Highlights: If your stay wish list is being on the doorstep of Belleayre Mountain - with its fabulous hiking trails and prime winter skiing - in a home with serene interiors, heated floors, luxe bathrooms, and expansive stone patios, then this is absolutely the home for you.
The house is a lovely example of calm, spaces that are both inspiring and comforting. Large and sunny living spaces feel cozy because of the owners choice of soft, natural materials. The main floor has an expansive living room, and you are met with the beautiful fireplace area when entering. A clear line of sight through to the rear garden, connects the front and back of the property. Alongside the large fun lounge area and (smart) tv viewing space, you have the primary suite to the left and a large kitchen and dining room at the back.
The main level also has two useful utility rooms; one a laundry area with everything you may need supplied, and the other a spacious mud room with direct access to the outside. This will be especially handy during ski season for boots and equipment.
Upstairs are two spacious, bright bedrooms with super soft beds and luxury linens. One bedroom has a queen bed and a desk area. The other is a bedroom with two twin beds. Up here you can have a quiet moment to recharge or stare at the stars (the skylights have remote blinds for those wishing for a lay-in!).
For lunch or dinner, the 5/10 minutes to either Mornings cafe or Tito Bandito’s will allow you to stay local while enjoying some great food. These super fun local spots are a must, and a big favorite of the owners. Or just a little further east, 25 minutes to Woodstock will put you in a lovely town with superb restaurants.
Guests can also take advantage of the homes’ well stocked kitchen, where the professional grade appliances (Bertazzoni stove and GE Café fridge) and fabulous built-in dining area will no doubt contribute to the makings of many great meals. Outside, there are several stone patio areas, with the west one being particularly perfect for evening cocktails.
The exterior materials of the home is a striking shou sugi ban finish, and this sits beautifully against the deep greens of the subalpine forest surrounding it. The garden, flat and grassed near to the house, nestles in almost 32 acres of wooded privacy, with plenty of opportunities for after dinner walks and exploring.
Like all Upstate Place properties, this home has a pack n’ play, highchair, baby bath etc. available to make even the smallest guest’s stay welcoming and easy.
The house would be ideal for a couple, a family or a group of friends vacationing together. It is also very well suited for a multi generational family, as it has a main level bedroom and bathroom with easy access.

Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.
Rental Agreement: Please know that we require all guests to sign a rental lease agreement.
Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
Weather: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” or more accumulation but we cannot guarantee an exact time for the plowing as the crews are often unreachable and out of cell service areas for much of the day.
This house has a steep / and or long driveway and extra caution is warranted. Please allow extra time when departing. Upstate Place does supply snow shovels and pet-friendly salt at each of our properties for extra safety.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.
Cleaning Guarantee: We are very proud of our housekeeping team who go beyond both Airbnbs General Cleaning Guidelines and Airbnb’s Enhanced Cleaning Process recommendations. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take a time stamped video of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
This home may have weekly lawn and trash services as well as monthly pest control service. Service providers may access the exterior front yard and back yard during your stay to ensure the home is properly maintained.
This house is on one flat main level, however the property may not be suitable for guests who don’t wish to use stairs as the exercise studio is entered via x steps up to the front door. Once inside, both buildings are on one level.
Early check-in: When available, we love to allow our guests an early check-in to get your vacation started asap! Unfortunately, during peak times, this isn’t always possible. But please ask, we will always try.
