Situated on the shores of Swinging Bridge Reservoir, the largest motorboat lake in Sullivan County, prepare to be captivated by sprawling lakefront views from our floor-to-ceiling windows. With 5 acres of land to explore, including an inviting heated in-ground pool and a thrilling pool table in the basement, fun is always on the agenda here!

Whether you're a winter adventurer or a summer enthusiast, our home has something for everyone. Dive into our finished basement, where an array of amenities, games, and toys await your enjoyment. Feel the rush of excitement as you partake in watersports on the shimmering lake or gather around the in-ground firepit to create delicious pizzas in our outdoor pizza oven. And here's the cherry on top: enjoy exclusive discounts for week-long and month-long stays! Please keep in mind additional guest fees apply for parties exceeding 12 guests, so let's keep the party honest and exciting for everyone involved.

To ensure your stay is worry-free, we require all guests to purchase a $99 protection policy with CSA and place a fully refundable deposit of $500 or more. Alternatively, you can opt for a $5,000 deposit for ultimate peace of mind.

Spacious and inspriring
This is a large and quiet location for a family or group get together. We loved the squarfootage, pool, kitchens and baths (all updated). Ben was excellent to interact with as a host.

Amazing stay!! Highly recommended!!
We had a really amazing time by this great house. The house is very up to date and clean!! The views were amazing and the lake was fantastic!!! Ben offered us a couple kayaks and fishing equipment to enjoy ourselves by the lake, which we greatly appreciated. There is also an amazing game room, and a very nice fire pit. The property is massive and is extremely private. He was always available and responded to any concerns right away. I highly recommend anyone thinking of staying here to book!!!

Great getaway
This property was everything we hoped it would be, and more. The lake, the dock, the pool, the fire pit and the basement activities were perfect for a 4-day stay by adults and grandchildren.

FANTASTIC family getaway
We chose to stay at this heavenly property instead of our group of 12 heading back to Woodloch - and this compound checked all the boxes. It was luxuriously gorgeous, clean, homey. The perfect place to enjoy a family breakfast in the morning, head out on the lake in the morning, swim in the pool in the afternoon followed by a whiffle ball game on the yard, then a sunset bbq and smores at night. True perfection!!

Beautiful resort like estate
Wonderful property, as pictured. Owner is pleasant and responsive. We stayed here with our two adult children, my daughter's fiance', and his 12 year old daughter. Plenty here for everyone in the family. Abundant wildlife, eagles nesting across the lake. Serene and relaxing, very nice dock area. On site launch.

Great house, wonderful experience had by all!
This home was great for our group. We especially enjoyed the views from the many windows. The upstairs has been renovated and is beautiful. All the kids had a wonderful time in the game room downstairs as well as the backyard. We had lots of fun making s’mores over the fire pit. We are already discussing returning to this home. The owner, Adi, was very responsive and a pleasure to work with.

Great property for a family getaway
We spent a week here with 8 adults, 3 children, and 2 dogs, and this house was the perfect setup for us! We all had a great time hanging at the pool, got out on the lake in kayaks and rented a pontoon boat one day that was able to be brought right to our dock. It's really a great space for 5 couples of any ages (would love to go back with a group of friends), and seems to be one of the nicest properties on the lake. Ben was extremely responsive and easy to communicate with, and made sure we had everything we needed to be comfortable. Would definitely recommend!

Great place to relax!
We had a great stay with two families. Plenty of space inside and out. We particularly enjoyed the dock (brought our own paddleboards and borrowed kayaks from the house, which was also well stocked with life vests), the fire pit, the outdoor pizza oven, and, of course, the pool. The town is about 10 minutes away and not really a touristy spot, but we made several trips to J’s Soft Serve throughout the week. Ben was very responsive to any questions we had. We would definitely return.

New Year's Eve!
The spaces are awsome for a huge family or 3 separate families... the kitchen and bathrooms are so modern and spa like! Beds are all super comfy. It was great having the finished basement level with pool table and games...great for kids and adults alike. Decks and balconies all around...easy to get some alone time if u need it lol. Ez checkin/out and good communication! Thank you for sharing your home with us!

Relax and unwind!
The property and surroundings are spectacular!! The house itself has a lot of entertainment features, games, etc. Since it was the end of the winter season, we couldn’t enjoy the pool, kayaks or any outdoor activity. However, we were able to enjoy the house and its features and unwind. Highly recommend and will share with colleagues and friends.

Amazing house on beautiful lakeside property!
Exquisite property on a lake, very beautiful house and outdoors! We spent a long winter weekend on this gorgeous property and we enjoyed everything from modern & fine taste furnishing indoors, to outdoors and lake views! Especially we enjoyed the luxurious bathrooms, with steam room and updated showers, and the beautifully decorated rooms, impeccable clean. The kids had fun in the game rooms, playing arcade games, pool or Wii, and outdoors, playing on the hills with the lake views, enjoying the white snowy wonderland. The owner is very responsive and kind and he made sure we all had a great time on his property. Thank you so much, we highly recommend it and we will surely be back soon, in the summer!

Great family getaway!
We had a great time here for the week. The property is recently renovated with a brand new kitchen and 5 bedrooms. The only real issue we had was a wasp nest near the grill but Ben was responsive, set up an exterminator as quickly as possible and suggested we move the grill to the other side of the deck which worked fine for us. The fire pit was a nice feature at night. I also recommend renting a boat from one of two nearby marinas on the lake, taking a drive to buck brook alpacas with kids, or checking out the spa at Kenoza Hall. The casino is also nearby. For food: Benji & Jake’s, Big Kevs BBQ and Local Table were some of our favorites. Keep in mind a lot of restaurants in the area are closed on Tuesdays.

The property the home the views and the owners were fantastic!
We are a family of adult children and small dogs and we had a great time here. The setting and the house was exactly what we were looking for. Quiet pretty with so many toys to play with and the dock and the pool were just added extras. There was a problem with the hot water heater and the owners immediately got it repaired. Barely missed a shower! The kitchen well equipped and plenty of space for guests to come and enjoy a meal. We had fun with the pizza oven too. The upstairs bedrooms and bathrooms spectacular. We hope to return next year! Only disappointment was not a great week for fishing.

Spacious & comfortable modern house with good trails and hiking options around
We stayed over the Thanksgiving break and had a great time. Modern house with all the comfort you need including music, TVs and lots of games/entertainment in the basement. We loved the steam shower in particular, we couldn't get enough of it. The house is decorated with great taste. Great hiking trails around and all around great destination if you like the outdoor. Only downside was the snow on the ground and frigid temperatures which meant that the pool was a Ice-skating ring... Otherwise from a shopping standpoint, access to Wallmart where you can find all the basics but don't expect anything fancy, ShopRite is a much better option across the street from Wallmart. We were very happy with the house and Adi's attention, we recommend the place.

This is a beautiful property but significant things were not operational. The dock was in pieces and all but unusable. There was no wood for the fire pit until the second night of our stay. The pool heater was not working and neither was the electric drum set.

Outside of the property not maintained
While the house is beautifully appointed and resourced inside, we had a lot of reservations about how the property was rented to us, from its maintenance and state from its outside perspective 1. The outside dining table floor, chair cushions were absolutely filthy with bird droppings. Clearly it had not been cleaned for a while and no one had bothered to see how the state of outdoor was prior to arrival of guests. We were unable to enjoy a meal outside. 2. The pizza oven was very dirty. It did not work . The area around the fire pit was so dirty and clearly not been cleaned. 3. The outside grill had not been cleaned for a whole year going by its appearance. Again, we could not use it. 4. The grass was only mowed after our conversation. 5. The deck near the lake entrance was so dirty with so many booze bottles, bones, wood that one hated to go there. We were very upset having paid not an insignificant amount for the weekend. 6. The sink garbage disposer was not working (albeit there was a signage). That was a big nuisance as one had to manually evacuate . Not acceptable. 7. At the entrance of the house on our arrival, there were 2 salt bags as well as the floor was dirty . Not a welcome one expects. 8. The basement had the video game joystick not working, the inflatable bed was defective. Ben was prompt in his respone however and helped us with working out how to heat the pool

A really great getaway...minus the dock.
We have a wonderful time - the house is really nice, the grounds beautiful, the pool perfect. The beds were wonderful! Ben, the owner was super responsive and easy to work with. Our one and only complaint was the dock. It was not even close to as advertised. It was completely out of the water and crooked and on an angle! I asked Ben about it and he said he didn't know and that they must have drained the lake for it to be that way but that seemed odd. We were able to navigate it to go into the lake and on the kayaks (which were awesome!) but somewhat dangerous! The caretaker, Angie, was wonderful. Super helpful! We did ask to use the pizza oven and she said it would be a lot of work. So that was a bummer but not the end of the world. Also, make sure to ask for an extra propane tank to be on site. We ran out in the middle of grilling and by the time she came with a new one, we decided to just use the over. There were 6 kids and every night we send them down to the basement which kept them occupied for hours - so nice! Overall, a really great time and I am pretty certain that if (when!!) the dock is fixed, we will be back next year!
