"THE VILLA"
Perched atop a picturesque hillock chain overlooking the Arno Valley, VILLA BELVEDERE is located near Marti, in the province of Pisa, at the heart of Tuscany. With a stunning 360° panoramic view, this idyllic retreat offers easy access to the most famous art cities of Tuscany—from Pisa (30 minutes away) to Pienza (two hours away).
Beyond these renowned destinations, Tuscany's rich heritage extends to its lesser-known towns and villages, where art, architecture, and history reveal traces of civilizations ranging from the Etruscans and Romans to the Middle Ages and the Renaissance. Some of the most charming locations, such as Montopoli Valdarno, Palaia, San Miniato, Vinci, Cerreto Guidi, Volterra, and San Gimignano, are all within an hour’s drive.
VILLA BELVEDERE is set within its own private grounds, surrounded by woodlands and olive groves from which the estate produces its certified IGP Tuscan olive oil.
The FRONT LAWN is the perfect place to relax or enjoy a barbecue.
The rural setting has been intentionally preserved with simple yet charming elements: fruit trees (pears, peaches, figs, chestnuts, olives) and aromatic herbs like rosemary and sage growing in flower beds that decorate the villa’s exterior.
The SWIMMING POOL is located on a lower level of the garden, ensuring privacy from the main house and lawn.
The pool has a maximum depth of 1.40m, with a separate shallow area for toddlers (max depth 40cm). A beige liner blends seamlessly with the natural surroundings.
The pool deck is paved and furnished with plenty of sun loungers, including a huge outdoor bed, perfect for lazy afternoons.
The villa, located on a cul-de-sac, is bordered by **woodlands on one side and an olive grove on the other**, providing a serene and private environment.
Poolside amenities include:

• A small table with four chairs
• A sun umbrella
• A dining area for eight guests, with a barbecue and firewood available on-site.

Villa Belvedere operates with an eco-friendly solar heating system, which provides hot water during the summer months, reducing its environmental impact.
"INTERIOR AND LIVING SPACES"
The farmhouse underwent a full renovation in 2000, with an interior repaint and maintenance of windows and doors in 2011.
The LIVING ROOM, once the villa’s stable, features large terracotta tiles and rustic brick arches, which elegantly separate the sitting area from the dining room.A custom-made coffee table, repurposed from an old pigsty door, sits at the center of a cozy sofa arrangement.
The DINING AREA area features a French window that opens onto the front lawn, enhancing the authentic country dining experience.
The KITCHEN, accessible from the entrance, is striking with its grand Tuscan fireplace and rustic yet fully functional appliances, including:
• A six-burner gas stove and oven
• A dishwasher for added convenience
• A charming wooden refrigerator, now creatively repurposed as a ladder
ENTERTAINMENT includes a satellite TV, DVD player, stereo system, and WiFi. A large arched window offers breathtaking views of the Apennines, particularly stunning at sunset.
A UTILITY ROOM includes a washing machine, ironing board, and cleaning essentials, making long stays feel like home—especially for families with children.
A DOWNSTAIRS WC is conveniently located under the stairs, along with a shower for rinsing off after a swim.
ALL BEDROOMS are spacious yet cozy, featuring ample wardrobe space, antique furnishings, wooden floors, and terracotta tiles.
The MAIN BATHROOM is large and elegant, equipped with:
• A bathtub
• A basin, WC, and bidet
• A seating area for added comfort
• The shower room features a stone floor and a restored wooden vanity, maintaining the farmhouse’s rustic charm.
