TRIP PREPARATION:
Access Realty Vacation Rentals adhere to minimum standards set to provide you with as many of the comforts of home as possible during your stay. All our vacation rentals include fully equipped kitchens, basic small appliances (microwaves, coffee makers, toasters), pillows, comforters/bedspreads, television(s) and more!
Please note that unless otherwise indicated above, linens are not provided during your stay. You are welcome to bring your own linens, or we provide a linens rental service for your convenience. Our vacation homes are not guaranteed to have consumable items in stock for guest use (i.e. toilet paper, paper towels, soap, etc.).

**Cancellation: Any cancellation of a confirmed reservation must be made in writing by Guest. Reservation payments are not reimbursable unless the property can be re-rented for the same rate and time period. Every effort will be made to re-book the property. If property is re-rented, Guest will receive reimbursement of payments made less non refundable reservation fee, cancellation fee (varies by property), and third-party fees (travel insurance, security deposit alternative, insurance, convenience fee, etc.). Insurance fees shall not be reimbursed unless the Agent is reimbursed by the issuing insurance company.
**Check In Day: *Your rental home allows you to check-in directly at the property. Check-in typically becomes available BETWEEN 4:00 - 6:00 PM on the day of your scheduled arrival. As soon as we are notified your rental is ready for check in, we will send you a text message to the number you previously provided. This text will include a hyperlink that will direct to the Property Guide with all your check-in instructions, directions, FAQ's, Wifi info, helpful tips, and most importantly your information on how to gain access to the property. Please understand that all homes must be cleaned and inspected before we are allowed to issue access details and you are not allowed to be at the property until you have received that text message.
**Early check-ins and Late check-outs must be pre-approved and are not allowed if there is a reservation checking out the same day another reservation is checking in. You may contact us the week of your arrival to determine if there is any availability to add an early check in or late check out. There is a fee associated with early check ins and late check outs.
