The property was not under the right adress. I end up at a place where they spoke only Chinese. Had to call to finally have the right adress of the guest house. The employee say it was the fault of Expedia. Was rude. Took an hour to get him to arrive on spot. Plus it was a bad neighbourhood.

The Guest House was a Horrible experience
First and foremost. I had called to inform the Guest House we would arrive at 20h30 on the Italo train from Milan and they already told me I would have to pay Euro 30,00 for the late check-in. If I arrived after 24h00 they would charge Euro 50,00. We ended up arriving at 22h40 because there was a problem with the train from Milan to Rome. I phoned Marcello to inform him and he even spoke in Italian to the passenger next to me who was prepared to explain the problem to him. Marcello also told me we had to pay Euro 9,00 per person for cleaning. I refused to pay because I booked through Expedia and these expenses were NOT communicated to me. EXPEDIA you DID NOT INFORM ME OF THESE OTHER EXPENSES, the late check-in of Euro 30,00 and Euro 9,00 per person for cleaning. I refused to pay and showed him the email from Expedia which said nothing about these extra expense. I told them I would address the matter with you. If for any reason, you have deducted the Euro 30,00 and Euro 9,00 for cleaning I will take it up with you. On the morning of 8 August we left the beds unkempt to check if they would clean and make the beds. NO, when we returned to the place at the end of the day, the place was as we left it in the morning. I need someone from expedia to address this matter with me so that I am not perceived as the bad person here but if you have proof of having informed me of theses expenses please send it to me because I could not find it. There is NO TV in the guest house.

I travel a lot and this is easily the worst experience I have ever had. The website claims there is 24 hour reception desk - there is no reception desk whatsoever. The property is located on a rather dark street across tfrom the bus/train station, with numerous shady characters around. Website claims WIFI - it does not work. When I finally got the keys, they barely worked. Website says there is a lift (room was on 4th floor) - it only worked sometimes. Bed was like sleeping on plywood (and creaky to boot). It was so bad that I had to eat approx 400 euros and get another room. There wasn't even toilet paper in the room - I had to find a place to buy some. Then, to add insult to injury, the 'manager' told me I owed $16 in local taxes (which was legitimate) and a $10 fee for cleaing the room (even though the website said there was housekeeping). I don't know what expedia's policy is, but this property should not be advertised. I willl also be reporting what is essentially a massive fraud to the Italian authorities. Stay far, far away from this place - it is an absolute ripoff.

This is not a hotel!!
This should be labelled AirBnB and not guest house. No service whatsoever. The room is not cleaned at all! The WiFi doesn’t work. The rooms are not comfortable and the ventilation is terrible. Think carefully before booking.

Quiet rooms with provate kitchen area
We were greeted outside by the housekeeper, Paula, who made us feel very welcome throughout our stay. The rooms are large with ensuite and clothes hanging but do not include a TV. Breakfast was cereals, toast and usual cornettos/pastires with drinks, the little kitchenette is useful on warm Rome days! The room were quiet and we didn't really hear other guests leaving in the early hours, a bonus in Rome!

Nice option near Termini station
This was a good choice of accommodation in Rome. We chose it because of its location. The room was clean and spacious. Staff doesn't stay in the premises but is helpful and comes every morning. As for the location, it's a tricky matter. The guesthouse is indeed only a few steps from Termini Train Station, but that doesn't mean that the area is nice. I wouldn't recommend going out or returning late because the area doesn't seem safe at night.

Wonderful stay in the Guesthouse Rome
My girlfriend and I had a wonderful time in this guest house. - The location is great, steps from the main train station of the city and to a Metro and bus stop. - The guesthouse is small enough to be cozy and intimate. It is on the 4th floor of a very clean and safe building. - The rooms are on the small side, but very comfortable and clean. - Very friendly and helpful staff. Marco, the owner, is very welcoming and helpful. Paola, the housekeeper, is very friendly and attentive to detail.

Well located guesthouse in Rome
This guesthouse has a great location, easy to get around. Marco (the owner) was super nice and helpful. The room was clean and perfect for what I needed. I would highly recommend this place for people on a budget.

Perfect location
The location is perfect- virtually across the street from Termini Station, so you can easily metro around the city. Marco, the owner was great - and even met us at the train station so we wouldn't get lost. Next time we're in Rome, we'll definitely stay there!

Central but peaceful
The location is ideal near the Termini station, nontheless very peaceful and nice. Our room was elegant and clean. The Guest House is situated in a residential house with a green garden, and the shared kitchen is practical and cozy. Marco was very friendly and helpful.

Nice apartment close to train station
Not really a hotel, it is more like renting a room in an apartment. The apartment feels fresh and newly renovated. The owner was very accommodating and gave good directions and information. The breakfast has huge room for improvement and I would recommend to bring your own but if you really like cereals with milk you are in luck. With better breakfast the overall score would be 4.

Ideally located by Termini, afforded us a late check-in, nice room, kitchen you could use too. Friendly welcome and everything we needed. People have reviewed this as being in a rough location ! Nonsense, no rougher than any other main station in Europe , would not hesitate to stay here again.

great bed & breakfast!
This is a great bed & breakfast in the heart of Rome, right by Termini station, making public transportation a breeze. Marco (the owner) was incredibly helpful and friendly. He helped us rearrange our itinerary since some sights were temporarily closed (thanks, Obama!) and gave us a lot of useful advice. The housekeeper, Paula, was equally helpful and very friendly. The location is great - certainly within walking distance of ancient Rome, and also close to the subway to make getting to the Vatican and north area of the city easy. As a useful aside- the B&B was is somewhat difficult to find, with no signs to aid you until you are at the door. Entering at 14 Via Enrico Cialdini, walk back through the open courtyard and through the far door (follow the path back and to the right) and go up to the 4th or 5th floor - there will be a sign on the door at that point. Overall Guest House Rome provided a great stay, and my wife and I would certainly stay there again!

Small road near train station, easy to miss.
We arrived (Sunday) late afternoon at Roma Termini station. Really dodgy area, lots of weird faces strolling around. We found the hotel's road but we missed the door since there was no sing or anything. After doing some back and forth we saw the bell sings and managed to get in. Upon arriving we were informed that they have sent us an email Sunday morning telling us about a plumping issues and the bottom being that we would be transferred to a different BnB for the first two days and then to another BnB for the remaining two.The first BnB was in the same building. The second was a couple of roads down. Both were excellent, clean, with a very friendly stuff. Marco, the owner of Gust house Rome, was very very kind. He drove us with his car to the second BnB, he also had a third alternative if we did not like the first one and again he apologised for the inconvenience.

Decent enough if you aren't robbed.
Overall the hotel was clean. The breakfast consisted of cereal, packaged crossants, and some cookies. It was a short 5 minute walk from Termini station. Unfortunately on our first day the B&B was broken into by Gypsies and there was an attempted burglary. They ransacked our room and threw all of possessions every which way, and did the same to some other guests in another room. Fortunately someone reported them in the act, and the police caught them. We then had to spend an hour and a half at the police station to make the report so we could have our iPad returned to us. This really freaked us out, and we seriously considered moving to another hotel. However it didn't seem like the B&B owner was going to refund us our money. Both he and police just kind of shrugged their shoulders and said that theft by Gypsy was inevitable and that we were lucky it happened on the first day and they were caught in the act. The police also told us that pretty much everything in the center of Rome is affected by the same thing. So we ultimately didn't move, because apparently all of Rome is just as sketchy. We didn't have any problems the rest of the trip, except that we came home a few times and the deadbolt wasn't locked on the main door, which is how the Gypsies originally gained entry.

Comfortable and Quiet
Guest House Rome was an ideal location for my final two nights in Rome. The guest house is located away from the street noise facing, a courtyard and was very spacious and comfortable. The breakfast provided was adequate, and the attendant on duty was quite accommodating. Located directly across the street from the main train station, it was very easy for my early morning connection to FCO.

We reserved the guesthouse in last minute due to cancellation by another hotel. Fortunately, the host managed to get back for our stay. He is nice and showed us the room and kitchen. Though we spent some time to search the guesthouse, the room is well decor and comfort. His neighbor is so kind and helped us to contact the host. Better to reserve earlier for the stay here.

Good location, Value For Money
The guest house is a great place to stay if you are on a tight budget. It is directly across from the train station so everywhere is just a metro or train away. Macro is very friendly and helpful and makes you feel welcome. It has a communial kitchen which I never used but each bedroom has its own good sized bathroom with shower aswell.

Marco was a very helpful owner...
Location of this B&B was great, next to Termini Station. It is at the 4'th floor of an old apartment. There was a tiny elevator, we squeezed with our 2 back packs. The owner of house, Marco was a great person. He told us every must-see in Rome on the map for half-an-hour without asking him. There was only three rooms and one fully equipped kitchen. Bathroom was very also very clean and convenient. Thank you Marco and Paola!
