Perfect for an extended family or 2 families to share, this property has everything you need for an enjoyable and memorable stay. Sun House by the Bay is a well equipped, modern style beach house. In short, this is a fabulous family beach house which is sure to tick all your boxes for a wonderful and relaxing coastal getaway. So many amenities and activities available. With ducted heating/cooling and central location, its the perfect spot for your Mornington Peninsula getaway no matter what time of year it is!
The shops and cafes of Rye are easily accessible by foot. While close to everything you need, its removed enough from the hustle and bustle to offer a peaceful stay for your family. The bay beach is just 500m from the house with no slopes!
On arrival you are greeted by the sight of the beautiful landscaped garden, spacious drive and large garage. In the garage there is a table tennis table for your use as well as a couple of bikes (we do try to keep these in working order, but occasionally they get punctures!).
On entering the property, you'll find a long, wide, well lit corridor. Immediately on the left is the first queen bedroom. Complete with a TV, walk in robe and ensuite with shower, basin and toilet, this is a fabulous room. The shuttered windows look out onto the beautiful landscaped front garden.
Heading down the corridor from the front queen bedroom, you will find the property guide, guest book and wifi instructions on the hall table.
A little further on, the corridor opens into the large and spacious open plan kitchen/living area. There are floor to ceiling windows throughout this lovely room so it is flooded with light all year round.
The state of the art kitchen will please any cook. All the appliances are stainless steel and it is very well equipped; truly a cooks delight!
The inside dining room seats 8 and there is also a breakfast bar at the kitchen bench.
The huge living room overlooks the decks and basket ball court. There is a wall mounted flat screen TV with DVD.
Moving outside, you'll find a superb outdoor undercover entertaining area which includes an outdoor kitchen with mains gas BBQ.
The alfresco meals area is perfect for dining in any weather. The covered deck offers shelter and there are fans to keep you cool on hot summer days. Plenty of seating is available on the deck. Enjoy a long lazy lunch while watching the kinds play basketball on the inground basketball court!
The "Goalrilla" in-ground basketball court was installed in 2021. It is the #1 brand in the USA and Australia with state of the art synthetic turf which is a fabulous addition and the only one in the area! Please don't walk on it in spikey or high heeled shoes though.
We’ve recently added a trampoline too!
Off the kitchen area there is another doorway through to another corridor with access from this to the 2 bunk rooms, laundry, family bathroom and separate toilet
The 2 bunk rooms both sleep up to four people each. There is a set of bunks, a single bed and a roll out single trundle bed in each of these rooms. There is one room at each end of the corridor with the bathroom, toilet and laundry between them. PLEASE NOTE; the top bunks are NOT rated for adults to sleep on and as such are only suitable for people under 60kg.
The family bathroom has a bath, separate shower and basin. The toilet is next to the bathroom.
From the laundry there is access to the side of the house where you will find a washing line.
Off the lounge area, you'll find a very spacious queen bedroom. Complete with a TV, built in robes and an ensuite with a shower, basin and toilet.
Both front and back gardens are child friendly as they are fully fenced, please note however that pets are NOT allowed.
We supply linen and towels for all guests, but you will need to bring your beach towels with you..
Strictly NO Schoolies or end of year School/Uni bookings allowed under any circumstances.
While primarily a family property, we will consider quiet respectful friendship groups where most of the guests are over the age of 25.
While we have not had any issues with our lovely guests, we are required by local laws to make you aware of some local rules that apply to all short term rentals on the Mornington Peninsula, these include:
- No parties, gatherings or events.
- No loud or aggressive behaviour.
- Guests must only park onsite.
- Outdoor areas cannot be used between 11pm and 7am
- Neighbours have the right to call the property manager if they feel any of the rules are being broken or guests behaviour is impacting them, to which the property manager must respond immediately.
- Failure to comply with the local shire rules will result in termination of the rental agreement, the bond will be claimed in full and guests will be charged for any fines incurred as a result of the illegal activity. (These can be anything from $600+!)
Any Schoolies or Uni bookings will required to leave immediately.
