It was the actual 'model home' for the exclusive community of the 'Last Sun at the Cove'. The furnishings and decor are therefore exquisite and well-adorned as well as being comfortable and family-friendly. It consists of over 4000 sq ft. featuring 4 bedrooms (including dual master suits), 6 bathrooms, game room, 8 person spa, 3 stone fireplaces, luxurious gourmet kitchen, state-of-the-art audio/video system including an Ipod docking station, vaulted ceilings, a BBQ deck and beautiful craftsmanship throughout.
Guests will have access to entire home and it's available amenities. Some of the space may be closed/locked off in which case these areas are not accessible to the renters.
NEW TRANSPORTATION: Park Meadows Bus Route! 20Tan line will pick you up right on Meadows Drive! There won’t be transit stop poles in the upper Park Meadows area. Instead, riders can wave down the bus anywhere along its route in Park Meadows. For route and time point info, visit parkcity.org/departments/transit-bus/routes-schedules. Riders can also download the Transit App to track Park City Transit Buses, view upcoming departure times and plan trips.
There will be a property manager present to check you in. Should you need assistance or have questions/concerns they will be available to assist.
It is situated across from the 10th fairway of the Park Meadows Country Club and offers unobstructed and incredible mountain, ski resort and golf course views. The community offers a private pool, tennis courts, clubhouse, hiking/biking trails and is a 5 minute drive to Park City, The Canyons and Deer Valley ski resorts, golf courses and Main Street.

Good Neighbor Policy: This home is surrounded by owner occupied units. While we understand the Primary Renter and guests are on vacation, the home owners around this home are not. Therefore, we respectfully request Primary Renter and Guests display behavior that is becoming of a normal neighborhood environment. Home owners across the city are banning together to eliminate the rentals of private homes as vacation homes. Please help us preserve our right to rent by being respectful neighbors.
Breach of Contract: The Owner may immediately terminate this agreement and take possession if; (a) Guest or someone in the Guest’s control seriously threatens to inflict personal injury, or inflicts any personal injury upon the Owner or other guest; (b) Guest or someone in Guest’s control intentionally inflicts damage to the premises; (c) Guest has vacated the premises and the person in possession is holding possession contrary to item 2 in Rules and and Regulations herein that prohibits subleasing the premises to another or allowing another person to occupy the premises other than the occupants named as guest in this agreement, and the owner has not knowingly accepted rent from the person in possession; (d) guest or someone in the guest’s control commits any act which is outrageous in the extreme; (e) Guest or someone in guest’s control does knowingly violate the Policy, Rules and regulation herein. (f) Guest uses the premises for a purpose other than vacation rental.
Drugs/ Alcohol: There should be no use of illegal drugs by any Renter, Occupant or Visitor in or on the grounds. There should be no consumption of alcoholic beverages of any minor under 21 years of age.
Hurricane/ Storm Policy/ Pandemic: Mandatory evacuation by State or Federal Authorities will be sufficient cause for refund. Refunds will only be issued for the specific area and for the dates requiring mandatory evacuation. Travel bans issued by the government will be cause for credit of funds towards future stay within 1 year of original stay date.
City Ordinance/State law: Tenant shall not violate city or state ordinances or laws including noise restrictions, parking restrictions and occupancy restrictions.
Falsified Reservation: Any reservation obtained under false pretenses; will be subject to forfeiture of advance payments, deposit and/or rental money and the party will not be permitted to check-in.
Written Exceptions: Any exception to the policies must be approved in writing in advance.
Rental Rules and Regulations:
1.Occupancy: The maximum occupancy for this Rental Agreement shall be 10.
2.No Subletting: Only Tenant and their guests listed on this Rental agreement shall occupy this vacation home.
3.Age Restrictions: Primary Renter must be 25 years or older.
4. NOISE/NO PARTIES: Quiet hours are strictly enforced, 10 pm – 8 am per city ordinance. This neighborhood is made up of mostly full time home owners. Therefore this property has a ZERO TOLERANCE for noise, parties or loud music which includes any excessive daytime noise, yelling or screaming. Fines will be applied for complaints. Drinking games of any kind ie: beer die, pong, funnels etc. Music that is audible past the property line. Immediate eviction can result if these rules are broken.
San Diego Municipal Code 59.5.0502 states that at all times; any amplified sound that can be heard 50 feet away from your residence is prohibited. Between 10 PM and 8 AM, even normal conversation must be moved inside your home. Per SDMC 51.1004 and California Penal Code 415.2 noise violations can result in fines (Up to $1,000) for property owners and tenants if there are repeated calls for noise violations to one address. Tenant will be liable for any and ALL noise violation fines charged to the property owner. Excessive Noise disruptions can result in immediate eviction without the right to a refund of rental fees.
5.Smoking: This is a non-smoking property, both in or on the property. A fee of $1,000.00 will be charged for violation of this rule, plus any costs incurred to remove smoke odor or damage.
6.Damages: Tenant will leave property in good order. Sheets, Blankets and Comforters damaged from, but not limited to, tearing, food, blood or other bodily fluids will incur full replacement value charges. If excessive cleaning is needed, you will be charged $100/hour, or actual charges, whichever is greater.
Missing or damaged items will be charged at full replacement cost.
If area carpets are excessively dirty during your stay you will be charged a $300 fee for carpet cleaning or full replacement value PLUS any loss in rental income at $500/night.
7.Kitchen: Cooking at high temperatures sometimes results in strong smell that permeates throughout the house, For example but not limited to popcorn and fish. Please open windows, use kitchen fans, and be mindful that this is a shared living space. Should a strong odor be detected upon check out, an extra cleaning fee will be applied.
8.Pets: Pets are not allowed including those belonging to visiting guests without prior consent from the property manager.
9.NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. The cleaning fee referenced above shall be applied to maid service after you depart. If you would like daily maid service it can be arranged for an additional daily fee.
