the elevator is a good adventure as it is an old system. Will stay again

Nice property in a great location
Large apartment with 3 separate bedrooms and 2 other rooms that can be set up as sleeping areas. Our grandsons especially liked the pull-down Murphy bed in one such area (which has a curtain to separate it at bedtime). The apartment is on the 4th floor and there is a small elevator to get you there. The location is outstanding. There are many restaurants and shops nearby and not too far from many attractions - about a 15 minute walk to the Vatican, the Pantheon, the Spanish Steps or the Trevi Fountain. Some of the best gelato in Rome (not just our opinion but according to many people we talked to) is right outside the apartment's street level entrance and 3 doors to the left. There are air conditioning units in each bedroom and the living room. The fiber WiFi is amazing too, though the farthest bedroom has a weaker signal, but that's a very minor issue. The staff works hard to make sure your stay is a good one. The building concierge, Mariano, is especially friendly and helpful. Highly recommended!

Quiet neighborhood just across the river from the crowded historic area of Rome. The apartment was charming and very comfortable, with everything we needed. Very little street noise, and we could have closed the windows and used a/c to make it completely silent if we chose. Short walk to trains/buses to go further afield, but an easy walk to the Vatican and other historic sites.

Lovely stay in Prati
I dropped luggage off early after arriving in Rome FCO at 0735 and went into town to find some light groceries for the family to snack on. They arrived at FCO around 16:05, then were picked up and taken to the apartment. One of my granddaughters said she never wanted to leave the apartment--she wanted to live there forever. They all loved its proximity to Castel Sant Angelo, the Vatican, shops, and especially to the gelato shop at the end of our building. There was plenty of sleeping space for the 6 of us with room for more had anyone else come with us. It took a while to figure out the dryer, but we eventually got our clothes dry. The life (elevator) is small, but we loved it! Our last morning, we sent one person down on it with a couple luggage bags, then we kept sending luggage only and that person would remove it from the lift and send it back up for more. All in all, we would love to stay here next time we are in Rome with family again.

Great Location
All communication was friendly, helpful, and quick to respond. The neighborhood had short walks to great food, gelato, and close to Vatican City (we walked). Mariano was so kind and helped us when we needed. The neighbors were also very nice to us. Lots of room for the 5 of us (including 3 men over 6ft tall). The beds were very comfortable we always got great rest after long days if touring the city. I would return to this location again.

Our family group of 7 people really enjoyed our stay at Paolo’s apartment! The location in the Prati is incredibly convenient, within walking distance to all the amazing sights. Comfortable beds and a well equipped kitchen made the 4 night stay very easy. Communication with Paolo was easy and he was very responsive. I highly recommend the car service from the airport. It was a life saver after a transatlantic flight. Try the gelato place at the corner and cafe vergnano 1882!

10 days in Rome
We were very happy with our decision to stay at the property for our 10 days in Rome. The location is convenient to everything. The metro/attractions/restaurants/ grocery stores/markets all within a short walk. The apartment is large and was very comfortable for the 6 of us. While others have expressed concern regarding clutter/worn furniture, we found it to be more Italian charm. The 4th bedroom is not a bedroom but the room, while strangely located, does have a murphy bed. We had a few concerns based on previous guest reviews, however, they were immediately alleviated upon our arrival. We felt the apartment was fantastic value for the location and would not hesitate to book again. And as other guests have mentioned, the doorman Mariano was attentive and an invaluable resource .. Grazie mille.

Great location, a little funky, but great for us.
This apartment met the needs of our group very well. My self and my wife, 2 adult siblings and elderly father and mother in law. We were able to spread out and find out own spaces. Bedroom configuration was a little confusing from the description. It has three bedrooms, two of which have attached bathrooms. It also has a pulldown queen Murphy bed in the dining room and a third common bathroom in the hallway. The elevator was essential. The apartment is on the 5th floor, not walkable for the elderly. It could use some new furniture, as the couches have definitely seen better days, but it has a lot of charm. Location is close to everything, but not in a crazy touristy area. It worked really well for our 10 day trip, but if you need new furniture or perfect fixtures, you might be disappointed. You could do this with more than six people, but it would probably feel a little crowded. Excellent gelateria on the ground floor of the building. Supermarket three blocks away, Metro train four blocks away. St Peter's basilica is a 15 minute walk. We had a great time and the apartment was comfortable and homey.

Apartment is poorly furnished and poorly cleaned. The pictures on VRBO do not represent the place accurately. The elevator is very old and rickety.We ran out of hot water the first day making it impossible to shower. Front door lock froze. Problems with dryer. The only redeeming factor was Mariano the concierge who tried valiantly to help us.

We loved our stay here, nothing incredibly fancy but very spacious with rooms/beds for everyone. The welcome from Mariano was excellent and he was incredibly helpful to have on site when we had questions.

Ample space in a great location
Large rooms, plenty of space. A little bit tired and too much furniture in the lounge area but otherwise great. Functional (and quiet) lift. Friendly doorman always ready to help. Perfect for 3 couples or 6 people willing to share large beds ! There was another bed that could be used but not needed by us. The usual issues we have encountered in almost every rental, no sharp knives or bread knife, not enough or tiny chopping boards. Offset here by great location with excellent dining options nearby. Also a myriad of coffee making options. The property has a great feel to it, go you won't regret it.

Disappointing
Our group of three married couples stayed three nights in September in this property. We were a bit disappointed in the property for a couple of reasons, however let me first highlight the good: - The 3 main bedrooms were nice, with very comfortable beds and ensuite bathroom access for two of them. - The location was excellent, right in the middle of Rome,, within walking access to numerous restaurants and sights. - The unit was basically clean, and well equipped. Now the bad: - The online photos were obviously staged as the living area had about twice the furniture as depicted. The couches were all well-used, with one of our group commenting they appeared to come straight from college off-campus housing. There was a table in the middle of the living area, which impeded traffic flow (and was unneeded as there was another large table in the dining room). Large framed pictures sat on the floor, as well as a couple of indescribable decorative items (which were not shown in the online photos). All in all, the living area looked like a used furniture store. - The hot water was not reliable. Only one of the three showers (actually a tub with a hose which had very little water pressure) had hot water which did not shut off after about 1 minute. I reported this to the on site building manager who seemed unconcerned when I told him there was hot water at the kitchen sink and one bathroom. He never got around to addressing the issue.

Perfect Prati
Delightful bright, spacious well equipped apartment which was perfect for our stay (5 ladies). Comfortable lounge&dining area with a versatile pull down bed to create an extra sleeping area. 3 bathrooms excellent for larger group. Unfortunately an issue during our stay with no/inconsistent hot water for showers but owner/manager helpful and responded well to problem. Prati is a superb location with all the amenities you need. Lovely river walk nearby, major sightseeing within 20min walk, good bus/metro connections and excellent cafes& restaurants…Palazzaccio da Eduardo (local in Prati) is amazing. Also fantastic gelato on the corner of the street! Good, friendly email communication & support from owner Paolo. Mariano apartment manager very helpful. We had a great time in Prati from which to explore& enjoy the amazing city of Rome!
