Welcome to this 3-bedroom, 2.5-bath, 1700 sq. ft., 2-story town home in a great area where you can easily enjoy getting into the mix of what beach side living is really like. You will be glad you decided on this home where you can easily walk to the beach - and almost everything else - for your vacation interlude. SLP13399 10% TOT 3 Night Minimum


This home has its beautiful great room upstairs with 2 of its 3 bedrooms downstairs. So, starting at the top - you will enjoy a pool table in the large living room with cathedral ceilings, comfortable seating, and a large flat screen TV for you to enjoy!


There is a large dining area for 6 right next to the living room, and a large, bright modern kitchen with a garden window and a gourmet gas stove. The kitchen has everything you need to create meals and snacks for everyone, including a barbecue on a balcony right next to it.


The queen master bedroom is also upstairs, it has a large closet and there is a large, remodeled bath on this floor as well. There is also a front patio on the ground floor.


Downstairs there are 2 large queen bedrooms and a large shared full bath with a shower/tub combination. All bed and bathrooms are furnished with a generous supply of premiere linens to ensure you are always comfortable. This home comfortably sleeps 8 in beds when the queen sofa bed is used.


Additional amenities include WIFI and cable, a washer and dryer, and parking in the attached 2-car garage, which you can park in front of too, when needed.

THINGS WE LOVE ABOUT THIS HOME!


It is an easy walk to the ferry, the Balboa Fun Zone, great restaurants, and shopping.


The Newport Peninsula is known for its beautiful weather and its great selection of water and land-based activities - with easy rentals if you wish to try something new!


It is just a short walk to the long sandy beach where it is highly likely you will see amazing sunsets or at least the ever-changing colors of the evening sky.


Freeway access is near, so you can easily drive north or south for about an hour and enjoy the world-class attractions in either the Greater Los Angeles or San Diego areas.

Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning.


This home's living area is on the 2nd floor so it may not be suitable for everyone.

This home is in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Great location!
The house is walking distance to the beach, shops, restaurants, balboa fun zone, and the ferry to the island! We had everything we needed for our 3 night stay. I would book this property again!

Does the job. That’s about it. Beds were clean and relatively comfortable. The home had what you’d need (kitchen supplies, beach towels, hair dryer, even some beach toys/chairs, etc). The place needs a VERY deep clean and could use some major tlc. We had black feet from walking around inside, and basically we just felt dirty throughout the duration of our stay. Prime location. So, I guess that’s how they can get away with not investing anything into the cosmetics of the home. I wouldn’t choose to stay here again if I could help it.

Fun Family Getaway even through Hurricane Hilary
The location of the property was great - close to the beach, the pier, Balboa Fun Zone and plenty of eateries. The billiard table was a hit with my teens. We were a little concerned about Hurricane Hilary ruining our trip, but by the time the travel date actually occurred the storm was downgrade and just made for a really rainy, wet day.

Minimalistic + location, location, location!!
Property is a little older and has minimal “upgrades”. However the property was clean and with 3 bedrooms and 2.5 half bathrooms, just steps from the beach, you really can’t beat the price. The host was very attentive to our needs and responded quickly to our questions. It was everything we needed and the location was great. Close to the shops,boardwalk and the beach. If I could give it one critique it would be that I wish there was more seating in the living area, with an occupancy of 8 people, a 3 person sofa is not enough.

Fantastic location
Walls, light switches were visibly dirty. Futon had stains and couch, throw and couch pillows smelled dirty. Broken blinds, and visible wear and tear on the home, made a report of all the items I noticed that needed replacing or repairing. Bathrooms were clean. A good wipe down of the visibly dirty walls and light switches, and couch would’ve been great. But overall location was fantastic! We loved being able to walk to everything. Accessibility into the home through the garage was a breeze but locking the front door was difficult. I’d suggest getting an updated door lock. Overall we had a great time and enjoyed our stay.

Great location
Location was great as expected. Sadly the place is run down and falling apart. Locks don’t work. There are no screens on the windows and the patio door screen is almost impossible to open and close. Since there is no AC the windows and doors are important to make the place comfortable to be in. The lock for the front door didn’t work so we were force to use the garage door. The place is very old and run down.

Filthy floors and smelled bad
The floors were filthy and the metal handrails for the stairs had a layer of grime on them. The cleaner came backout to address those issues. The kitchen was missing basic kitchen supplies like measuring cups, foil, seran wrap. The microwave started sparking and needs to be replaced. The kitchen sink was leaking and the cabinets below got soaked. With all of these issues, it made the trip not very enjoyable

Owner needs to sink some funds into this property to bring it up to par with what is expected when booking through your site: Overall cleanliness, basic repairs and replacements, basic amenities etc need great improvement. Replace the cheap broken window coverings and add proper window coverings, ensure temperature control is available for a comfortable stay...many opportunities to make this place more enjoyable.

Great location. Minimalistic but had everything we needed for a week long stay
Location was great. Home itself was very clean and had all the necessitates. We stayed for a week and felt very comfortable in the house cooking meals. had no problem with wifi (i work remote). We brought our dog and he loved the space and proximity to the beach. Walls are a bit thin and things like turning on the water or walking on the hardwood was a bit loud and squeaky but we're easy going and it didnt bother us. couldnt complain given the pricepoint and proximity to the beach. House itself is not stocked so if you plan to cook, plan to bring or buy condiments and your own coffee grounds. Other than that, kitchen has everything you need to cook every meal. The fire alarm was out of battery and beeped during our stay, we contacted the property manager and they came to fix it right away. it was a very swift and easy process working with the property manager. would certainly stay again.

Great Balboa Location
The property is very clean and communication from owners was detailed and great. The location is perfect with the beach one block away on one side and the Balboa Fun Zone two short blocks away. The property had a few items that really didn't affect our overall opinion of our stay, but renters and rental company to be aware of. We found the patio screen door to be off its track when we checked in. We tried to fix it, but were unable to. There was only one kitchen towel (although plenty of paper towels). There should be more available to the renter. Finally, the main living area has wood floors without carpet and the room echoes really LOUD. Not a big deal for us, but renters should be aware. I would definitely return.

DESCRIPTION OF MY REVIEW FOR THE VACASA 414 E. BALBOA BLVD.
The home we rented was a very hot unit and the A/C was not enough. Some of the fans did not work and neither did some of the outlets. It was Impossible to feel a relief from heat during the day! The master bedroom did not have a chest or drawers to put clothes away! The hangers were only for baby clothes not for adult ones! The windows , specially the balcony screen door are in terrible condition, as well as the guest bathroom, wich has the seat broken (with a tape for sealing) and the water supply making a high pitch noise. Very annoying! My husband had to cut off the water supply so it did not serve its purpose throughout the stay. The sheets and towels were a dissapointment! I only found one decent towel in the linen closet, which I believe you ought to provide it always with the VACASA seal. I could not properly clean the unit upon leaving, due to the lack of a simple MOP and a decent broom/dust pan. Unbelievable! The pool table should be replaced by a comfortable couch a coffee table and some living room chairs. Since I have received the Seal of SUPERHOST in Airbnb for many years because I run a petit chalet in San Carlos, CA., I feel I should recommend that, for the price you charge for it, your fridge should have at least some water bottles, a sliced loaf of bread, cream cheese, a small quantity of fruit and coffee, besides of a blender for smoothies, which the majority of the guests appreciate upon arrival! The notion you try to sell of "A HOME AWAY FROM HOME" should be construed under a premise of thoughtfulness and warm care for your guests, in order to achieve its real meaning. Hope this reaches you!
