Luxury 3 Bedroom 2 Bath Oceanfront Home with Patio, 2 Car Parking, Air-Conditioning, and UNOBSTRUCTED VIEWS from the Upstair Balcony & Living Room. This home is without a doubt, one of the nicest beachfront rentals in the city of Newport Beach.

Our home includes Smart TV, WiFi, In-Home Fireplace, BBQ, Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/Umbrella, etc.

Home professionally managed by Tower 17 Properties located in Newport Beach CA.

​​​​​​​This home is beautifully remodeled and equipped with everything you need to enjoy your beach vacation. The Upper level has a Balcony equipped with seating for evenings spent watching the ocean and enjoying one of our many beautiful California Sunsets.

(Bedrooms 2 & 3 share the hallway bathroom while the Master Bedroom has an ensuite bath with access to the in-home laundry)

THIS PROPERTY IS A DUPLEX. THE UPSTAIRS UNIT IS IDENTICAL TO THE DOWNSTAIRS AND CAN BE RENTED TOGETHER.

Guests can access LEFT Garage as well as the UPSTAIRS oceanfront unit.

IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Must be 30+ Years Old to Rent
- Please review house rules regarding Noise, Day/Nighttime Occupancy, etc.
- Quiet Hours 10 pm - 7 am, no deck access after 10 pm.
- No access to the ground floor patio.
- Overnight/Nighttime Occupancy 7 people. (10 pm - 7 am)
- Daytime Occupancy may not exceed 10 people without written consent from Tower 17 Properties & Management.
- This is the 2nd Floor of an Oceanfront Duplex. This home does have (1) flight of stairs to enter the home.
-This home does not include the use of the lower patio. Only as a cut-through for direct beach access.
-In the winter season, coastal sand remediation projects often take place on the beach adjacent to the property.

-(2) Designated parking spots are provided. (1) Garage and (1) Tandem in the driveway. Height 6 feet (72 inches) width 7 feet X 9 inches) (93 Inches)
Compact and mid size vehicles recommended. All 3rd row vehicles must park on nearby public street parking.

- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

- Children Must Be supervised at all times especially when outdoors with access to the beach.

- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

Absolutely Horrible
Tower 17 is only partly to blame, the lack of cleanliness, ant infestation, and overall lack of anything to clean up the place with, vacuum, mop, etc etc. We didn’t contact them at all as we didn’t want pest control and maids on site while we are trying to vacation, they should have done that before we got there, knowing we had booked for 2 weeks. The bulk of the issue falls on the owner of the property, as this place is cheaply remodeled cutting every corner possible, ugly, falling apart, broken tables, chairs, and couches. Worst mattresses and pillows ever, sheets that feel like sand paper (no pun intended). The home next door which is identical was purchased at the same time by a different owner and they put some effort and money into remodeling and furnishing it and it looks outstanding… wish we had rented from them.

Overall pretty satisfied with our stay. Great location right on the beach. Nice and modern interior. Very clean and good layout. The furnishing is a little sparse. The bare essentials are there in the bedrooms. The secondary bedrooms could do with some more cabinets. Nice large master bathroom. The seating areas are really nice, bright and airy. The kitchen definitely could use more pots and pans however. That would be our only criticism. The gas fireplace is a definite plus and a great touch - there were no extra charges for gas if using the fireplace which was nice. Would stay again.

Wonderful location and view
We had a lovely stay at the property and the view from the living room and patio is wonderful! This property is literally on the beach and we very much enjoyed the view and the access to the beach! We had a question and the property managers responded quickly and when one thing was not working they offered to come over and have it repaired. Please note the garage height limitations which are very clearly identified in the listing - having access to the garage is really useful. Our three row SUV did fit but an extra large/tall one would not have made it inside.

This property was in an excellent location. Away from the hustle and bustle of Newport Beach but close enough for a quick car ride there. Did more lunches and dinners in Huntington Beach. Tower 17 was very response to our needs when there was a problem with the internet. The residence was clean and represented well by the pictures. We enjoyed our time here very much.

Modern, clean, well equipped condominium. The furniture is wobbly and should be upgraded.
Excellent experience other than one of the chairs in the unit broke and a few minor electrical appliance issues were present. Unfortunately, many hidden costs with renting with VRBO related to excessive cleaning costs and other add-ons. This will affect my future use a VRBO.
