Lovely 3/2 Home-Texas State Tubes/Don's Fish Camp

25+ AGE REQ. Lovely Family Home (1500 Sq ft/without garage) 3 Bdrms/ 2 Bath. Large, Open Floor Plan. We have a deck with seating for 16. 1/2 acre, tons of trees. Retro soaking pool (May-September). Beautiful San Marcos River. Float, Kayak, Canoe, Paddle board, Fish! Texas State Tubes (back of neighborhood) and Don's are within walking distance. Racetrack, Weddings, Concerts, Small Town. Please keep in mind that this is our FAMILY home. 25+ AGE REQ. 6-8 guests TOTAL. Come RELAX and ENJOY!
The space
Lovely 3 bedroom 2 bath home. Hardwood floors, granite, comfy furniture, amazing backyard with grills and River access through Texas State Tubes. We provide coffee, a full working kitchen and wifi, as well as linens. There are 3 beds to fit 6 people and a blow up bed to fit 2 extra people or 2 kids if previously agreed upon. Please note that there is a $25 convenience fee + the cost of shipping to ship items left behind. If it is left during peak shipping season (Christmas) there will be a $50 convenience fee + shipping. Please remember to triple check you haven't left anything behind.
Guest access
Entire house including garage. We will NOT be here when you are here. Please keep in mind that we do live here and we rent this out to supplement my income while I'm in school. We have children as well that need a place to live after renting out. We have wonderful neighbors who help keep watch of our home and we are either staying in the neighborhood or within 45 minutes of it and check on it often. Our neighbors have cameras that show the outside property, fyi.
Other things to note
Please note that there is a $25 convenience fee + the cost of shipping to ship items left behind. If it is left during peak shipping season (Christmas) there will be a $50 convenience fee + shipping. Please remember to triple check you haven't left anything behind. We have small dogs that we take with us when people rent out our home and we clean very thoroughly, however, it is possible that there will be some dog hair in case you are highly allergic. We have a clothes steamer in the laundry room. We DO NOT have an iron. 25+ age REQ. Families and older, responsible adults are welcome.. Again please don't hesitate to ask any questions.

We enjoyed our stay at this property although it was a relatively short stay and we did not get a chance to appreciate all the amenities. The property was very clean and nicely maintained. The furnishings were quite nice and functional with lots of personal touches. The location is a little off the beaten path and very quiet. Large yard great for kids or pets. Although this worked well for our party of 6 adults, it is best suited for families with children. Would certainly recommend staying here.

Wonderful place to stay for us during parent weekend at Texas State. Backyard is wonderful for entertaining and house is well appointed for the weekend stay. Host communicated with all needed information and answered all questions. Highly recommend & plan to book again.

This is a GREAT place to rent!!
The house is great, clean, spacious, and felt comfortable like home! The owners are great and communicate better than I've had before. My kiddos enjoyed their time with zipline, playing the wii, and we had great family time watching movies and playing darts. I will definitely be coming back!! Everything was so black and white, i didn't even have to questions because the owners had everything written down and black and white. Great great rental!
