Very clean and nice hotel. Some staffs are better than the others. Paying the money for a luxury hotel like Botree, we asked for 2 more bottles of water one night, they said no. that leave a 4 stars, instead of 5.
Remarkably quiet hotel room in such a central area. The room was spacious with an incredibly comfortable bed. Complimentary water and fruit juice as well as tea and coffee machine. Lively bar area. Although we did not eat in the restaurant if the quality of the breakfast was anything to go on I imagine it would be very good.
Very well appointed rooms. Modern contemporary chic twinned with technology frills. Soundproofed walls, great mini bar with some free non-alcoholic beverages. A few steps away from an Elizabeth Line tube station.
Rooms are very comfortable, clean and quiet. We had a superb view down Marylebone Lane towards Oxford Street.
Service is sporadic and theres an odd attitude that I can only describe as cliquey and condescending (not everyone, but it’s a theme we spotted). There were several daily misses with room cleaning and restocking, some errors took a couple of calls to get right. The lack of a reception desk is weird, instead there’s half a dozen people stood around holding iPads. It’s off-putting. I understand that a cosy personal experience is the objective, but it’s an uncomfortable experience to navigate through when arriving and leaving.
I wanted to rate this experience higher because the rooms and the location are fabulous. The overwhelming tech and inconsistency in service let it down.
Very beautiful and modern hotels, nice and very modern rooms - one comment on the room, no handler to open the shower door.
Disappointing service - after skipping cleaning of the room, the receptionist answered impolitely, not hesitating to bluntly lie for the source of the reason. It required unpleasant argument to have the room cleaned.
Repetitive billing mistakes including "sneaking in" the final bill a "discretionary service charge" as well as dismissing the use of a voucher trying to charge as it is not exist. Four mistakes in one bill cannot be perceived as coincidence.

I had an amazing stay here, from great service at check-in to a large room that was very clean and modern. The room was spacious and had lots of room to be able to unpack and relax. The hotel is right in the middle of London but the street was nice and quiet. It was incredibly walkable and a minute away from the bond street station which was very convenient. Room service and the restaurant in the hotel were both delicious. Overall a wonderful place to stay in London.
The hotel processed unauthorised charges to my bank account, when disputing this with them they denied any accountability and lied to me by saying they do not hold my card details.
While I read good things about the BoTree prior to booking, it surpassed my expectations on arrival. From the welcoming received, right through to departure, the staff were amazingly attentive and catered to every need. Further, the BoTree is centrally located, walkable to many key areas of London, and right near the Bond Street tube station. I highly recommend this hotel.
