"BELLEVUE LODGE' is a very affordable, quiet and very comfortable apartment accommodation at Rainbow Beach on the beautiful Cooloola Coast.
We offer you an air conditioned, brick veneer, 3 bedroom unit with combined lounge dining room and adjacent but separate kitchen area. The kitchen is well stocked with cooking utensils and crockery etc. We supply complementary breakfast of teas, coffees, sugar, cereals and milk and plain biscuits for a cuppa. A coffee Pod machine is supplied with coffee pods for your pleasure (Nespresso). There is a good sized bathroom with separate toilet and separate laundry with Washing Machine & Dryer & external door. Bedrooms 1 & 2 have queen beds and bedroom 3 has a single. For your entertainment we provide Free Foxtel, Free WiFi and a Large Screen TV with a DVD player and selection of videos. There is also a selection of colouring-in books, board games and magazines. There is a large outdoor BBQ area with stainless steel gas BBQ and comfortable seating at a large wooden table in a cool rain-forest setting.
We have installed a deluxe, 8 seat, heated SPA in a private outdoor setting which is perfect for cooling off on a hot day or relaxing after a day tripping around Fraser Island or adventuring through our beautiful Cooloola Region.
Flocks of sulphur crested cockatoos visit daily for breakfast and line up to be fed a biscuit in the afternoons. Help hand feed them and make sure you get a photo with the gang - sometimes 30+ birds.
We cater for our younger guests with a large portacot or a co-sleeper for younger babies and also a high chair.

*Sheets and bath towels ARE PROVIDED for all beds required for the booking and will include 2 sheets and for each single and queen beds and 1 bath towel for each paying guest.
*SUPPLIED LINEN APPLIES TO ALL BOOKINGS. All beds have mattress protectors, pillows and pillow cases, quilts and quilt covers and blankets in winter months.
Sheets are NOT supplied for cot, please bring your own cot sheets.
AIR CONDITIONERS:
*The main living area is air conditioned.
*All 3 Bedrooms are air conditioned
* Please DO NOT leave air conditioners running during the day - when you are not in the unit (at the beach). Please DO NOT leave the living area air conditioner running during the night whilst you are sleeping! They are very efficient units and will cool the property down quickly, especially if you close the internal doors.

The floor vinyl is soft and easily marked and torn. ANY DAMAGE will be the responsibility of the guest to pay for the repairs

* NO GLASS wear/ Stubbies to be taken into Spa - plastic cups and wine glasses supplied
* Replace cover and turn off jets and spa lights when finished

COMPLIMENTARY SUPPLIES ☕️
We are very happy to supply some little extras for your stay and you will find shower gel, shampoo & conditioner in the shower as well as hand wash, facial wash, facial moisturiser, and body moisturiser in the bathroom. We leave 4 rolls of toilet paper.
In the kitchen you will find a selection of teas, coffee bags, instant coffee and 6 coffee pods (Nespresso) plus some sweet biscuits. There is a selection of cereals and some milk in the fridge. We also leave some basic cooking ingredients in the pantry. Once you run out, it is not a serviced unit so you may need to replenish supplies yourself.
NOISE POLICY & UNACCEPTABLE BEHAVIOUR 🎧
**NO PARTY POLICY
We believe that all our guests have the right to enjoy their stay whether it be for a weekend or a longer holiday.
As we live in a suburban area the following policy is for the you, for our neighbours and of course for our comfort.
NOISE POLICY:
* Quiet time is between 10:00pm and 7:00am - this means NO LOUD MUSIC: NO LOUD VOICES.
* Any visitors to your unit are asked to leave by 10:00pm
* Visitors are NOT allowed to sleep over under any circumstances
* Guests are asked to vacate the outside areas - BBQ and Spa Pool by 10:00pm
* Intoxication, bad language & unsavoury behaviour will not be tolerated in the outdoor areas.
DEPARTURE & CLEANING 🧹 🧽
Departure time is 10:00am, as we have guests checking-in after you, and we ask that you leave the unit "as tidy as you found it" with:
✨ Guests who choose to depart after 10:00 am will be charged $40 per hour or part there of as cleaners are booked.
* All dishes washed and put away;
* Kitchen bench wiped clean
* All food removed from fridge & freezer
* All Rubbish placed in the outside bins.
* Bath towels placed in the laundry tub
* Please turn off all the air conditioners & lights and close the door when you leave.
* Please DO NOT strip the bedding from the beds.
* You are NOT expected to Vacuum the unit and we request that you DO NOT use the Vacuum cleaner. If you wish to clean the floors for your convenience, there is a dry mop and a broom in the laundry cupboard for your use.
😟 Guests who do not complete the departure requirements will be charged an additional fee of $40 per hour.
NON SMOKING: 🚬 NO DRUGS
* Smoking, Vaping & Illicit Drugs inside this property are STRICTLY PROHIBITED! Smoking is permitted in the BBQ areas NOT the Spa area, if other guests are not affected. Guests must discard butts into the rubbish bin. Butts discarded into garden beds may incur an additional charge for cleaning. IF GUESTS HAVE BEEN SMOKING INSIDE THE UNIT AN ADDITION CLEANING FEE of $40 WILL BE CHARGED.
RUBBISH COLLECTION: 🗑
* Two Garbage bins are provided for the property so please ensure that all rubbish is placed in the bins for collection on Mondays - (Additional collection day is Friday during Queensland school holidays).
REQUIREMENTS:
* No liability is accepted for any injury, debt, damage, loss, delay , expense or inconvenience caused directly or indirectly by events beyond the agents or owners control. No responsibility is taken for guests personal property left on or near the premises. It is recommended that guests take personal property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period.
* All guests are responsible for keeping the property secure during their stay and upon their departure and will be responsible for any theft or damage due to neglect on this area.
* All guests are responsible for any loss or damages arising from breakages or other damages to the property or common property during their stay. All repairs or replacements will be at the guests expense.
* Furniture is NOT to be moved around. A fee will be charged should this occur.
* The property is equipped for a specific number of guests - maximum 5 people. No extra mattresses are to be brought onto the property . If the property is reported to be overloaded, the booking will be terminated and guests will be asked to vacate with no refund made.
** ANY BREACH OF ANY OF THE ABOVE HOUSE RULES MAY RESULT IN THE CANCELLATION OF THE BOOKING AND GUESTS BEING REQUIRED TO VACATE THE PROPERTY WITH STRICTLY NO REFUND WILL BE GIVEN**
