Picture yourself in a beachy cottage, immersed in all that Plum Island has to offer this summer! This two bedroom, one bath cottage is just a 4 minute walk to the beach, steps to two outstanding restaurants and just a one minute walk to the only ice cream shop on the island! There are two provisions shops with snacks, takeout foods, beer/wine/spirits and other necessities just down the street. Everything you need is just steps from your front door! And at the end of each day, you can enjoy the sunset from your front steps.
This little oasis is fully stocked for your perfect summer getaway! Ample beach chairs, umbrellas, beach towels and a few coolers are available for your use. Plum Island is a flat 9 mile island in either direction perfect for our cruiser bikes also available for your use (we have 4!) or just a lovely walk to take it all in!
After your beach day or a stroll through the shops of downtown Newburyport, spend some time in our shared (two units on the property) courtyard with lounge chairs, picnic table and a gas grill. There is an outdoor shower on the property as well as plenty of space to store your own surfboards or kayaks if you choose to bring them!
The property is just around the corner from the Parker River National Wildlife Refuge for you to explore from secluded beaches, to birdwatching, to bike riding or trail walking. Daily and annual passes are available for purchase. For shopping and even more dining, historic downtown Newburyport is just a 5 minute drive away! Browse through the many shops and art galleries or grab an ice cream cone and stroll the waterfront boardwalk and see the yachts tied up for the weekend! You will love it so much here, you will want to come back year after year!
- There is shared outdoor space for two units on the property; we ask for you to respect each renter’s space and our quiet hours from 10PM-8AM.
- NOTE: Your safety matters. This property features 2 exterior security cameras. Camera 1 is on the front door, camera 2 is in the courtyard. The cameras are outward facing and do not look into interior spaces. The cameras record video and audio when activated by motion.
CLEANING: Premises will be delivered to Guests in a professionally cleaned condition. Upon termination of occupancy, Management will arrange for a professional cleaning service to clean the premises. The guest is responsible for the cost of this cleaning, which is included in the fees ("Cleaning Fee") charged at the time the reservation is booked. The cleaning fee is mandatory, nonnegotiable, and nonrefundable. Should Guest use and activity of the property necessitate something other than Management’s regular cleaning services, Guest will be charged for associated excess costs.
AMENITIES: provides the property with a complimentary starter pack of amenities including rolls of paper towels, dishwasher tablets, trash bags, dishwashing liquid, hand soap, toilet paper, detergent and basic condiments. You are responsible for the purchase of any additional items you may require during your stay.
PETS: Pets are NOT allowed. Violations will also result in immediate eviction and forfeiture of rent. Notwithstanding this provision, Manager is committed to providing reasonable accommodation to protect the rights of guests with disabilities to bring a “service animal” (as defined by Utah and federal law) under the terms of The Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of the Americans with Disabilities Act. If a guest needs a service animal who has been trained to do work or perform tasks for a disability, he or she should request a reasonable accommodation, in writing, from the Manager at the time of booking their reservation. The request should state that the guest has a disability and provide the specific work or task that the service animal has been trained to perform. Guests need not disclose the details of their disability nor provide a detailed medical history. Guests will be responsible for any damages caused by a service animal, including any additional cleaning fees required at the end of the stay to prepare the property for incoming guests. Emotional support animals are not permitted.
NO SMOKING: No smoking is allowed on the premises. If smoking occurs on the premises, the Guest is responsible for any and all damage caused by the smoking including but not limited to, stains, burns, odors, and removal of debris. Guest acknowledges and consents to the credit card on Guest’s account being charged for any excess amount required to remedy any and all damages resulting from smoking that exceeds the Damage Waiver or deposit. Guest also acknowledges and consents to the credit card on Guest’s account being charged for any future cancellations to the property due to complaints of smoke or restoration associated with smoking. Guest agrees to defend and indemnify Management to the fullest extent permitted by law from any and all claims, damages, disputes, suits, and judgments relating to this provision made by any person, including without limitation Owners, future renters, property homeowner’s association, and property neighbors. If smoking is discovered during this Agreement’s reservation, the Guest’s breach of this provision will result in the eviction of the Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of the entire rental amount and security deposit if one was required, and a $500 smoking fee.
CONDITION OF PREMISES: The guest shall, on arrival, examine the premises, including all furniture, furnishings, appliances, fixtures, and landscaping. Guest shall immediately report in writing to Management of anything that is not in operating condition or is in disrepair. The presence of non-operating conditions or disrepair and any reports of such do not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Guest is solely responsible for any lost, stolen, or abandoned possessions or items. Management assumes no responsibility for lost, stolen or abandoned items. Upon discovery of possessions or items not originally in the rental unit, Management will make a reasonable effort to contact the Guest for a return. Guest is responsible to pay for shipping costs in addition to a $25.00 handling fee. At no point does Management assume liability for any possessions or items or for the condition of said possessions or items. Any items not claimed for longer than 30 days may be donated or sold. If any firearms or illegal substances are found in the property upon departure, local authorities will be notified to remove the items.
MAXIMUM OCCUPANCY: The residential rental unit is for the sole use as a personal vacation residence for only approved guests. Guest is responsible for any visitors that use the property during the term of this Agreement. No guests in excess of the maximum occupancy specified in the Rental Agreement shall occupy the property. A charge of $500.00 per person per night will be assessed for each unapproved guest. Guest may be charged without notice for additional persons staying in the property who are not disclosed to Management. In addition, breach of this provision will result in immediate termination of the Rental Agreement, eviction of Guest, Guest’s visitors, and licensees from the residential rental unit, forfeiture of the entire rental amount and security deposit, and Guest may incur additional charges.
NO PARTIES: All of Management’s rental units are in residential areas and may NOT be used for weddings, receptions, parties, or any other large gatherings. Any disruptive events could result in the immediate termination of this Agreement, eviction of Guest, Guest’s visitors, and licensees, and forfeiture of the entire rental amount and security deposit.
FIREWORKS: Fireworks are prohibited by the state of Massachusetts. If fireworks are utilized within the property, Guest will be held liable to any and all damages that occur to the property itself and/or surrounding areas.
ILLEGAL SUBSTANCES: No illegal substances are allowed on the premises, including, without limitation, minors possessing alcoholic beverages. Violations will result in the eviction of Guest, Guest’s visitors, and licensees from the residential rental unit, and forfeiture of entire rental amount and security deposit.
TV/CABLE/INTERNET/SATELLITE: Any internet, TV, cable, or satellite subscription services are provided as a convenience only and are not integral to this Agreement. Management will not be in breach for any service disruption and Guest will not receive a refund for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to said subscription services.
OUTDOOR SHOWER: There is one outdoor shower located at the rear of the property. Please be considerate of other renters and knock before entering and keep showers reasonable in time as the water heater is shared with the rear cottage.
CRUISER BIKES: There are four cruiser bikes for any tenant’s use. There are helmets, air pumps and locks available as well. These are for your enjoyment. Owner/manager is NOT responsible for any injury as a result of using these bicycles. Ride at your own risk. Please lock bikes when leaving them anywhere along your ride.
COOLERS/BEACH CHAIRS/BEACH UMBRELLAS: There are many beach chairs, umbrellas and coolers available for your personal use. Please be considerate of other guests when using these items. They must be returned to the storage area after each use. Coolers must be emptied and cleaned at the end of each day.
