Ascending the grand staircase from the parking area to the wraparound deck, you’ll immediately notice the spectacular views. Upon entering through the front door, you’ll be greeted by a jaw-dropping mountain scene framed by a 20-foot high window wall and vaulted timber ceilings, flooding the home with natural light.
Standing in the open kitchen, dining, and living space, you'll find a dining table that seats 12, a kitchen bar for 3, and a pub-height table along the windows for up to 4 more guests—the best seats for the views. This area also serves as a dedicated workspace for students or working vacationers.
As you move further into the space, you'll come alongside a two-story stone fireplace, with the loft railing circling the upper perimeter of the main living area. The large "L" shaped sofa is incredibly comfortable and faces the fireplace, perfect for enjoying conversations or beverages prepared in the custom chef's kitchen.
A curved, open stairwell leads up to the loft. The bright interior and welcoming atmosphere are enhanced by exposed wood beams, a grand stone fireplace, and floor-to-ceiling windows, providing a rustic yet modern luxurious feel. The panoramic views are spectacular year-round, offering a sense of seclusion and tranquility. Relax on the plush furniture, read by the two-story fireplace, or stream a movie on the large TV. The main bedroom epitomizes comfort with its 180-degree views, loft, and luxurious en suite bathroom featuring a tub and walk-in dual shower.
Hobby chefs will love the sophisticated kitchen, equipped with stainless steel appliances, granite countertops, and a floating island breakfast bar.
The main floor bathroom features a jetted tub and the bedroom on this floor is a mini-cabin all it's own with a wood-clad high ceiling and deck access through a sliding glass door on one side, and a single lite door on the other side. Cozy is an understatement and the queen bed is oh so luxurious.
Heading down stairs you enter the den with a massive copper-clad fireplace, a 65" Roku TV with sound bar, beanbag chairs, sofas and a game table. The lower level bedroom is quint and cozy and adjacent to a large bathroom with show and tub and dual sinks. The laundry room is also on the lower floor with full washer and dryer and deep sink. You can access the front parking area from the laundry room door patio area.
Enjoy unforgettable Zion Mountain sunsets from the wraparound deck or share ghost stories around the circular bench of the fire pit as the stars come out to top off the perfect day.
You have full access to all parts of the home and the entire 40 acres. There is a map on the wall depicting the boundaries so you can plot the first hike straight from the front door. The only areas currently not accessible to guests are the garage and barn which are in transformation. The garage will soon become the spa room with brand new Jacuzzi and mini-gym with Rogue dumbbells and other accessories. Stay tuned for these and other amenities coming soon!

One of the hallmarks of our property is the privacy and tranquility you can enjoy with out interruptions from other guests, the general public, or from us for that matter. On the other hand, we love to meet guests if we happen to cross paths. Otherwise we will leave you to your private stay. If you need anything, we are just up the mountain and will happily assist you.

Cleanliness:
Guests should not leave this home in a state that requires excessive or deep cleaning (example: with moldy dishes, soiled carpets, stains from pets, pet droppings left on property, etc.). There is a pooper scooper by the laundry room door for doggy doo. Cleaning fees are only meant to cover the cost of standard cleaning between reservations (ex: laundry, vacuuming, etc.). Extra cleaning will incur a $75 excessive cleaning fee.
Trash:
Guests must remove all trash from the home upon check out. We provide a dumpster on-site and
request that you empty trashcans regularly to prevent overflows which can attract pests and cause lingering odors. Do not leave trash outdoors. Strong winds can whisk it away without notice. Keep the lid on the dumpster closed tightly to prevent animals from rummaging and wind blown messes.
Damage:
Where damage occurs that is beyond normal wear and tear, you must inform me of the damage as soon as possible so we can find a reasonable solution. Guests are expected to pay reasonable requests for reimbursement if they’re responsible for damage, missing items, or unexpected cleaning costs.
Garage/parking:
Our garage has been converted to a Jacuzzi spa and gym. Park anywhere else, but do not block the roadways.
Jacuzzi/Gym area:
No guests under 18 are allowed in this room without an adult present. The door between the house and Jacuzzi/gym is locked with a code which will be provided at check in. Please keep this door locked at all times so children cannot wander in unattended. All gym equipment must stay in this room. Keep roll down garage door closed at all times unless you are present. Mice, squirrels, and other animals may enter if left unattended. In winter, an open garage door may cause freezing damage. Shower before entering the Jacuzzi as lotions, hair care products, etc can damage the finish and make the water cloudy. Keep the Jacuzzi cover on the hot tub when not in use for safety and to keep the water temperature consistent.
Furniture:
Do not rearrange furniture. We are not staffed to move furnishings around between guests.
Moving furniture will result in a $100 furniture moving fee.
Septic care:
Our home is on a septic system meaning we are not on a public sewer system. Septic systems are vulnerable to any items other than water, human waste, and toilet paper. Damaged septic system will
result in a $250 plumbing fee. Do not place the following items in toilets or drains.
◦ Kitchen/laundry sinks: Grease/oil, coffee grounds, lint, mud, and food waste must go in the trash, not
down the sink drains.
◦ Bathrooms: Feminine products, paper towels, wet wipes - even “flushable wipes” – will damage the
septic system and may cause clogging and/or flooding.
Approved guests:
Respect the approved number of guests/dogs and ask property manager if you’re unsure about
the rules for visitors. Disruptive gatherings are always prohibited.
Check-in time:
Guests should respect the 4pm check-in window. Any check-in before the designated window should be approved.
Check-out time:
Guests should complete check-out by 10am and should not leave belongings past that time
for storage or later pickup without prior approval.
Smoking:
Absolutely no smoking inside this home. This includes the use of tobacco, cannabis, e-cigarettes,
etc. There are two outdoor smoking areas: one by the laundry room door another on the main deck.
Please put all butts in the butt can. There will be a $250 cleaning/deodorizing fee if smoking in the home is detected.
Approvals for pets:
We allow up to 2 dogs weighing up to 45 pounds each. Guests should not bring more pets than are approved or fail to inform the property manager about any pets brought inside this home.
Exceeding the 2 dog policy will result in a $250 fee. DO NOT bring pets that are not very well house trained. Only dogs - No other animals are allowed.
Fire pit:
Don’t move the fire pit. There is an underground gas line that may be damaged if moved
◦ Lift the side table to turn on gas at the tank prior to turning on the gas at the fire pit
◦ Guest must turn off the flames before leaving the fire pit unattended
◦ Back-up propane tank is just outside the garage
◦ We will try to be sure there is gas, but do not guarantee it
◦ Do not use the fire pit for barbecuing food. A cleaning fee will be assessed if food debris is evident
◦ Do not use if wet or windy. Wet lava rocks may pop and cause injury
◦ Use responsibly at your own risk
Noise:
Guests should respect designated quiet hours of 10pm to 7am and should not disturb the surrounding community with a disruptive level of noise (ex: loud music, shouting, ATVs, etc.).
Commercial film and photography:
Guests should not participate in film or photography that is intended for commercial use or profit, without documented permission from the host.
Barn:
The barn is not for guest use.
Snow/ice:
Winter can bring snow, ice, and mud. We recommend 4WD vehicles with chains. The roads and
driveway are not maintained by the county. We do our best to plow snow but cannot guarantee it.
Ice melt:
DO NOT use on the concrete, deck or stairs. It will ruin the finish. Please use the laundry room door as the primary entrance/exit door when snow, ice, or mud is present and leave wet/muddy items in the laundry room.
Good communication between a Host and guest is important for successful stays. When possible, please respond within 24 hours when host is reaching out to resolve an issue.
