THERE IS NO WI-FI AVAILABLE AT OUR RENTAL PROPERTY. You will have to rely on your cell phone carrier for internet service and use your phone as a hot spot if it is necessary to use a laptop. (We had to put this at the top of our description because people always ask.) Come stay for a bit and unplug from the internet. Cell phones do get reception so you can manage if you really need to ;)
Now, on to the house.....
Two story home. Upstairs is located on same level as private driveway and is wheelchair accessible (no stairs). Daylight basement has main living room, refrigerator, large bedroom that sleeps 4 (queen bed and two separate twin beds), full bathroom and access to upstairs via outside deck or inside stairs. Main level (upstairs) has master bedroom (queen bed and crib) with bathroom, kitchen, and guest room (queen bed). Two separate decks on main level with chairs and tables ideal for dining and enjoying the view and sun. Room to comfortably park two vehicles in driveway next to house and additional parking room at top of property. Fire pit is available (you'll need to purchase firewood in town or at the gas station up the road) and you have your own private dock (new dock and new stairs installed in 2023). The source of water for the house is from an onsite well (no need for filtered water, this is some of the best drinking water in the whole area). No backup generators in case of power outage. The house operates on a septic system (which means you need to be good stewards and conserve water usage). Septic system is not an issue with smaller groups, but when at max occupancy (8 people) we ask renters to use water smartly (further details provided in welcome letter and via correspondence with owners). Multiple patios attached to the house which allow you and your guests to enjoy the spectacular views from numerous locations. If you desire to leave the house we are centrally located next to other amazing lakes, hikes, parks and other recreational activities so you can get out and explore! We hope you enjoy the area around our house, but we have a feeling that you'll just want to sit and relax and enjoy what our home has to offer you and your family!
The check in time is 4pm and checkout is 11am. These times need to be honored due to scheduled cleaning and turn around for subsequent reservations on the same day. Thanks for respecting this requirement. Please contact us if you can't meet these times so we can inform our cleaners. Also, there may be times when we don't have other reservations immediately before or after your stay. In these cases you can reach out to us and we can authorize an early arrival or late departure.
Please ensure you accurately list the number of guests in your reservation. We leave towels and linens out for the number of guests. Many renters say that they only have 4 guests staying and then show up with 8. Those folks are shorted necessary supplies for their stay. We have a max number allowed on premises and for occupancy - 8 (see notes below).
NO PETS. We used to be a dog friendly rental but due to damage and renters not being honest about bringing pets we regretfully have decided to not allow pets starting November of 2020. We are saddened about this decision - especially since we had a dog and we went through challenges of our own trying to find a places to rent because most homes do not allow pets. We truly are sorry. We made our home available for 5 years to people with pets and we had some great renters and great pets that got to experience their stay together. But, in the long run, we had more people that neglected their pet which ultimately caused damage to our house.
ADDITIONAL INFORMATION FOR DAMAGE PROTECTION PRIOR TO YOUR BOOKING:
A. DAMAGE INSURANCE - As part of our house rules it is mandatory to choose property damage protection serviced by CSA through VRBO. This "damage insurance" is available by visiting https://www.propertydamageprotection.com/
Choices of $59 ($1.5K coverage), $79 ($3K) and $99 ($5K) are available. You must choose one of these coverages within 2 days of booking the property or your reservation will be canceled for failure to follow house rules and rental agreement. You will need to enter property ID - 711556 and owner email: chainesm@gmail.com, to set up insurance.
B. REFUNDABLE DEPOSIT - Aside from "damage insurance" listed above a REFUNDABLE DAMAGE DEPOSIT of $250 is required at booking. This "refundable deposit" is in place in case the following happen:
1. SEPTIC ALARM GOES OFF - If septic alarm goes off during stay the refundable deposit will be kept to pay for septic inspection and reset of alarm system.
2. EXCEEDING THE EIGHT GUEST MAXIMUM - If it is determined that more than 8 people stayed at the house or were on the premises then this is automatic forfeiture of refundable deposit.
3. PETS - As of November 2020 we no longer allow pets. If it is determined that pets were on the premises than the $250 refundable deposit will be kept.
The TV's are not hooked up to cable or satellite. Upstairs TV does receive about 13 local channels from an over-the-air antenna.
Outdoor BBQ is only available from May to October.
The house is not decorated for the winter holiday seasons (Thanksgiving, Christmas or New Years).
