Quiet, Licensed, Clean & Affordable Cottage Studio with Kitchenette

This is a lovely, sweet, affordable and clean little unit. It is one of the very few 'free-standing/stand-alone' units within the Paniolo Complex. It is one of the much quieter units within Paniolo as it sits on the side that fronts the Prince Golf Course- not the street. And we are only one level so you don't have anyone on top of the studio making noise. The unit has a lanai overlooking the golf course, a CalKing bed, a full bathroom as well as a kitchenette with an apartment sized refrigerator. Also, there is a wonderful breeze coming off of Anini beach that flows through the unit on most days. There is also a wonderful, clean, warm pool and BBQ in the pool area.

Perfect stay
My wife and I spent a week at this lovely property. The apartment had everything needed for a pleasant and relaxing stay. We loved the decor and the feel of the entire place. We’re grateful for the beach equipment and gear that were provided. It was also a pleasure meeting and chatting with Joy (the neighbor). The location of the property was perfect for us. We had no trouble getting to the places we wanted to visit from there. If you’re planning a trip to Kauai just go ahead and book this place. We highly recommend it and would love to stay here again!

Week in Princeville
Comfortable accommodations. 10 minutes from Hanalei and 30 from Kapaa town. Unit has no a/c, but we were very comfortable nonetheless. Well-supplied and great neighbors Les and Joy eager to help with any issues. Would highly recommend as a value property on the N. Shore. Host Val was a pleasure to work with also.

Great rental experience. Incredibly Beautiful environment. Everything works. Was a great place to return to after our outings during our vacation. Close to Foodland, some great beaches, and the Napali coast. Joy, the neighbor/property manager is really friendly. Would absolutely recommend.

Very pretty studio
I really enjoyed staying here! The artwork and lanai garden are lovely. The arrangements are a little unorthodox, but once you get oriented you have everything you need. Joy, the next door neighbor, was REALLY a joy! She was always available for questions and helped me get the cable TV working.

Wonderful little property close walk to the beach. Perfect for Northshore and Kapaa activities. Recommend coffee on the deck to watch the amazing sunrises and hear the chorus of the birds. Clean and cool pool. Overall a good bang for your buck.

We had a lovely time! Really enjoyed having the mini kitchen, cooler, and snorkels available to use! Be prepared for early chicken wake-ups. Very close to hanalei which has everything you need. Never want to leave!

Everything was great, the small unit was plenty for myself and my husband, we didn't use everything provided but we appreciated that there were beach chairs, coolers, etc. for guests. The small fridge was great for leftovers and cold drinks, bed was comfy, shower pressure was really nice. No complaints, we will definitely be back! Mahalo :)

Wonderful condo
I landed in Kauai without accommodations and Valerie was very responsive. She managed to have the place ready for me within a few hours of my booking. It had everything I needed to prepare my own meals, hit the beach, go snorkeling and get a good nights rest. Walking distance to Princeville shops/restaurants as well as Anini beach and Queens Bath. Highly recommended.

Perfect location for sightseeing the whole island. Pro’s: parking in front of the condo Location Tranquility of the condo and surrounding Good shower Good bed Con’s: condo is dated Beach furniture/chairs, needs to be replaced with new comfortable ones Outdoor furniture, we love staying outdoor on the lanai, but we missed a table and comfortable seating. A water cooker will be nice to have.

Prefect place to stay for two. Our neighbors Joy and Les were awesome people. Neighborhood was beautiful and felt really safe and quiet, everyone was really friendly. Tons of beaches to play at and beautiful scenery everywhere. Heated pool good for nighttime swimming. Comfortably close to grocery stores, restaurants and shops. My favorite thing about the rental was the amazing view of the mountains right down the road at the local Princeville park. Loved the people I met and the things I saw!

The property is in a great location, with a very nice pool. However there was no place for 2 people to sit side-by-side; a loveseat would have been preferable to an armchair. Also more lighting is needed at the eating area. Lastly, there was an extra damage protection cost that was not indicated until after the rental charges were finalized; in all our travels, this is the only place where we incurred this kind of charge. Our overall experience was greatly enhanced by our kind and helpful neighbours.

Close to a lot of great beaches and very comfortable.
Very comfortable and easy access to good beaches and the local restaurants and shops. Despite not having A/C in August the Trade winds (and the fans) made the condo very comfortable. The "Kitchen" is really just a sink and microwave, but it works, and the outdoor grills at the pool were available for more adventurous cooking. Hike to the beach was a bit far with gear, but you can drive to Ananie beach easily, as well as half a dozen other great spots. Would recommend for north shore stays!

Fantastic stay in beautiful Kauai
We had everything we needed in this sweet studio duplex. Our host was very responsive and the neighbor Joy was very friendly and helpful whenever we had any questions. The place itself was sufficient for cooking simple meals. The bed is comfortable and the fan was quite useful for sleeping. The location is excellent. Unfortunately we didn't have much of a view because they're doing construction on the golf course and they've put a green wall/tarp up, but it's still surrounded by beautiful plants and the area is very nice. We were very pleased with our stay and would definitely come back again!

We arrived late aft. Sunday & left early morning the following Sunday. We were greeted by Joy our neighbor & she made both of us feel quite welcome & was a treasure trove of useful information. The unit was extremely comfortable & had everything we needed to feel at home. The roosters were quite annoying but they were everywhere we went. Excellent 38th Anniversary vacation.

Very Quiet and Beautiful Beach
We were met by Joy. A very fun loving ex History Teacher. She let us in and told us about everything we needed to know. Place is very small but we new we would only need a place to lay our heads down so it was perfect. There is a nice trail behind the property that leads to a semi private beach. Enjoyed snorkeling, floating and resting on the beach. Very close to everything you would need. We had a great time.

Easy check in process. Unit clean and good location. However the lanai view is a green tarp and no view of golf course and every morning there were cats sleeping on the two lounge chairs. Unit is “dated” and needs a refresh. We would stay in Panilo Estates again because of location but in an upgraded unit.
