The Price includes:

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).
- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.
- € 150.00 sanitation contribution for stays of less than two weeks.

PRIVATE STRUCTURE. Hidden amongst the woods and just a few minutes from the medieval borgo of Montecatini Val di Cecina, Cinque Cipressi, an elegant house dating back 7 century and fruit of refined renovation, is a special refuge in which to immerse yourself in relaxing tranquillity and discover secrets of Tuscany off the beaten path-known. On the inside, you will find the juxtaposition of “ancient and modern”, where handmade wooden furniture and present-day comtemporary comforts are surrounded by exposed stone walls and wooden beams from the past. The air-conditioned bedrooms, all with ensuite bathroom, the modern, well-equipped kitchen, the warm and welcoming living room that opens out to the portico, all fulfill your dream of a perfect holiday, enlivened by the beautiful garden that surrounds the house, embellished with elegant relaxation areas in a quiet panoramic position; the splendid swimming pool lies in the best position from where to admire the infinite panorama, covered by green hills and cultivated fields, stretching out in front towards the sea of the Etruscan Coast, just a few kilometres away. We are in the unmistakable scenery of the Val di Cecina, a land of ancient borghi set in pristine nature and amongst artistic beauty of rare intensity. From Volterra to Pomarance, passing through Castelnuovo to Montecatini Val di Cecina, to Bolgheri and Castagneto Carducci, you can experience the contemplative silence of the timeless hills and valleys and then immerse yourself in the numerous oases and nature reserves, such as that of Berignone and Monterufoli in the immediate surroundings, or explore the most famous Tuscan art cities, Siena, Florence, Lucca, Pisa, San Gimignano.
The house has two floors connected by an internal staircase. The main entrance leads into a small hallway (with stairs to the first floor) and then, on the right, into a large living room with dining table and seating area with sofas, ornamenal fireplace and satellite TV; on the left is the kitchen and a double bedroom with ensuite bathroom with shower and, finally, the laundry room. The French windows of the kitchen and living room open out to the furnished portico. The first floor consists of a double bedroom with open-plan bathroom with shower and double basin, a twin and a double bedroom, both with ensuite bathroom with tub and shower.
Air conditioning only in the bedrooms.
The house is surrounded by a completely-enclosed, lush, well-kept park on hilly ground, distributed over two terraces with the lower one occupied by the swimming pool area and reached down a flight of steps.
Mainly lawn, the garden is an explosion of the colours of Mediterranean vegetation, blending in with the surrounding countryside, and is dotted with fruit trees, cypresses, olive trees and bushes of herbs. The vine-covered portico, outside the French windows of the living area, is furnished for outdoor dining. The 4-car parking area is located in a private space in front of the entrance gate to the property. The splendid, south-facing swimming pool lies on the lower terrace of the garden on an open, panoramic viewpoint. About 20 m from the house, it can be reached in just a few steps from the portico and then down a flight of steps.
The rectangular pool, measuring 5 x 14 m with the depth varying from 1 to 2.50 m, is lined in PVC and has a ladder and submerged steps in one corner for access to the water. The stone-paved sunbathing area around the pool is equipped with sunbeds, a sofa with armchairs shaded by a gazebo and an umbrella. On one side is a cold-water shower and a stone structure with barbecue and wood oven. The pool has chlorine purification and can also be used at night thanks to both internal and external lighting. It is open from the last Saturday in April until the first Saturday in October.
