Welcome to Jay’s Big Sky! You’ll love this home for its peaceful setting and easy to mix relaxation, adventure, and remote work. The main level features a huge living, dining and kitchen area as well as all three bedrooms and bathrooms, including a principal suite with lake views, a king bed, seating area, private bath, and direct deck access. A second queen bedroom also overlooks the water, while the third faces the apple trees. Two additional baths—one with a shower/tub combo and one serving as a powder room complete this floor.
Downstairs is a dream entertainment level where everyone can unwind. Enjoy table tennis, darts, a pool table, exercise equipment, a large TV, and plenty of comfy seating, along with open space perfect for little ones on rainy days. A flex/quiet room with a trundle daybed offers a cozy spot for reading or napping.
Outside, the lake takes center stage. With fewer than twenty homes along its 27 acres, the shoreline is a calm wildlife refuge filled with eagles, falcons, fish, and small woodland creatures. A wide lawn leads gently to the water with a shallow entry for safe splashing and cooling off. And when you’re ready to explore, Narrowsburg - full of boutiques, restaurants, bars, and seasonal festivals - is just two minutes away. UTILITY OUTAGES: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with mostly overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. We do keep emergency supplies at the house, and, of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
WATER SAFETY: This is a waterside property directly on a lake, and minors and young children should be supervised at all times when near the waters edge. Various sized life jackets are at the home and we strongly encourage everyone to wear one when at or on the water. High temperatures can also see algae come to the lake, and it is advisable to avoid it when possible and to shower after any contact, both humans and pets.
WEATHER: During the winter months there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. We are in the mountains so anything is possible! If snow or freezing rain is forecast, it may be prudent to bring chains for your vehicle. Most driveways are plowed at or before 3” or more accumulation but we cannot guarantee an exact time for the plowing as the crews are often unreachable and out of cell service areas for much of the day. This house has a steep / and or long driveway and extra caution is warranted. Please allow extra time when departing. We do supply snow shovels and pet-friendly salt at each of our properties for extra safety.
FIRE-PIT: The outdoor fire-pit is available in spring, summer, and fall. In winter, there may be times when it is fully covered in snow. Unfortunately, because of safety rules and regulations, we need to position our fire-pits some distance from the house and it can be very hard to dig pathways to the fire-pit for safe access. We therefore do not guarantee that our fire pits will be available to guests during the snowy winter months.
TRAVEL INFO: As we do not give weather related refunds, it is advisable to keep yourself updated on weather conditions via 511NY, which offers real-time traffic, transit, weather, and travel info for all commuters, tourists, and commercial operators across the whole state via phone, web, and app. It`s New York`s official system for up-to-the-minute road conditions, incidents, and travel planning for every region.
PRIVACY: Guests have full and unhindered access to the property in its entirety, with the exception of certain locked closets, basement areas, or garages - if applicable - that the owner may have secured. We want all guests to enjoy uninterrupted time at the home, however, there may be visits from seasonal maintenance staff for essential exterior tasks such as mowing the lawn, cleaning the pool, pest control, or plowing. While we try to have them visit in the short periods between guests, this is very often not possible, especially during the hectic summer months or because of adverse weather. They will never need to be inside the house without your authorization, but they may need to be on the exterior of the property itself.`
EASY BREEZY CHECK-OUT: We don’t believe in burdening guests with a long list of requests, but do ask for help with the following in order to keep the home safe, secure, and in good condition for all visitors. • Please make sure you take out the trash, this helps with smells and potential pests. • We ask that you place all used dishes in the dishwasher and hit start. • Please extinguish all fires and fuels, inside and out, and cover the BBQ once cooled. • In winter, please make sure the heat is turned down to 60* • In summer, please make sure the AC is left at 70* • Upon departure, please make sure lights are turned off and windows and doors are locked. We had the most wonderful time just writing in front of the lake cozied up with a blanket, while our dog ran and played in the yard. At night, the kitchen is the perfect kitchen to cook together and share a bottle of wine, with the music and fireplace going. 10/10 will def comeback!
This house is just as pretty in person as it is in the photos and the view is spectacular! Everything was very clean and well stocked. They thought of every detail and we found them to be very accommodating. We thoroughly enjoyed kayaking on the lake, relaxing in the hot tub, and grabbing lunch along the Delaware river in this quaint little town of Narrowsburg. Would definitely stay again in the future.
We stayed in this beautiful home for 5 days and we couldn't have asked for anything more. The open floor concept with gorgeous views of the lake and Fall color, kids kayaked and fished right off the dock, the fire pit, hot tub, and course the game room downstairs - barely a need to leave the property. Close to a grocery, took a great trip to see Woodstock - overall really perfect experience. And pup friendly! Highly recommend and we will definitely be back.
The house is in a nice location. Faulty heating and fireplace ventilation should be addressed. We were not happy that firewood is no longer supplied, and we were not informed beforehand. Eventually there will be a television in the main living area. House accommodates three couples nicely. The downstairs play area is great for both adults and children.
House is in a great location on the lake. Bedrooms are adequate in size. Beds are comfortable. Kitchen is well stocked. Bathrooms are updated and clean. Downstairs play area is a plus. Could use a television upstairs. Fireplace wood is supplied, but damper needs to be repaired. I would recommend this house, it is well stocked and in a great location.
Beautiful full service lake house. Having gone during spring break, we caught a cold streak of weather but it didn't matter. From the hot tub to the pool (game), darts, and ping pong, we had plenty of things to keep the kids (and adults) busy. The property was big and we liked that there were no houses on the opposite of the lake. Overall, it was quiet and peaceful. We even had a bald and golden eagle perch on the tree next to the lake!
The property managers were impressive responding to anything we needed and the house was fully stocked with amenities. No question, we'd come back in a heartbeat.
The house is lovely, with a wonderful wall of windows on the lake, a large and clean hot tub that sees that same lake, attractive furniture and art, an enormous and well equipped kitchen, and very nice bedrooms (especially the master bedroom). Everything was very clean and welcoming. We loved it.
This is a great place to stay. There are a few older things or updates that could be made, but it really does not take away from the stay. It’s a relaxing spot and well worth your time. The back yard is very private. The hot tub chemicals weren’t right but management fixed it right away. They always responded quickly and professionally.

The hot tub looks newer and high end with strong jets and lights. It was great to have a small market nearby. One of the best VRBO rentals we have stayed at! Everything was as described, communication was outstanding, and the house was clean with everything you might need (binoculars were a bonus). We took our teens for some family time and there was something for everyone, no need to leave the property. We rented a canoe as an add-on because my husband and son love to fish...my husband caught 52 and my son caught 32! Overall, a picturesque, peaceful, relaxing property!
I came here for a Mother’s Day weekend with my daughters and our dogs. If you are looking for a retreat that is close to town, this is the place to be. I would not hesitate to come back here. Very well kept and immaculate property. We had everything we needed for a wonderful family weekend.
My family and I enjoyed the design of this beautiful home and the unique setting over the New Year's Holiday. That said, we had a couple of issues. Notably, the baseboard heat throughout the house (but most importantly in the gaming/TV area) did not work. i contacted the host, who said a service technician would come out to do a repair (on the heat and the non-functional dishwasher). However, no one showed up. We were cold. Too cold given the that we paid to stay at this house.I noticed that this house is available in the spring for 2k/night! Definitely not worth it.
My other half and I plus our Glen of Imaal, Owen, thoroughly enjoyed our stay at Jay's. The house is charming, well cared for, filled with light, comfortable and nicely furnished. Kitchen was equipped with every tool you might require, and the Master bed and bath were functional and stylish and offered a very good night's sleep. The pillows were great. The outside deck and sitting area off the deck were a plus for relaxing and viewing the peaceful lake and the plentiful wildlife - Canada Goose, the baby and Momma deer, and turtles - to name a few. The lightning bugs were amazing at night. We didn't take full advantage of the rec room downstairs, but it offered big entertainment value. Town is a short jaunt away and it is a fun, lively spot with good restaurants and all the residents were kind and welcoming. The area offers plenty to do.
Hope to return next year and do a concert at Bethel Woods.

A lovely home with tranquil green view for our Father's Day family gathering. We paid for early/ late check in to extend the weekend. We chose this place for the location, water access, and single level accessibility. ( understanding game room and tv were down stairs). The lack of railing at the front door to key pad made it impossible to enter for one with support of a cane without hardship. The kitchen and layout were wonderful. On Friday the tranquilly was shattered by earth moving construction across the lake, but that stopped for the weekend. We enjoyed access to the lake by and caught and released fish from shore and kayak. The ticks were out of control! Even just getting to the car we found them on us and brought a few home. The house is very comfortable and beautiful but we had to deal with all the a/c units spitting and spraying as it was rainy and humid. We got dripped on sitting on the couch and the last night one bed had to be vacated as the unit was over the headboard and the sleeper was awaken with a cold spray shower. This is a lovely home for a multi family retreat. Understanding nature is in charge when it comes to ticks, just be aware, repellent does not deter them. Note that addition of a hand rail the main access would be most welcome to provide safe accessibility. Hopefully the din of construction is short term and the a/c units will be serviced. The Narrowsburg area is charming! This home has the potential to be an ideal retreat.
We had a fantastic stay for a week at an insanely well stocked VRBO in an absolutely stunning respite.
The house is ready for one person, a couple, family, etc with a really thoughtful attention to any of those scenarios. The kitchen has the gear, there are blankets, fans, dog toys, fuzzy and soft everything. The rec room was ready for pool, video games, ping pong, movie night for parents and kids in two separate rooms. A big long dining table with windows and many doors open, it felt like summer wasn’t ending at this house!
We bird watched, we took kayaks out on a lake, there are very few houses on the water and the view is absolutely amazing.
It was incredible peaceful, our dogs were so happy and thank you for a well spent week at one of our new favorite properties!
We enjoyed the property immensely. Well appointed and convenient to Narrowsburg’s shops, restaurants, coffee shops and market. Outdoor space was lovely for the pup, sunset wines and birding. Basement games were a bonus!
The perfect blend of outdoor fun and relaxation. The house is beautiful with a great open concept and high quality appliances & extras. The backyard has gorgeous views. We grilled and ate outside. It was "dinner and a show" as we watched a family of deer grazing nearby. We kayaked in the lake and enjoyed the ping-pong, pool table, darts and t.v. in the evening. We had an issue with the Central Air due to a Wifi problem and Sonya sent someone out to resolve it.
We hiked at nearby Tusten Mountain Trail and swam at Skinners Falls. We rented kayaks with Lander's River Trips and took a 2 1/2 hour trip down the Delaware River.
It was a wonderful family vacation. I highly recommend it.
