This is a beautiful property, the only problem is it is about 400 meters from the parking area and you have to walk up and down a lot of stairs that are not lit at night and is quite steep. Not good for children or people with a lot of luggage.
The property is a little difficult to find if you are not familiar with the area. It is definitely worth finding your way there. We found the room to be clean and relaxing. The view is breathtaking. The staff are wonderful and will do all they can to make sure stay enjoyable.

The view of the ocean from both your room and the main balcony is amazing.
You can walk to the beach and a variety of cool restaurants/ bars walking down a pretty lengthy staircase.
It is somewhat of a trek to hike down to the hotel itself. I would recommend pre asking staff to take your bags down on your arrival and up when you leave.
Great place, amazing view! You pay for the view not the service. We were asked to pay the stay in cash on arrival and the amenities are limited. In the loft the reeling is very dangerous so did not feel safe to walk around upstairs

The staff are lovely. Some of the rooms look great, but be VERY CAREFUL if you are booking the standard double room. You are NOT getting what you see in the pictures!!! Also one of the standard double rooms doesn’t have ocean views at all, but the other one does, so make sure you get the one with the views!!! I didn’t and it was super over priced for an average room with no view. As other people have said there are pretty full on stairs to get to the accomodation and not much around, so it’s great if you’re surfing, but if not just keep that in mind.
Finding this property was very difficult, there is no signage around the area and being that you need to hike, it was very inconvenient. Once we arrived, our room was water damaged and mouldy. The stair railing was wobbly and unsafe, and all our firniture was wet. While I understand weather events cannot be helped, it was extremely frustrating that the hotel wasted our time coming, while they knew the room would not be acceptable. We left immediately, and requested a refund. This hotel then refused to provide a refund even with the state of the room. I fought this with wotif, and was luckily able to receive a full refund. Very disappointing as we were so excited to stay here. I would not recommend to people in the future.

Great views of the open ocean. Quiet at night and in the morning. Do take note that the balcony you see in the pictures are not privately yours, but more of a corridor which you and another neighbouring unit share. The same walkway leads to the villa "lobby" where they serve drinks and welcome guests. The villa entrance will have guests from other villas or people frequenting the beach passing by, so you can't keep your curtains open if you'd like to be greeted with the ocean views in the morning (unless you don't mind people looking in).
Comfortable bed but one of the sides were infested with ants crawling at the edge at night. The toilet has a weird odour, perhaps coming from the basin's cabinet which seems to be rotting wood.
Room amenities are minimal, don't expect much but the bed is a comfortable one with hotel looking standard. More privacy would be appreciated.
They also ask for tips in the booking notes so just prepare some loose cash to give them for bringing your luggage up and down.
Highly recommend getting a scooter (nearby) at a cheaper rate than from the villa. Taxi gangs are against gojek so you might get your driver into trouble. Also highly recommend eating at other places apart from the warungs by the beach unless you're into overpriced poorly prepared food for tourists.

very unsafe steep staircase no rails balcony unsafe no amenities false advertising looked beautiful u need to be fit to access the place 10 minute walk from car park steep unsafe uneven deep steps no rails. perilous journey to blue oceon u feel as if u have just entered a secluded unsafe undesirable holiday getaway. advertising is really false i’m in my 80 s. daughter 50 s knee problems. the whole building is very unsafe for anyone no coffee tea facilities u need to be a mountain goat i had to have valium to calm down. Expedia do your homework. snd refund my money. Blue oceon said u would refund within 3 weeks. i hope so. or i will take this further. australian insurance would be appalled this really gave us both anxiety. to think to get food we had to endeavour the hazardous climb up to plateau and then down again on our treacherous down climb to Blie oceon by cell light. just do a refund and take. blue oceon off your list. i have travelled for years. and i would say this was disgusting. no ticks just lucky to survive. i would prefer africa jungle safari anyday. This is a room on the side of a cliff. There are no sign posts, no directions, nobody to greet you or guide you to the room. You walk for 100m down a dark, dank narrow alleyway with no lighting or directions, then 100m down steep stairs with no lighting or signs carrying all your luggage until you find some lights in the dark. Its a reception desk and your room. No bar, no restaurant, no road access, no assitance, its a desk and a room and nothing else. Room was nice though.
Overall it was great. The only issue is that you have to go up 100 steep stairs both up and down to get to the hotel in the middle of the cliff. This isn't ideal if you are not physically able. The only restaurants are 4 along the beach which two are decent and only all accept cash.
The view was stunning though! Right near the beach which was amazing and good for surfers. I wouldn't stay more then 2 nights though if you want to be closer to in town restaurants and shopping etc. food delivery was a no go due to the distance
