About this space
This lakefront property with a private beach and boat ramp has only just been listed after an extensive renovation. The aim has been to provide style, comfort and convenience with high end designer furniture, lighting, and accents. Duncan Lake is a hidden gem just off Rt. 16 in Ossipee, NH. The property is set in half an acre of woods and pine trees, on the southern edge of the White Mountains.
The space
The cabin has a large deck and grill area with plenty of seating. Sit back and unwind in the new hot tub overlooking the lake - the views are breathtaking and the sunrises and sunsets spectacular. There is direct water access and its own private beach a few steps away from the deck.

The refurbished kitchen has brand new appliances stocked with essential cooking pots, pans, utensils, crockery and cutlery as well as a coffee maker, toaster, fridge freezer, dishwasher, microwave and cooker with airfry oven.

There is heating and air conditioning with ceiling fans in the bedrooms and lounge and a working fireplace (firewood is supplied free of charge). There are two bedrooms with queen size beds and a small office with a trifold double mattress to sleep a total of six guests (4 adults and 2 children or two adults 4 children)).

Although some landscaping and planting has enhanced the property, this has been limited to preserve a wild environment and respect conservation guidelines for the lake front properties. Most of the property is left wild with many species of plants, including a wild Pitcher Plant that catches and digests insects!

There is also a firepit and picnic area, table tennis, corn hole, boules and an extensive collection of board games, books and magazines.

Duncan Lake boating activities are restricted to protect the summer resident population of Loon waterbirds with their characteristic and haunting calls. Although powered boats are permitted, they must not create a wake or exceed 6mph, allowing peaceful and safe enjoyment of the water. The lake is stocked each year with different species of Trout and, during the summer season, anglers drift in canoes and kayaks, tempting fish to bite. Local wildlife seen around the house include Bears, Bald Eagles, Kingfishers, Herons, Egrets, various other wading bird species, chipmunks, squirrels, turtles, bullfrogs and deer. These are to name just a few.

There are 5 kayaks available to use so bring your fishing gear. Ice fishing is done in winter. State Forests are nearby with groomed trails for hiking, cross country skiing, snowboarding, snowshoeing, and snowmobiling and many other winter activities. You will find downhill skiing, snowboarding and ice skating just 15 minutes away at King Pine during the skiing season.

There is off road parking for 3 cars.
Other things to note
The property is suitable to sleep 4 adults and two children or 2 adults and 4 children. It is not really suitable for 6 adults as there is only one bathroom and may be a bit cramped. There are two queen bedrooms and an office which can double as a third sleeping space with a double trifold floor mattress for children/teenagers.

Pets are welcome and stay at the owners risk at $60 per pet per stay. The deck has a gate to keep pets from wandering off, however please ensure that ALL POOPS are collected and disposed of and all hair removed from furniture. This is a very strict rule. A minimum $500 penalty will be charged if there is any damage to furniture caused by your pet/s. Also, there is a limit of 2 dogs per stay. We do not accept cats.

If you are not a pet friendly person and dont like woodland creatures and animals, then this may not be the place for you. We pride ourselves in high end service and aim to achieve a balance between upmarket but homely and close to nature however we cannot promise that you won’t find the occasional dog hair/critters/creepy crawlies etc. as being in a woodland environment we have limited control over nature. All bed sheets and pillow cases are washed and disinfected after each guest and sofas, soft furnishings etc and all areas are vacuumed and disinfected. The cabin is rigorously cleaned and disinfected according to Airbnb’s 5 step program:

We use disinfectants and wear protective gear to help prevent cross-contamination.

We refer to cleaning checklists to thoroughly clean each room.

We provide extra cleaning supplies, so you can clean as you stay.

We comply with local laws, including any additional safety or cleaning guidelines.

As with all New Hampshire lakes used for recreational purposes, water quality for safe bathing is monitored by the state. Guests should always check with the NH Department of Environmental Services for any current advisories regarding algal bloom etc. Should the state impose restrictions following any natural changes in water quality, we are not liable or responsible in any way in the form of refunds or any other form of compensation as state imposed restrictions or acts of nature are beyond our control.

Please also obtain a fire permit (cost is $5.50) if you wish to make a fire. Local regulations require this and you can acquire one very easily online at the NH Division of Forrests and Lands.

The use of 9 Harper’s Ferry Landing and Duncan Lake is strictly at guests own risk.
