This property is centrally located, close to Providenciales’ most important services. It sits on a hill just 1,700 ft (0.32 miles…an eight-minute walk) off Grace Bay beach, which is regularly ranked as the best beach in the world. It is just 780 ft (0.15 miles) from the country’s largest supermarket, and it is within a five-minute drive of everything else. Within a five-minute walk is Graceway Plaza, with two dozen or so businesses, including a bank, a liquor store, a café, a phone company, and a bookstore. Within a minute’s drive (or a 13-minute walk), are several beachfront resorts (and their in-house restaurants), TCI’s National Environmental Centre (with exhibits on local animals and flora), and a beachfront park. The same park is the site of the very popular Thursday Night Fish Fry, celebrating local culture and cuisine.

The Regent Village and Saltmills shopping centers are a five minute drive away, while Turtle Cove Marina, with a number of restaurants, is less than a three minute drive.

Our accommodations
This villa enjoys exceptional ocean views from the living areas and the balcony. It is newly renovated and tastefully furnished to five star standards, with a kitchenette, granite countertops, Kohler fixtures, air-conditioning, Hunter ceiling fan, and a large outdoor terrace with pergola. The villa represents unmatched value for money.

The villa is more private than a resort (it is enclosed by a four to five-foot wall), but there are multiple villas adjacent to each other. There is also a caretaker and concierge generally on site, Monday to Saturday, 8 am to 6 pm, an unheard-of amenity at this price range, including for properties renting at more than five times our rate. The presence of onsite staff during the day makes this property more of a deterrent to crime than the typical villa. The property is also well lit at night, with motion sensor lighting at strategic locations.

The price for a villa varies depending on the time of year.
Our calendars and the pricing on our online listings are always current, so guests should rely on them to calculate the price to travel on their desired dates. Smaller and more affordable Japanese market vehicles are available at much cheaper rates from car rental companies on Island. Our fishing boat must be booked at least two weeks in advance, and must be hired with a captain for a minimum of a half day excursion. Rental of both the boat and the vehicle are strictly subject to liability waivers and availability.

Awesome apartment super close to beach.
That studio apartment was exactly as described. The view from the patio was fantastic and we spent a lot of time hanging out there. We went to the IGA which is super closer and got groceries for most of our meals. The Bight Park beach is only a 10 minute walk down the hill unless you choose to drive. The location of the villa is centrally located which makes it easy to get around the island quickly.

Loved the studio at Paradise Villas.
Our stay at the Paradise Villas studio rental was almost perfect. The bed was so comfy that it felt like sleeping on a cloud. But during the day, imagine trying to prop yourself up on the bed since there's no room for a couch, only to have your pillow fall through one-foot gaps in the fancy metal rail headboard instead of a wooden one. The Graceway IGA grocery store was very close & we saved tons of moolah by cooking delicious meals on the two-burner stove and tiny toaster oven. And there was even a full-size fridge, Keurig, and grill! We were provided with 2 beach chairs & a cooler. We wanted to grab a beach umbrella but were told they were all checked out, and we couldn't find one anywhere for purchase, so we had to stay off the beach for the first two days of our trip. We were eventually told by a local that we could get one at Doit Center, located on the way to the airport. It's a big yellow building on the left. Bathrobes: The paperwork said they were included, but they weren't. Oh well. Our broken safe left us feeling insecure. To make matters worse, a promised replacement never arrived, and the Ring doorbell only had the mount left. The unit was clean. Even the ceiling fan was spotless—which, let me tell you, is practically unheard of in my landlord adventures. Cooking was difficult in the kitchen's dim lighting conditions and make sure you bring garbage bags. Despite these quirks and mishaps, we are happy campers, giving it a solid 5 golden stars overall.

The studio was very cozy and clean (except the pillows inside the pillow cases) and not too far to drive to places of interest. I would recommend to the owner to place some shelving in the bathroom. There is very little room around the sink to place items on. The patio was very enjoyable with the ocean view and there was plenty of parking for our rental vehicle as well. Overall, we liked the property.

We stayed in unit 4 which is the studio apartment. Very clean and a great deck. The instruction for this apartment was not accurate and I did not get an email with the lock box code but luckily the maintenance guy was there and had our key. Nice views 3 minute drive to Smith Reef, Bight Beach and Turtle Cove. Awesome time!

The property was under a total renovation. When we got there, they had no idea we were supposed to stay there we called property manager. He apologized and refunded our money back, and we had to find a new place to stay

No A/C during first 3 days of our stay!!! TCI had scorching hot weather throughout our stay. After several back & forth of emails w/ mgmt, they finally sent someone to repair the A/C that was clogged up & filter needed cleaning! Prepare to spend $$$ EVERYTHING'S expensive. I recommend renting a car, it's more affordable compare to cab fare ($30 1-way). W/ rental car, you can go anywhere, anytime & stay however long. People are friendly. Villa is quiet, safe, fully equipped kitchen, clean & tidy. Grocery store, beach & city centre nearby. Grace Bay beaches has the most amazing clear, turquoise colour water!

Different than I imagined
The inside space was clean. I did have to wash a few dishes before using them, though. The trip started off poorly because I had never driven on the left side of the road before and on the right side of the car. The problem was attempting to read the directions and do these two new things that were foreign to me. That was a no go. When I tried to use my maps app, it had not fully acclimated to where I was yet and I could not use it. When I did use it, it took me to Pratt Ianthe road. So, in essence, while the owners gave lots of information in the booklet. I'm not sure that they realized that these things can be and were true struggles for me. After contacting VRBO and a gentleman, I imagine one of the owners-not Shante, I don't know that I ever spoke with her; called back to VRBO they connected us. I was not very excited because I had been driving around without a specific address. I was only told Pratt. Nothing else. The scenery from the balcony was nice. There were some little ants that I was bitten by in the location. The a/c acted up and it started leaking down the wall and onto the floor. The owners did what they could to fix it. I appreciate the owner at the last minute allowing me a late check out which was 58 minutes past the time stated in the handbook. IGA was okay for groceries but others suggested going to other smaller stores which tend to sell things for cheaper. The worse things about the ordeal was having the male owner show no compassion.

Cute little studio
Cute little studio. Needs more of the essential supplies. We only had 2 spoons. Also, the bathroom shower curtain was in desperate need of replacement - it was pretty gross. Also, this place is really close to the main highway which isn't obvious in the photos. Traffic was pretty noisy all night long. Overall, it was a comfortable bed with a nice deck. Maybe would stay again.

We were very comfortable and the unit had pretty much everything we needed. There were a couple of things we contacted the owner about and they delivered them right away. The location is fine, it’s easy to get to and within walking distance of a beach. The view was beautiful from our deck. All in all it was a very enjoyable experience.

Villa # 4 Paradise Villas
Great view of the ocean and wonderful breezes. Cozy studio with fully stocked kitchen and appliances. Nice bathroom. Highly recommend having a rental car for this location. More than adequate parking. The entire Paradise Villas property would be a great location to host a larger group or extended family. Was unable to figure out the safe in the room and it is not bolted down so wouldn’t use it anyway but property felt secure and out of the main tourist district high up on a hill overlooking the Bight. Did not have the pleasure of meeting the property manager but caretakers were there daily and could answer any questions/gave us the key. Very reasonable place to stay. Very good value.

Awesome time, great place.
It was a bit awkward when we arrived and didn't find anyone on the premises, but after contacting Shante, we were quickly taken care of. The 0lace was clean and the balcony was big and beautiful. It is a bit tricky to get to the grocery store, as you have to cross a highway with no sidewalks, crosswalks or traffic lights. But with some care, if you have no mobility issues, it can be done. The beach is a bit of a walk, and uphill on the way back, but worth it, the beach is beautiful. The beauty of Turks & Caicos is missed on the walk however, as the road leading there is littered with garbage. The unit where we stayed is very well maintained and there are diligent workers out daily cleaning and tidying the property. It is a very nice place and I would recommend it. Just need a car, or enjoy walking to get around and see the sights.

Great location for snorkeling enthusiasts
This property is exactly as advertised. The view of the water in the distance is fantastic. It is close to the three best snorkel from shore spots, a wonderful grocery store, Thursday night fish fry (do go) and several good restaurants (Sharkebite was our favorite). We loved the deck and spent all of our time at "home" there. The only downside to the property is it back up to Leeward Highway and there is some road noise.

This was a great room for us. Balcony/porch really lovely in the morning. Quality kitchen facility. What was missing was on-site person to advise newbies to T&C about how to/where to/etc. You're pretty much on your own. The gentleman who greeted us helped us to get into the unit but otherwise provided little info on island facilities, etc. We are pretty resourceful so it worked well. A car and ability to navigate the island are an absolute MUST. It took some effort to find facilities on the beach (snorkeling, food/drink) that were NOT exclusive to resort guests. But, overall we loved the place. Locals very friendly but, again, beach is oriented to "all-inclusive" living. Great supermarket (IGA) nearby. Be aware though that everything is pricey, more so than I've seen in other countries. Depending upon your needs, this condo gets a 4 or higher.

Great View and Central Location
Paradise Villas unit 4 is an outstanding value. We found the villa to be exactly what we expected. It was equipped with most everything we needed as a home base for our trip. The terrace doubles the space and provides outdoor dining and grill. It is a central location with easy access to Leeward Highway and Lower Bight Road for your daily adventures around the island and quick trips to the IGA for provisions. Proximity to Leeward Highway is also the downside as it does come with road noise when outside. Noise was not an issue at night with AC on and windows closed. The king-size bed is comfortable and we had no issues sleeping well. The view is exactly as seen in the villa pics. It is a great place to watch the ever changing colors and action of the waters of Grace Bay. You can also see across the highway to the south side of the island. The property management team was also helpful. We were met at the villa upon arrival. Enal was friendly and on the property most of the day. Shante was very helpful in coordinating our departure to accommodate our later flight.

Great Little Condo
We rented Villa 4, the one room studio, for a week and it was exactly what we needed it to be for our stay. We didn't want to go the all-inclusive route because we didn't want to feel like we didn't need to leave the property. We spent most of out time out exploring the beautiful island. The caretakers were friendly and the property was well maintained. It was obvious they take pride in the presentation. The condo was cozy but had a decently stocked kitchen that we cooked a few meals in without issue. The bed was comfortable and we slept well. The room does get bright when the sun comes up but we didn't mind since we'd rather be up on the early side so we could get our day started. Overall, if all you require is a great little "home base" to explore the island from, I think this is a great choice. A little note about the island... The roads are definitely rough - extremely rough. We rented a little car and ended up trading it in after our first day for a 4x4 Jeep. I can't recommend a Jeep strongly enough if you plan to do any driving around the island. Yes, they aren't as economical but the extended range and piece of mind was well worth every penny.

First visit to Providenciales
My wife and I had a great stay in Villa 4. The suite had everything we needed. Bed and towels were top notch. Enjoyed breakfast on the patio every morning. Close to the amazing beaches of Grace Bay and you can't get much closer to Thursday's Fish Fry. The IGA is around the corner. The Villa is centrally located so driving to either end of the island was fast and easy. Any questions were quickly answered.

I don't give 5 stars unless the experience is beyond expectation, so a 4 star for me is very good. Centrally located and within close reach of the beach and grocery is a huge plus. The island isn't big, but you'll need a rental car to get around, so don't be cheap...you'll thank me. There is private, gated parking at this location. Bight Park Beach and Smith's Reef are the closest beaches, and practically empty on most days of the week. The property comes with pretty much everything you'll need to sleep, cook, sit outside, etc. There are plenty of towels (more than you'll even need) including 4 very large beach towels. The shower is small, but that's what you should expect in a studio. The bed is large and comfortable. The TV is basically useless unless you want to bring a DVD. There is a Roku so you can connect your Hulu, Netflix, etc. account to it if you want to watch movies. There is a small safe where you can store passports, money, etc. Bring your own toiletries. There were a small amount but I'd bring more of my own. This unit is on the 2nd floor with a balcony and outdoor table and grill. The view is quite nice of the Bight Park Beach. I'd likely try another place if I visited again, but that has nothing to do with the quality or this unit. It was great. I would just like to try another place for some variety. Overall I would definitely say this was a good place to stay, and most likely considerably cheaper than some of the more directly on the beach locations...which would be a total waste of your money since all the beaches are fairly secluded and empty. Again...get a car! I wouldn't even consider a taxi since they are just as expensive as if you were to rent your own car. I never saw them very much anyway and having your own car will give you a great deal of mobility which is important in the Turks.
