New Rental! Amazing Views, Large Home, Perfect Family Getaway!

Pagosa Hilltop Getaway is a new rental with amazing views of the entire San Juan mountain range. It's located on 5 acres but it feels like much more since you are above it all. On clear nights, see stars like you've never seen them before!

As you enter the home, there is a split stair case. Up to the left, you enter the living, dining and kitchen area. The living room is cozy and large enough for the entire family to hang out, play games, watch the large SMART TV or make a fire and just relax. The kitchen is large and open and plenty of room for all the chefs in the group. The kitchen has all the equipment and supplies to make your favorite meals, or have VIP Vacations arrange one of our Private Chefs to entertain and feed you! The stove and oven are electric. Next to the kitchen is the dining area, but there is also a 4 person bar on the island counter. Off the dining area is a door that leads out to the wrap-around deck where you can enjoy a sunrise coffee, or a sunset wine.

Down the hall are 2 of the bedrooms, each with a new queen bed, one of which is the master bedroom and has a private bathroom. At the beginning of the hall is a full bathroom for the rest of the house to use.

Downstairs is a bedroom with 2 twin beds and a partial wall that separates the room into 2 sections. Next to this room is the cozy den with super large and cozy couch (plenty of room to sleep on) where you can watch the new 65 inch SMART TV. There is a full bathroom downstairs as well as a separate large laundry room.

There is a 2 car garage on this level that every guest can use. Outside the garage, under the covered deck and all the views, you also have a 5-6 person hot tub!

ALL TRAILERS, RV'S, CAMPERS OR OTHER RECREATION VEHICLES MUST BE APPROVED PRIOR TO ARRIVAL TO BE ALLOWED ON PREMISES.

This home is Dog Friendly and allow up to 2 dogs with $75 fee for each plus an additional $100 refundable deposit per dog.

There is a portable AC unit in the living room area.

This property is 2 minutes from town, 5 minutes to the hot springs and downtown, 25 minutes to Wolf Creek Ski resort (most snow in Colorado)


We highly recommend a 4WD vehicle for this home in the winter.

Amazing Getaway
This was a great house for use to get away for a few days. It is fairly secluded and the views are amazing from the deck. It is nice they provide fans for the rooms in case it is hot. We ordered some firewood and it was delivered to the house and we had some nice evening fires. The deck was great, the two rooms with tvs were comfy and great for family movie watching. the hosts were responsive as well with questions we had.

The house was an awesome place to stay!
If you stay in the house, you need to have 4wd or AWD to make it up to the house especially if it snows. It’s a great house with ample space for at least 8 people.

Christmas in Colorado
Our family had a wonderful stay in Pagosa Springs. The house was the perfect pet friendly place for our family to get together. The views are wonderful and it was a treat to see large elk herds from the patio our last two mornings. Arriving on December 24 to a (not requested) Christmas tree already up was icing on the cake.

We actually stayed at Elk View when our original VRBO rental had to have some repairs done. The property was close to town and restaurants. We saw wildlife as promised. The house was large enough for 6 adults to stay and have their own space. Great property. Would definitely stay again.

Just fabulous! Got there at night and woke up to the most gorgeous/peaceful view of a hot air balloon floating over the mountains! Definitely book that in advance for your trip! Groupon!

Great Family Rental
This was our 3rd trip to Pagosa Springs and our first stay at this location. It was the perfect location for us and what an amazing view! The house had everything we needed, and the hot tub was a bonus on our worn-out hiking days. Plenty of space and if you had a larger family there is more space downstairs. We watched deer and elk right from the porch! Wifi connection was great, especially since schoolwork needed to be completed while we were on vacation. Would recommend staying and would come again.

Wonderful Home!
This house was great for our family of four. Actually, it could have housed several more people with all the space! The views were spectacular and the house was close to town. The driveway was perfect for sledding down and we appreciated that there were sleds to borrow while we were there. Communication with the owners was easy and they quickly came to our assistance when we tripped the circuit breaker. The kitchen could use a few more gadgets (pizza cutter, pasta drainer), but overall had everything we needed.

Heavenly Views & Great Accommodations
We absolutely loved our stay here. Of the many places in Colorado we have visited, this was our favorite house of all time. The basement level was perfect for our teenagers and the views from the wrap-around porch were absolutely stunning and perfect to watch sunsets or the random hot air balloon flights in the morning. My husband and the kids really enjoyed the hot tub after their long days at Wolf Creek too. If you plan on visiting in the winter, a 4 wheel drive vehicle (and a dash of speed) is key to getting up to the top of the driveway but I promise you, if you have to dukes-of-hazzard it up the drive, it is 100% worth the climb. We look forward to coming back soon!

Reviewer Comments: I am unsure words can describe what a wonderful time we had and the opportunities afforded us by the views.The House has an amazing great room in conjunction with a dining room and Kitchen. From this room and the deck we were able to see Elk migrating and even 2 bull elks having a "Discussion". We saw fox, and deer and coyotes. The Mountains were so close you could almost touch them. One night we invited my family that is local over for steaks on the grill and sat out in the rocking chairs on the deck and watch and amazing sunset. Another morning we watched an equally beautiful Full moon peeking thru the clouds, as it set. We have videos, pictures and memories that we will cherish for years to come. We plan on staying there in the future. The management Company checked in on us and was very responsive to a request. The Tea Kettle had seen better days, and we found a new one on the doorstep that afternoon.

The most amazing views!
Our family of seven (kids 13-20) plus our little dog were looking for a comfortable home for us to use as a base to ski Wolf Creek and be close to Pagosa Springs for dinner, tubing and enjoying the hot springs. This location far exceeded our expectations. We had to engage our 4WD and AWD to get up the snowy drive which was so much fun! We arrived just after dark and noticed there were no window coverings on any windows. After a super comfortable night’s sleep we woke up and found out there are no window shades because the view was one of the best I’ve had anywhere in Colorado. One evening a small herd of elk (13) came right through the property and we were able to enjoy watching them from the wrap around porch. The hot tub was a very welcome treat after a long day skiing and the living area easily accommodated all of us comfortably. I will note that the internet slowed in the early evenings but we expected that going into our trip. For most of the day and evening it was fine with most of us streaming simultaneously. This was our third trip to Pagosa over the last several years and I will be looking to book this property again on my next trip.

Beautiful views, but less than satisfactory accommodations
Pros: Great location just outside of town. It sits at the top of a hill, so the views are beautiful. There are lots of opportunities to see wildlife in the area. We woke up to elk, deer, and turkeys in the yard. We requested early check-in and the host was very accommodating. Cons: The overhead lights and fans in all upstairs bedrooms did not work. Maintenance attempted to fix when we checked in, and said he'd send an electrician during the week. No one ever came or checked back. The hot tub, record player, and interior stair lights did not work. We were also told at check-in that the guest bathroom shower did not work. The only screens on the windows are in the bedrooms. You can't enjoy the beautiful weather in the other rooms without letting in flies and mosquitos. The yard is all dirt with the exception of a 10 x 10 section out front. I had to remove cacti from both our dogs paws and the yard turns to mud when it rains. The refrigerator door has a sign on it to make sure it's closed. It doesn't want to close without that extra push. I left similar feedback upon checkout and received no response.

Overall, I do not recommend this vacation rental. Reviewer Comments: Driving up to the property it’s clear this is a vacant home that is currently for sale. There has been no upkeep or maintenance of the home or yard. Words cannot describe the current state of this home. However, here are a few examples, moldy shower curtain, loose kitchen faucet, bathroom vanity not attached to wall, one shower head out 12” from wall with copper pipe, “mater bath” shower is the 80’s style small shower which the door has to be slammed to attempt to close and shoved to open, shoe prints on the master bedroom ceiling, cabinet and pantry held in place by duct tape, entry steps inside home are coming apart, rain storm resulted in foyer window significantly leaking, main area toilet - barely flushes, the home is mentioned as “pet friendly” however, I would argue this is “pet dirty” as there is pet hair all over the furniture, home is staged to sell and appears to be nice - however the quality of the furniture is clearly “falling apart” when you attempt to use it. The hot tub per the manual is to be guest maintained, when questioning this we were told it was checked, however there is something in the bottom of the hot tub, and the cover is dangerous to open as the clips are all dry rotted and broken, resulting in a cut to my finger. We were asked to respect quiet hours - however, the neighbors dogs bark constantly throughout the night. Also these dogs run loose in some cases following you up the driveway. Snacks left for guests were long expired. Sorry if this feels like an inspection list for future buyers, but if you’re looking for a home which feels like a fix-r-upper, this is a place for you. From the pictures this appears like a ‘luxury mountain home’ which this is clearly not.

Reviewer Comments: This house is very close to all the conveniences of town, but definitely has a private country setting, it has beautiful views and wildlife on and around the property. We saw deer and elk. We loved the following: cleanliness, the wrap around porch with plenty of seating & small tables, a large reasonably stocked kitchen with full size appliances, a large dining table, a nice hot tub, plenty of thick bath towels, a movie room with a large comfortable couch, a full sized laundry room. What could be improved: air conditioners for the bedroom areas; daytime temps were in the 90’s (end of July) & it took awhile for the bedrooms to cool in the evenings when going to bed. We were thankful for the fans provided & by morning the bedrooms were very cool, but if you want a cool room in the summer when going to sleep, it probably won’t be. The 4 plug outlet in the master bath wouldn’t work & we learned when we were leaving that the garage tripped a breaker when we opened it, which was also tied in with the bathroom outlet. A shower head bath supplies hanger in the master bath would be a great help. There were 2 wash cloths per bathroom & for 3 couples staying almost 2 weeks, that wasn’t enough, we had to go buy our own. The master bath needs a blind or curtain & the blind in the movie room was missing half of it, so there was a glare from the window on the tv the evening we watched a movie. There are tall sized steps going into the home and there’s a step into the downstairs bathroom that isn’t easily noticeable.

Tons of room for our family of 7 and 2 dogs. I love when I can find a reasonably priced vacation home that is dog friendly! The views of Colorado from the wraparound patio were amazing!! Great location, lots of stores nearby, small town feel with everything you need. Only issue we had at the house was finding a place for our dogs to go potty. The ground was rocky and covered with wild flowers along with lots of tiny cacti. It was pretty, but our dogs didn’t care for it, they are spoiled and want a plush spot of grass. Maybe keep this in mind if you bring the fur babies.
