Enjoy the kid-friendly heatable pool with retractable safety cover, the adult-friendly hot tub, and bucolic privacy in our lush setting in famous Hither Hills, just a few minutes’ walk to the best ocean beach on Long Island. The 10-sleeper, 3 bed/3 bath upside down traditional Montauk beach house has been dramatically transformed into a spectacular getaway complete with everything you need for a beachside vacation.

To start, the new deck dramatically overlooks the backyard pool, lawn, and elegant lounge area, all of which is fully fenced and expansive, perfect for kids (or pets) to romp. Two of the property’s three bedrooms open directly onto the poolside patio, which also contains the 6-person hot tub, so you can wake up each morning to effortless quick dips before hitting the beach or town. A third bedroom has a king bed and ensuite bath.

The large living/dining area supports seating for 12 comfortably in couches and/or soft armchairs and ottomans, so you’ll never resort to the awkward standing or makeshift seating that is all too common in vacation homes (we have not sacrificed comfort for aesthetics). The inside dining table seats 8-10 for family dinners, but you also have two large teak dining tables outside to choose from, 1 on the 2nd story deck just off the main living area and the other at the poolside lounge with the giant firepit, both seating up to 10.

The large pool has a retractable safety cover and is shallow on both sides and deeper in the middle, with stadium steps on both ends, which is great for young kids who can’t venture into deeper water. And yes, an outdoor shower is available, or make that two. One locking and fully private, the other “alfresco” for quick rinses and washdowns after the beach or hot tub. Notably, the property is on town water (not a well), so the pressure is wonderful!

The kitchen has all new appliances, including a convection/induction stove and cooktop, coffeemaker, large microwave, etc. and is directly adjacent to the main living room for easy interaction. The three full baths have two tub/shower combinations and even the auxiliary kitchen “powder room” has a convenient shower. The living room sleeper sofa completes the 10-person sleeping capacity, with the primary three bedrooms having a King, Queen, and two Full beds (bunked).

The living room has a very large Roku TV (also with a cable package) should you need a break from paradise to catch a family movie or sporting event. Two of the three bedrooms also have Roku TVs. Many games and an impressive children’s library will take the edge off any rainy days. The furniture and ambience is all Montauk, both beachy and eclectic, with more than a few historical finds in the mix.

Safety is important to us, so you will find multiple fire extinguishers and smoke detectors throughout the property, which is non-smoking. Also, all 1st floor doors leading to the pool/hot tub area are alarmed (to be used at your discretion), in addition to the pool’s electric retractable pool cover. The back yard is completely fenced with child locks on all gates.

Attached to the property is a fully separated owner’s cottage that is not included in the rental. Both maintain completely separate keys, entrances, and exits, with no sharing or comingling of any interior or exterior space. Your property is fully private and not shared in any way.

A few notes.
-- We are strictly no smoking, of any substance. Weekly professional cleaning is required.
-- Quiet must be maintained after dark (appx. 9pm) to respect the neighbors and tranquility of our neighborhood. Please ensure there are no loud voices, music, machinery, pets, etc. after 9pm.
-- If you have events planned (birthdays, anniversaries, bachelor & bachelorette parties, etc.) you must make this known during your initial inquiry. We may or may not agree to accept your booking based on event details, on a case-by-case basis.
-- Standard utilities are included in the rental price. Propane for heating the pool is not free and is purely discretionary based on individual sensitivities, so if you choose to heat the pool, pro-rated propane charges incurred will be withheld from security. The hot tub is electric heat and always “on”, no propane needed.
-- Pets are allowed but please inquire and alert us in advance to avoid surprises. All pets must stay out of the pool/hot tub and be always monitored to prevent accidents in the lawn, digging, etc.
-- A maximum of three (3) cars are permitted and must be kept in the driveway.
-- We are a no refund property, so please be sure of your plans before booking.
-- Our rental registry is #23-62. We pay Suffolk County Hotel/Motel tax as required by law.

Incredible stay!
Our stay at Carters home was nothing short of perfect! Every day we walked to the beach, explored the charming town, grabbed coffee at Hampton Coffee, and enjoyed incredible restaurants nearby. Coming back to such a beautiful and comfortable house felt like a dream. We loved starting our mornings on the patio and cooling off in the pool and eating outside on the big table surrounded by lush flowers—absolute bliss! Highly recommend!"

Wonderful stay near the beach!
We had a great time for the month of August. The house is convenient to walk to the beach (especially for early morning dog walk to beach). I appreciate that pets are welcome. The back deck is incredibly comfortable and a great place for meals and happy hour, or just to relax and read. The pool is new and perfect. Carter and Kay are perfect hosts. Very relaxed and great communication. They were ready to help in any way asked - immediately and with a smile. They are genuinely invested in their guests' enjoying the stay in their home.

Carter was quick to respond. House was nice. Pool, firepit and backyard are gorgeous and very well done. Plenty of beach chairs to use at private beach. Its truly too far to walk with gear but easy to drive and park! If your a big cook you may find the kitchen too small but it was fine for us. Baths had great water pressure! All bedrooms are on first floor so it was easy access to pool. The only recommendation I would have is to have heavier drapes in bedrooms to keep light out. The exterior lights are automatic and they go off and throughout the night if wind blows or insect flies by etc. And sun comes up early so it gets pretty light super early in all bedrooms. Otherwise it was a very comfortable home! Highly recommend.
