Family vacation
Overall this Villa was nice and we had full access to the Mayan Palace. The kitchen and floors weren't very clean aside from that it was a nice stay.

Anniversary Celebration!!
It was everything we hoped for. We are definitely making this Villa our yearly anniversary destination. The pool was awesome as we started the day and ended after being at the beautiful Mayan Palace Resort.

Much better than a Condo
Although not directly on the beach, this spacious house included all the amenities of the Grand Mayan Resort located on the same premises just a mile away. With a private pool, full kitchen, and room for the entire family this private community home exceeded my expectations.

As always our stay in Villa 53 was amazing. Very clean, great communication with the owner and Carmen property manager. Property was spotless, we loved having a fire pit and used it daily. Being able to use Grand Mayan facilities was an extra bonus ! Thank you so much for having us 😊

It was a nice quite place to stay, the wifi dint work n TV also dint work. The hotel around was barely getting built, but not noisy, just very few ppl around.

We had a great time once we were able to get to the house, the staff at the grand Mayan were very helpful with helping us get to the house as the bridge was out and we had to go around, make sure you tell the gate keeper you are staying at Mayan Lakes to gain access.! House was clean water needs to be run in all drains to eliminate smell of sewer once we did that it the smell was gone. Had no issues with internet or streaming, views from the top patio were amazing! The children like having access to pools at the Grand Maya. Unfortunately the lazy river was down for maintenance.

We love it there
We're frequent visitors there. There was a bad smell coming from the plumbing this time. We couldn't find a solution. We tried flushing scented soap in every drain, but could never figure it out. When we got there this time, there was no permission paper for us to get our wrist bands to the resort. We had to wait until the Kivoya was open and get one from Carmen. Our family who rented the unit next door had one waiting for them when they showed up. It was quite inconvenient that the bridge was out. It will be much better when it's fixed. Overall, we had a really good time and will be back!

The property lists photos as if you are on the beach, you are not. The tide River never came .
This property looks like something out of Charanoble . The jacuzzi did not work. Home smells like sewer. It’s nothing like photos state. Although the house itself is ok locations is nothing as stated. Not happy.

Mayan Lakes Condo
House was nice, but photos misrepresent the location. We were 2 miles away from the resort and there was no water or beach view - just a dried up canal/waterway. The photos suggest a beach view and easy access to the property. Neither was true. Our location was in the middle of the desert in a partially finished complex that was mostly deserted. Luckily we had access to the Mayan resort which is where we spent most of our time, but we were traveling with others staying there and our location was inconvenient.

Great to have our own pool. Night sky watch was awesome. Clean and spacious. Poor housekeeping: had only 4 bath towels for 6 of us, only 2 pillows had pillow cases. Requested these supplies but they were never delivered. No TV reception but was fixed right away. No water one day. All these were unnecessary frustrations which could easily be accommodated. Enjoyed The Grand Mayan amenities, trip to Bird Island and wonderful seafoods.

Loved the Villa, loved the hotel, pools, beach, etc.. Not satisfied with the service from Kivoya. Had to go to their office to get keys to property and was told keys were not there but at the Villa; waited 30 mins for someone to arrive at the Villa give them to us. At check out, was asked to go by and deliver keys; arrived at 930am, and again, had to wait 30 mins for someone to get there and return keys.

Great vacation
We loved being the only ones in the entire gated neighborhood. It was not really clear that the home was not "Beachfront" it's on the bayside of a shallow estuary. It was also said that I could golf for $59 and the Peninsula, but when I went to the hotel, they charged me $79 and said they had told the owner of the price increase and he should have changed it. I would have been happy to play it for $79 if it hadn't been advertised at $59- just annoying. Wifi never really worked well for us. Not sure if it was slow or broken or if we were doing it wrong. The home was spacious and clean and had a great kitchen area and dinning area. Overall unforgettable experience.

Clean property, with Mayan Palace drive 10 min away
Overall the property itself is very nice. The property was clean, has comfortable beds, and a nice kitchen. You have access to the Mayan Palace pools (including an indoor pool), beach, and restaurants which are all about a 10 minute drive. You do not have access to the Grand Mayan, which is where the lazy river is, and you have to pay $10/day to access the fitness center. The pool at the Villa is great, except the hot tub does not function. The Villa itself is nowhere near the beach, and the water you see in the pictures comes in and out with the tides. Unfortunately the Mayan Lakes, where the Villa is located, is not being kept up and is basically an unfinished condo property/project that is in dis-repair. It feels somewhat like a ghost town, as most of the condos have never been sold. Puerto Penasco restaurants, shopping, etc are all about 30-40 minutes away. Basically you get a great Villa to stay in, but you have to drive quite a bit to enjoy the beach, any restaurants, excursions, shopping etc.

Nice, but disappointed
We stayed at this house for 5 nights and we used the kitchen to make all our meals. The house was clean and the best part of staying here was the ability to use the Grand Mayan Resort. The Resort is awesome and offers many fun activities. We enjoyed looking at shells and sea creatures on the beach, as well as relaxing by the pools. We were disappointed with the communication with the property manager and with the amenities. We tried to call/text Carmen multiple times, but no response. During office hours, we stopped at the office twice and no one was there. We needed toilet paper, dishwasher soap, hand towels (we were given 1 kitchen hand towel), and washclothes, but no one called us back. If you stay here, we would recommend bringing your own toilet paper, paper towels, washclothes for the bathroom and kitchen, hand towels for the bathroom and kitchen, a can opener, detergent, and dishwasher soap. The nearest store is 35 minutes away, so make sure to bring everything you need before arriving at the house. As long as you know to bring these things, you will have a good stay.

a longer drive than we thought
To start off we show up between the hours stated on the email and there is nobody in the check in office so I call the phone number given to me. They tell me they are running late and I have to wait 30 minutes. the place is isolated so there is no stores or anything around. We check in and are not given any information on checking out or anything. We do get early access to the Mayan Palace which was nice. 4pm rolls around and I call to see if the room is ready and I'm told housekeeping is running late so maybe another hour. We finally get the house and housekeeping left black bags of I'm assuming dirty bedsheets in the closet. The laundry room smelled really bad and its close to the kitchen. When we got there the fridge wasn't working so I did text Carmen about that. My options were to leave the house unlocked so a technician could come see it or have to wait for the technician. my groceries had already gone bad so I told her nevermind it was fine. The bridge making the drive to the Mayan only 2 minutes wasn't working so the drive was about 15 to 20 minutes. Locals told me the bridge has been out for about a month so it would have been nice to know. I don't think I would have stayed their knowing the drive was so long. The location is far from town and isolated so be aware. Carmen did reply to all my emails and texts.

Estuary magic
It was our second time staying at Chuck’s home . This is a dream home if you are looking for peaceful vacation yet want to enjoy resort amenities as well. Chuck the owner and Carmen property manager are very kind and professional. The estuary it’s particularly unique and truly magical. Having a private pool was great and we used it every day. Kitchen is very well equipped with quality appliances and plenty of pots, plates etc. We didn’t have problem with flies but we came prepared with sprays and electric zapper. It’s summer, flies are everywhere even in Phoenix. The staff at the resort is so polite and accommodating, you never want to leave . Bakal restaurant serves most delicious breakfast buffet which we enjoyed daily. Having a kids club, lazy river and actives for kids was a huge plus and our 5 years old took full advantage of it. On Tuesdays they have a movie theater set up on the beach with yummy popcorn and family friendly movies. Wednesday evening was a great pool party with music, dancing and games. Every day they have some free cooking or mixology lessons which was great entertainment for us adults. After all day of attractions it was a blessing coming to Chuck’s peaceful home. Our favorite thing to do at evenings was star gazing from upper deck and listening to the crickets (plus drinking wine of course). For those who are looking for luxury amenities with privacy of free standing home it’s an excellent option. We enjoyed it immensely and will be back 😊

Claimed miles of private beach, but There’s no beach, just a dried up lake. Claimed to have WiFi and it did NOT work at all. There was a water leak which set off the fire alarm directly over the master bedroom bed. The lights were a pain to use and figure out. The owner didn’t give us directions on how to get in until we emailed and asked him the day before. We would have had no idea how to check into this place in a foreign country of which I have never been to. It claims there is a jacuzzi, which there is but is attached to the pool which was freezing and not heated. Pictures look as if there is a beach and it’s a dried lake. Pictures show an ocean view off a golf course which is over 5 miles away down a dirt road. Pictures show miles of beach but the beach is at the resort which is 4 miles away. The Mayan resort which we were supposed to have “access to” didn’t have any idea who we were until the 3rd day we were there. Checking into the “gated” community did not have us on the list for staying there. And most the “community” was under construction. We would not stay at a property owned by these owners again.

Nice Villa but....
We visit Puerto Penasco often and have had a great stay in this property before, hence why we booked it again. here are the pros of this property: The villa is nice but showing more wear and tear than in the pictures. The private pool is one of the main reasons we stayed at this house. Villa is located in a very secure and quiet neighborhood, and there are very few homes and condos in this neighborhood occupied (we had the whole complex for ourselves this time around). Now the cons: Very disappointed in their new check in procedures, we had to drive about 10 miles from the property location to pick up the keys to the villa (check in during previous times we stayed there was simpler - picking up keys at the villa itself). Being a VRBO owner myself, I would recommend to make it easier for renters to access the villa. Also, new property manager has office hours, which made it hard for us to drop off the keys when we checked out (since we left the unit at 7am), I had to slide the keys under the front door of the management company since they were not open yet, and I could not leave the keys at the security check in of the villa complex. Also, owner should have stated in the property post that there are current renovations to the Mayan Palace, which affects access to the hotel from the villa location (you now have to exit the complex, get into the road and drive about 15 minutes to get to the hotel - having to access it through another entrance). Also, the main pool of the hotel is being renovated; we went to the hotel once since it was very cumbersome to do so. I wish I could give this stay a higher rating, but owner needs to address the issues and update the property a bit.
