We had a nice stay with Villa Mahasok, though not perfect.
Pros: nice breakfast (delicious pancakes, noodle soup, eggs, toast). Friendly staff (the young man serving breakfast was particularly kind). Clean lobby. Not too far from downtown (about a 10-15 minute walk). Large beds. Mosquito nets. Allowed us to have late check-out to shower after a morning tour.
Cons: Ants in the bathroom, towels a bit yellowed, air conditioner was not the most effective (and extremely noisy). Staff's English ability can be a bit spotty.
The other strange thing was that on check-out, the hotel did not have a record of our payment (we had pre-booked and paid in full via Orbitz) and they wanted us to pay again. It took a couple phone calls/waiting to get it sorted. I would think that a hotel would keep better track of who had paid and who hadn't.
I would recommend Villa Mahasok for a low-budget homestay type hotel, nothing too fancy but comfortable enough.
