3. Pool and spa heating is available for a daily fee ($150 for pool, $75 for spa).

Third Party Services - Any third party services that the managing host is assisting to arrange, is NOT affiliated with the property owner, and by booking any of the available add-ons the renter understands they are not affiliated with the property owner, and the guest/renter agrees to release, indemnify and hold harmless the property owner for any and all claims related to any third-party activities.**
Neighborhood
Nestled in the most desirable area of Venice near Lincoln Boulevard, guests are walking distance to shops, gourmet restaurants and the best Venice has to offer. There is a 7-11 located on the corner (1 min walk) and a Ralphs grocery store/Rite Aid very close. (7 min walk)
Parking
3 Car gated parking is available via the alley behind the house. In addition to that there is always ample parking available on the street (Palms Blvd).
House rules/Policies
The below policies are in place to safeguard the experience of our guests and neighbors, and to protect the property.
1. Max Occupancy: The property shall not be used by more than the number of adults and children listed in your reservation (up to an approved maximum of 10). [$200 fee for violation]
2. Min Age: Renter must be at least 21 years of age. Guests under the minimum age must be accompanied by a parent or legal guardian. Proof of age may be required.
3. Quiet Hours: Noise audible outside the property is prohibited between 10pm to 7am (as per the Los Angeles Noise Ordinance). The property is monitored for excess noise during this time. [After a first warning is given, a second noise alert will result in a fee of $300. A third noise alert will result in a $1000 fee and termination of your stay]
4. No Smoking: No smoking is permitted inside the property or in the pool/spa area. [$1000 fee for smoking in these areas]
5. Pets: Number and type of pets (including emotional support animals) must be authorized by Verve and your pet fee paid before your reservation begins (as above). [$400 fee (per pet) for unauthorized pets]
6. Parties, events and commercial photography: Prohibited unless authorized by the host before your reservation begins. [$1000 fee for unauthorized parties or events and termination of your stay]
7. Candles and cooking elements: Charcoal grills, candles (or any other cooking/heat/flame element) brought onsite are prohibited due to fire risk. [$300 fee for violation]
8. Early Check-In and Late Check-Out: Please vacate the property on time so that our cleaners can prepare for the next guests within a tight time window. Early check-in or late check-out may be available for a fee if authorized at least 24 hours in advance (as above). [$300 fee for unauthorized late check-out for the first hour (past the 15-min grace period), after which the full daily rate will be charged and/or guests will be removed from the property]
9. Pool and Spa Use and Heating: Pool and spa are for use at your own risk between the hours of 7am - 10pm, and children must be monitored. Pool and/or spa heating is available for a daily fee to help us cover steep energy costs (as above). Pool/Spa heating will turn off automatically at 10pm.
10. Damage: Renter is liable for any damage to the property or its contents that they may cause. This includes the replacement cost of permanently stained sheets or towels, and a $50 fee for replacement of a lost gate remote.
11. Excess Cleaning: Should the property be left in an unusually poor condition, an additional cleaning fee of up to $500 (or the actual cost of cleaning services) will apply.
12. Good Neighbor Policy: Guests shall not engage in illegal or disruptive activity, and will abide by all applicable parking restrictions and limitations.
Security Cameras and Noise Monitors
Outdoor cameras (located at the front, back and sides of the house) are for guest safety and record only video, not sound. Indoor cameras (pool area, living room and garage) are all non-functional and covered.
A Minuit device inside the home monitors noise levels, temperature and motion to prevent safety issues and excess noise. Noise is only monitored through decibel levels (to notify guests and the host if it gets too loud), and not sound.
