On-site parties or large gatherings, such as weddings, elopements, graduation parties, holiday parties, showers, bachelor/bachelorette parties, work events, etc. are not permitted.
A maximum of ten guests are allowed on the premises at all times. Please confirm how many guests will be staying when making a reservation.
The reservation holder must upload a photo of their government ID within 48 hrs of booking in order to keep the reservation.
| THE HOUSE |
Listed on the National Register of Historic Places, the original lot was purchased from the Robert Knight family (aka Fruit of the Loom family) and the house was built between 1915-1917 by Samuel and Jennie Waldman. The Waldmans owned Waldman Manufacturing Company, one of the largest braiding companies of the early 1920’s, manufacturing shoelaces, braids, and tapes in Providence.
This 2,800 square foot period home on a double lot (11,000 sf) is a wonderful spot in the city to accommodate larger groups (max 10 people) visiting Providence and surrounding Rhode Island!
| FIRST FLOOR |
Consists of main center hallway with period staircase, full kitchen (refrigerator, oven and dishwasher), small laundry room off of kitchen with Samsung FlexWash & FlexDry, living room with original fireplace (not in use) with a mini split AC unit, dining room, half bath, servants staircase to second floor and small mudroom leading out to the back of the house.

| SECOND FLOOR |
Consists of master bedroom with California king size bed, The Frame TV with cable, en-suite bathroom with walk-in shower (no bathtub), full walk-in closet with hangers, portable air conditioner provided during warmer months and private walk out balcony with beautiful potted plants in the summertime!
Middle family room with seating/sofa and window seat.
Small balcony that can comfortably accommodate up to two-three people, located at top of main staircase, which overlooks backyard!
Two bedrooms with a shared detached period full bathroom (in-between bedrooms) with original cast iron tub with vintage charm. One bedroom with California king size bed and the other with a queen size bed, both with closets and Samsung The Frame TVs (no cable). Portable air conditioners are provided during warmer months.
| THIRD FLOOR |
Private walk-up to two bedrooms and small bathroom. One bedroom with queen size bed and the other with king size bed. Very small bathroom (outside bedrooms) with original claw foot tub (baths only - no shower & NOT recommended for taller individuals), sink and toilet. Most guests use the second floor bathrooms to shower. Central air conditioning is located on this floor only.

Parking:
A true city driveway! Driveway runs along the right side of the house and abuts the neighbor’s driveway. Therefore, this may feel a bit tight when parking, as you will be parking next to the neighbors’ cars and next to the side of the house. Driveway can fit four mid-size cars. Driveway measurements are: 60’ L x 9’ W.
*We ask that guests are considerate when parking and keep within the driveway borders, so as not to crowd the neighbors’ cars.*
There is free street parking during the day (typically plenty of parking in front of house), but overnight ticketing starts between 2am - 5am. One on-street overnight parking pass will be available if needed.
*There will be a charge of $35 per pass if not returned.*
Backyard:
5,000 + sft yard consisting of partial gardens and trees, such as an apple, willow and cedar. Small back patio (driveway area). We offer one set of ladies and one set of gentleman’s golf clubs. Please let us know ahead of time if you would like to use them.
*There is no access to basement or garage.*

Please confirm how many adults and children will be staying on the property. The home comfortably sleeps 10 adults (5 beds).
No parties or gatherings beyond the folks on the reservation.
Unregistered Guests/Visitors:
Only the guests listed on the reservation will be allowed. No other guests or visitors beyond the number listed on your reservation are allowed (i.e. local guests, other friends/family, etc.) without our prior written approval.
Commercial photo shoots or filming require a separate booking agreement. Guests who violate this rule will be asked to leave immediately without a refund of their overnight fees.
*SECURITY CAMERAS are located outside the property facing the yard, back driveway and entrance points.*
If your stay is longer than two days, someone will visit the property to tend to the backyard/gardens during the Spring, Summer and Fall months. If there is heavy snow during the Winter, the driveway and sidewalk will be shoveled/plowed.
Trash and recycling cans will be taken out by someone on Wednesdays and returned on Thursdays (a day later on holiday weeks).

The house is located 1.4 miles from city center, including Johnson & Wales University, WaterFire, RI Convention Center and some of the best restaurants, theaters and nightlife that Providence has to offer!
•0.9 miles to Rhode Island Hospital and Women & Infants Hospital.
•1.8 miles to the East Side (Brown University + RISD).
•3.6 miles to Providence College
•4.0 miles to Rhode Island College
•By car, 10 minutes to the the train station, 5 minutes to major highways I-95 / I-195 and 15 minutes to TF Green Airport.
There are many day trips you can take with Providence as your home base:
•Newport, RI - 45 minutes
•Watch Hill / Westerly, RI - 50 minutes - Terrific beaches!
•Block Island ferry (Narragansett, RI) - 45 minutes
•Cape Cod - MA - 1 hour (on Cape)
•Nantucket + Martha’s Vineyard ferries (New Bedford, MA) - 30 minutes
•Boston, MA - 1 hour (no traffic)

Guests will have access to house except sunroom, basement and garage.
Other things to note
Houses are houses. If you own or rent one, you probably know that sometimes things can go awry. While we will do everything in our power to make sure you have an enjoyable stay, please understand that renting a house is different than staying at a hotel.
The house has been a true labor of love and continues to be a work in progress.
Old homes come with their own quirks and we ask that guests visiting are cognizant of this and respect the home and all of its beauty!
The house can get hot in the summertime! We have done our best to mitigate this with a split AC unit in the living room, stand alone AC units in the second floor bedrooms, and split unit/central AC on the third floor.
During the winter months the house is heated by steam heat through the original radiators. The radiators can get hot, so it’s important that nothing is placed on top of them and any small children staying on the property are made aware not to touch them.
