We provide a hotel-standard service in all our properties—like a hotel, but without staff.

What We Provide:
Essentials: Tea, coffee, sugar, salt, pepper, sauces (individually wrapped) to get you started.

Toiletries: Single-use, individually wrapped shampoo, conditioner, and shower gel.

Bedding: Professionally cleaned, high-quality linen and towels.

Complimentary Essentials: Trash bags in all trash cans, toilet paper, hand soap, shampoo, and dish soap/dishwasher tabs. These are not replenished during your stay.

Mid-Stay Clean: For long-term stays (28+ days), we provide one complimentary mid-stay clean. Additional cleaning can be requested for a fee, with at least 48 hours' notice.

Additional Items: Fresh towels and linens upon arrival. Extra towels and linens are available for an additional charge.

Check-In & Check-Out:
Check-in time: 15:00 PM
Check-out time: 11:00 AM

Inspection: For stays of 28 days or more, a mandatory inspection will be scheduled if you decline a mid-stay clean. Non-compliance may result in reservation cancellation.

House Rules:

Age Requirement: Guests must be at least 21 years old to book.

No Parties: No events or loud music allowed. Evidence of parties will result in immediate removal and forfeiture of your security deposit.

No Stag/Hen Parties: These types of events are strictly prohibited.

No Illegal Substances: We maintain a zero-tolerance policy for illegal substances.

Pets: Pets are allowed with prior authorization at a £20 charge per night. Unauthorized pets will incur a penalty fee.

Smoking: No smoking anywhere on the property. Violations will incur a £300 charge.

Guests: No unregistered guests. Bringing extra people without prior consent will lead to immediate removal and forfeiture of the security deposit.

Visitors: Visitors are allowed but cannot stay overnight. Please inform us in advance if you plan to have visitors.

Property Damage: Any damage will be charged to you. We are not liable for valuables left in the property or vehicles.

Noise Policy: Please respect the quiet hours from 9 PM to 7 AM.

Keys: Take extra care with your keys. A £50 charge will apply for any lost keys or keys not returned to the designated location. Emergency callout fees: £50, Locksmith: £250.

Late Checkout: Unauthorised late checkout may result in cancellation of the upcoming booking and additional charges.
