Gabriela is the most gracious hostess ever! She went above and beyond to make sure my stay was perfect! I would definitely recommend this place to anyone! It was the best place to relax and take in the beautiful sunsets. FIVE STARS!

Quiet, beautiful setting on the beach and a delightful pool
The house, grounds, pool are exactly what we were looking for. Sitting on the beach in the mornings for breakfast and evenings for dinner is just fabulous. We would recommend a car.

A perfect New year restorative stay.
The 3 separate bed/bath arrangements worked very well for our family. Mom Dad, two adult children, and their partners. One kitchen and living area was great for group meals and games the other as a quiet space as needed for work or down time. With each couple having their own bath everyone was happy! The pool was a big hit and the close proximity to 3 cenotes and Dizbilchaltun provided just the right amount of activity. Everyone had a good time enjoying the beach and each other.....The shopping was close and had everything we needed. Gaby was a very gracious hostess! She was attentive and checked in just enough to make us feel well cared for and responded to our questions quickly. We would definitely stay here again!

Beautiful beachfront location
Our family had a lovely time at Casa Bin Kiin. We received a warm and informative welcome from Gabriela and her sister Miriam, both of whom were very helpful during our stay. The beachfront location is absolutely stunning, and the pool is perfectly maintained. Gabriela was very responsive and quick to answer any queries. We would stay here again.

Extremely great!
We stayed at this wonderful property for three months. We thoroughly enjoyed this beautiful place. It was very clean and well equipped just feet from the beach. The property owner, Gabbie, was extremely helpful and generous! We loved her and will miss her and her property terribly. Everything about the place was perfect and very enjoyable. A great winter holiday
The hostesses get 10 stars! Gabriela and her sister Miriam went out of their way to make our stay comfortable. They found us a local car rental agency when we had a problem finding a reasonable rate. They took us shopping right off the plane and later brought a few things we thought were missing in the house. We also bought a few ourselves: a pan, kitchen towels, toilet brush, clothesline/pins, etc. The house is more of a beach house with sturdy but aged furniture and fixtures. It's designed as two separate but adjoining flats with a mostly solid wall in-between. In the front hall, the wall is with holes (by design), allowing for direct communication b/w the two sides. The front walls are with breeze holes, allowing for a constant breeze, rendering A/C unnecessary. The sound carries pretty well in the house. My mother and I spent 2 winter months there, experiencing the coldest winter in...forever - we had to ask for extra blankets! Hot water is heated by a gas tank, and we paid for a new one when gas ran out. The hot water goes only to the bathrooms. It's common in Mexico for kitchens not to have hot water (lukewarm). The kitchen is stocked pretty well, but only with one set of pots and pans and utensils for two kitchens. It's also common in Mexico not to have an electric kettle. For tea, we boiled water on the stove. There is a coffee-maker. The mattresses were comfortable, but the best feature of the house was its terrace. We spent a lot of time there even when we couldn't swim because of unusually cold temps. The water is very calm even when it's windy. It's always cool on the terrace and warm on the front porch. The water for the house is in a well under the house. Gaby often checked to make sure we had enough and arranged for water delivery when we were low. The pool is maintained, but the water was colder than in the gulf, so we didn't use it. There is a shower on the front porch, which is handy after a swim. Gaby gave us plenty of towels, both for the beach and internal use. We got drinking water out of a water kiosk in Chicxulub. Both towns, Chicxulub and Progreso have everything you'd need: gas stations, stores, markets, restaurants, laundromats, etc. You do need a car (unless you use a taxi/Uber). The area is off the beaten path, off the highway (12th km) and scarcely inhabited, mostly by snowbirds from the US and Canada. Overall, we had an amazing time at Gaby's place and would come back in a heartbeat!

Very nice relaxing stay
Very Nice Casa which is actually two seperate cozy quiet one bedroom units, located in a very safe friendly area. There is one part of the wall near the front door which is decorative bricks which allows you to see and converse between units which does limit the privacy. The units were clean and we thought our bed was comfortable, the couple with us thought the bed took some getting used to. The units shared the appliances provided but both had a stove/cook top and refrigerator, cups and plates and such. We conserved on the water so our 2 bottles lasted one week for 4 people. The bottles can be filled or swapped out in many places in Progresso, not sure of any place else. The beach was wonderful and the patio very nice to lounge on while making and drinking our frozen Pineapple margaritas with the supplied blender. It made watching the sun set over the gulf just perfect. Every morning but one we saw a pod of dolphins swiming by very close to shore while we sipped our morning coffee, So relaxing. One thing the casa does need are mats near the door to help keep sand at bay and a little spice rack would be nice. We took uber to Progreso every day around 200 - 250 peso round trip. Some form of transportation is needed, bicycles and scooters can be rented in Progreso. From Merida to the casa which is actually located in an area the locals call Uaymitún It cost us 400 pesos which included a stop at the local market for groceries, but we did not use uber. I hope I spelled Uaymitún correctly. From the casa to Merida it cost 600 pesos for 4 people. During the day while in progreso we would visit Yuli and her husband at La Genuina resturant where they make the best food, have plenty of drinks available and helped us navigate the area. Paul Frost (Lizard) from Lizard Joe's in Chelem set us up for some awesome fishing what fun. The owner of the casa Gabriela was so very nice and helpful, she is a wonderful person and a pleasure to meet. Thanks so very much for the wonderful experience.

Perfect vacation hideaway
This place was great, just as lovely as expected! We stayed here for 4 weeks from March to April 2017. We had rented a car, so we drove out to the duplex from the airport. We were greeted by Gabriela and her sister. They are very warm and welcoming people. We were given a tour and the keys to both sides of the duplex. Our time at Casa Bin Kiin, and stay in the Yucatan Peninsula was one of the most wonderful experiences of our lives. If we needed anything or had any questions Gabriela was there to help (never more than an email or text message away). The location of Casa Bin Kiin is ideal, as it provides a peaceful, beautiful place to relax and unwind, while still being quick easy access to Progreso and Merida, and anywhere else you may want to go for that matter. It was the perfect base of operations to explore the amazing state of Yucatan or even drive over to Quintana Roo for the day! We highly recommend a stay at Casa Bin Kiin, and consider Gabriela and Miriam our new friends in the south! Thank you for helping make our visit there so excellent. Connie & Ray

Excellent place to vacation!!!
My husband and I stayed here with another couple for 6 weeks. The accommodations were perfect, as both sides of the duplex had complete facilities (kitchen, eating area, etc.). The oceanfront view was amazing and the home was very clean. Gabriela was very attentive to our needs and was a pleasure to rent from!!!! She was willing to take us shopping but we had rented a vehicle as it was more convenient for us, I would definitely recommend her lovely home to anyone!

Casa Bin Kiin
I stayed here for the last two months. This beach house has what I believe is the best pool and beach front for the area. Nice breezes blowing through the beach house, lots of daylight coming in with patio doors. Closest area for shopping is ten minutes away, Progreso and Chicxulub. I felt very safe in this area. Gabriella is extremely nice and extremely helpful. She goes over and above to make sure you are comfortable. I would definitely recommend this beach house for an enjoyable vacation. holydays in "Bin Kiin" in Chicxulub
We had a fantastic 3 weeks holydays at the Bin Kiin villa. The surrounding was quiet, the villa offered everything we needed and Gabriela is the landlady who was prepared to drive 1 hour in the case we had no water. 1 hour after we called her, the water supplier arrived. She is a perfect housekeeper. Chichen Itza, Uxmal and the Cenoten were at acceptable distances and they are an absolute must to visit.
