*Guests must submit a rental agreement and ID at least 4 days prior to check in to avoid $125 later registration fee.
*Trash/recycling must be brought to the trash/recycling cans located outside.
*Guests use amenities at their own risk.
*Check in/Check out: Please note check in is at 4 PM. Early check ins must be arranged 1-3 days prior to check in. We can only accommodate early check in if the home is vacant and ready, the day of your check in.
Check out is at 10 AM. Please contact us at least 24 hours in advance to check the availability for late check out.
"Unscheduled" late check outs not only affects us but also the next guest. In the event guests stay past check out without prior permission, there will be a $75 late fee for the first hour and anything after the first hour, guests will be charged the rate of 1 night stay based on the current nightly rate.
**Please note we have cameras in the driveway and front door for your safety and ours.

Our home is located in amenity filled community of Arrowhead Lake.
***COMMUNITY FEES***-This fees are NOT included in your booking price and must be paid separately at least 3 days prior to check in.
What is included in the community fees:
Guests will receive temporary membership pass all amenities Arrowhead has to offer including:
3 heated outdoor pools (open Memorial Day to Labor Day
Lakes (for boating and fishing)
4 lake beaches
Rental shack (to rent kayaks/boats)
Children's playgrounds
Community lodge with indoor activities like karaoke, bingo, crafts, live music, fitness center, billiards, library
Basketball and Tennis courts

Fees (children 6 and under do not need a pass :

IN SEASON (Memorial Day to Labor Day): $8.50 per person per day or $42.50 per person for 5-7 days
Off Season (September to end of May): $2 per person per day
Vehicle access card: $20 per vehicle per stay
Administration fee: $20 (one time fee, non-refundable)

Late registration fee (if paperwork is not received at least 3 days prior to check in) is $100

No same day registrations are allowed. Any changes to the registration including cars, guests, etc, must be made at least 1 day prior to check in. No changes can be made the same day as check in or during the stay.

Refunds: Guests can get a refund for temporary passes and vehicle access card at least 3 days prior to check in. If less than 3 days, no refund will be issued.

You will receive a rental agreement via email after the home is booked (please provide your email address after you book the home). After we receive the rental agreement, we will register your guests, your cars and will pay for the registration. That total we pay for the registration will be requested from the guest who booked the home. Guests are responsible to pay the host these community fees which we pay on behalf of the guests. Guests can't check in until all fees are paid to the host.
Please note that these are the community rules and not our rules. As hosts, we have to follow the policies and fees community set in place. Temporary passes must be purchased whether or not amenities are used. All guests over 6 years old has to purchase amenity passes. That is NOT optional.

All guests must first register at the off-site office located at 906 Route 940, Pocono Lake, PA 18347. After the initial registration, guests can proceed to the house. This is a 1 time registration.
