Owl Barn provides peaceful, light and spacious accommodation at Rushcroft Farm, with a lovely sunny terrace overlooking the farm and a private courtyard garden.

This modern barn conversion sleeps 4 in 2 bedrooms. The space is very light and airy and enjoys a peaceful location. Situated a five minute walk to the village of Sway with two pubs, a cafe, hotel restaurant and local shops.

6 steps to the sunny entrance terrace. The spacious living accommodation is all on one floor with high ceilings giving a very light, bright, airy space. Open plan living/dining room/kitchen with wood/tile floor. 2 bedrooms: 1 double (comfy king size bed) and 1 twin bedroom. Shower room with toilet. Electric heating. Bed linen and towels included. No smoking.

Owl Barn and Buzzard View are attached with seperate entrances, private courtyard gardens and views over the farm. We also have a one bedroom Lodge attached to the farmhouse which sleeps 2.

We accept 1 dog in Owl Barn and Buzzard View but not in The Lodge.

New Year in the New Forest
Very welcoming and homely, nice to settle in for the evening and the heaters throughout make it really cosy. Worth taking slippers as it's hard flooring in the bathroom/kitchen/lounge but with carpets in the bedrooms. Beds are very comfortable and plenty of pillows, built in alarm donkey-clock of Tilly and Lucy around 9am sets you up for the day 😁. Enough to do in Sway to allow for a few days without venturing out in the car. 2 pubs within walking distance with good food in both and the forest on your doorstep. A train line runs adjacent to the farm but didn't bother us at all. We wouldn't hesitate to visit again

Lovely break in the new forest
Overall the property is nicely decorated and well equipped. It’s a little out of the way and adjacent to a railway line, so bear in mind if you are a light sleeper. Being a working farm was fun for the kids, but you have to expect farm equipment and sheds which might not be to everyone’s cup of tea. We didn’t mind and were grateful they allowed us to borrow a stable to secure our bikes.

Peaceful Break
Lynn and Mark's place is ideally located in the New Forest. The cottage was clean and well equipped. The setting was very peaceful. There is a train line running adjacent to the property but this honestly didn't bother us as the trains didnt run at night. I would stay here again.

Great Farm stay
We had a great time at Rushcroft. For us it was a great rest place between all of our travelling. So close to the new forest. We loved seeing all of the animals out on the common. my 11 year old son who love Rushcroft. He loved being out in nature, meeting the animals at Rushcroft . Lynn was a great communicator & so very helpful. So much information on local area provided. Close to local town shops & train station. Very easy checkin. All we needed. Could have stayed another week

We had a lovely time staying at Rushcroft farm, Lynn was so friendly and helpful. We even got to see the Horses being fed in the morning, which the kids loved. I would highly recommend staying here as a base for exploring the beautiful New Forest.

Lovely clean big cottage
The cottage was quite clean and bigger than it looked on the photos . Location was perfect for travel all around the New forest and the beach as well . We received a warm welcome on arrival from the wardens and they also answered all our questions regarding the shops and where to walk the dog. We enjoyed our stay and would not hesitate to book again .

Fantastic Holiday
The barn is absolutely perfect for a holiday with your friends and dogs. The courtyard garden is totally enclosed so it is safe to leave the patio doors open without worrying about the dogs. The accommodation is spacious and has everything you could need. The kitchen equipment is lacking nothing and there is a large table and chairs with a breakfast bar with 4 stools and the lounge area has two large settees and a nice TV with DVD player. Without saying, the bedrooms are perfect too. The setting is very nice and a decent distance from the village without being isolated. I stayed here several years ago and have not regretted coming back, and will do so again

Clean, comfortable, spacious
We were really pleased. The converted barn had a 'just refurbished' feel and was very nicely done. It sleeps 4 in comfort and the has seating for everyone at the dining table, the breakfast bar, the lounge and in the courtyard. The latter is beautifully planted with lots of container plants. Lynn was a lovely lady and very helpful. The location is perfect for a short walk into the village.

Rushcroft Farm Cottage
Felt that the website & reviews did not match my expectations. Farm shop is a small shed open from 9 -10 am each day with eggs, some sweets & local maps. The site needs a definative reception as we were not sure where to go when we arrived & found that new arrivals were coming to our cottage asking the way. The cottage was clean & generally was in good order but was let down by the beds which could do with new mattresses & the pillows which were hard. The mugs in the cottage had seen better days & it was frustrating that none of the cutlery matched. The trains on the nearby railway did disturb me but to be fair my fellow guests, who live in town didn't notice them. Nice rear enclosed seating area with a lovely display of shrubs with use of barbeque. For horse owners there is good grazing & decent stables with lovely rides. Best if you take a fellow riding companion with you & you are able to open gates mounted or have a horse small enough to jump on/off. (note that if you have a large horse lorry you need to advise site owner in advance as normal route into site is a bit tight). Left a day early as weather was poor & by the Wednesday we were the only guests on the site.

Beautiful place and carefree stay
Easy to find and the apartment is cosy and tastefully furnished. There was everything we needed as a family of 4. The beds are comfortable and we did not find the nearby railway line disturbing. It is beautifully located in the countryside. A mini grocery store, a pub and a restaurant are within walking distance. Our hostess was very friendly and helpful.
