Charming, freshly decorated, full breakfast included, no charge for parking (offsite, but a nice walk) Extremely reasonable in December. Because it was so cheap, I feared it would be a dive. Not at all. It was lovely! Innkeeper is very pleasant, attentive but not needy or in your face like some B&B owners. Highly recommend.

Brilliant small bed and breakfast for a stay right in the centre of Newport. Clean quiet and run by friendly people, and ideally located to explore town and the wharfs on foot. Amazing breakfasts too! Wonderful fresh home cooking every morning. Car park is a five minute walk away on foot but that is the only thing to note.

The property is beautifully maintained and the inn keepers are very pleasant. They serve a very nice breakfast and are happy to accomodate dietary preferences. Our room was the only one on the third floor, thus it was the largest and very comfortable. However, guests should be aware that there are no elevators, so luggage needs to be carried by yourself on the stairs to the 2nd and 3rd floor.

Close to waterfront.
This is a great place. The women who welcome you, clean your room, and make breakfast for you, are incredible! The room looked updated. The bed was comfortable. Breakfast was excellent every morning. The view deck was a great place to have a glass of wine and relax! So many food choices in Newport! Outlook Inn is walkable to the waterfront. Our room smelled of air freshener, when I asked to not have that in my room they were very accommodating! The Inn is on a busy street and you can hear that noise (we had a front room so unsure if other rooms are the same). We also could hear the couple above us. We still enjoyed our stay!

Great inn. Great Location near the waterfront. Very helpful and friendly innkeepers. Free parking off site, but fine. Easy unloading and reloading of luggage at the inn. Great breakfasts.

Serena, Ashley and the rest of the staff really went out of their way to make our stay fantastic. The Outlook is beautifully decorated and comfortable, and the location is ideal for walking around Newport’s wharf section. The daily breakfast was also delicious and the third floor deck provided sweeping views of the harbor. I highly recommend the Outlook Inn for anyone desiring a beautiful and relaxing visit to Newport.

Perfect location in Newport
Perfect location walkable to wharf, restaurants, and shopping. Lovely room and large enough for a couple. The inn keeper was delightful- she and her team prepared fabulous breakfast and served on a beautiful third floor terrace overlooking the water!

The Outlook Couldn’t Be Better
It’s no wonder that so many reviews for The Outlook Inn mention the host, Serena. She was so helpful and welcomed us with a huge smile. The Outlook Inn was the perfect location for our stay, on beautiful Spring Street, a short walk to Thames Street’s restaurants and shops but on a quiet street for a comfortable nights sleep. Our room was on the top floor and was very spacious, beautifully decorated and had the most amazing shower room. The toiletries were generous and smelt lovely. The outdoor deck & balcony had beautiful views over the harbour and was a great viewpoint for the sunset. Breakfast was incredible, fresh cooked every morning by Claudia. Perfect eggs and amazing cinnamon French toast. All day tea & coffee was available including take out cups and treats. This property is beautiful, very clean and well presented.
