The property was really noisy when you slept @ the front side/ street side. Was like your bedroom was in the middle of the street. The windows didn’t close well. The accommodation was really basic. That shower was really tiny.
We had a not easy time with their IT.
We moved after the first night to the garden side of the building much better but far of convincing. Those windows thin as paper.
It felt like the owner wanted to squeeze every drop of that lemon out.

No sugar available for the coffee, the water was scalding and could not get it any colder.
The property is located in a very convenient area and close to most places in central London. Nice and comfortable.
Only thing to concern is I was waked up during the night that the neighbours opened taps and took shower.
Great location and modern furbishment. It showed some signs of wear but overall was really nice place to stay at. Hosts were very communicative via WhatsApp.
Easy to find , unfortunately no elevators so have to carry heavy suitcases up two flights of narrow stairs. Very clean and tidy, quite modern. Small double bed and very small bathroom. Close to supermarket, restaurants and train station.
Comfortable tiny apartment, felt like a college dorm. Bed was comfy!
Good location, just down from the earls court station.
I was not given a door code to the main entry building, I called the number provided 9 times before getting through. We waited an hour outside the building in the cold rain after a long day of travelling (4pm)
There was mould all over the bathroom.
The room reminded us of a college student room or a young married's room. We, being seniors, in the future would book some thing a little more to our liking such as a lift, 24/7 reception, and A/C.Unexpectedly the water was shut off and a call to the management restored it. We have no idea why this happened. The room had ants. We were concerned that all the entry was by smart phone and if our phones died we couldn't get into our room. The king size bed was not king size by USA standards. It was convenient to the Earl's Court Tube station and to eating places on Earl's Court Rd.

Excellent stay, will return
Stayed in a family room lower ground floor. Was warm but with the weather being so hot only to be expected. Fans had been placed in the room prior to our arrival which made it much more comfortable. Beds are by far the most comfortable beds I've experienced in any hotel or b&b. Facilities are perfect and location couldn't be better. Check in was super easy. I worried about accessing the property with it all being digital but I needn't have. Instructions were clear and opening the room with my phone was grand, no issues. Communication from the host was excellent! Would highly recommend and will stay again on my next trip to London.
We really enjoyed our stay at the Kensington Rooms. It was easy to find and we had no problems with the app.
Communication from the Kensington Rooms was fantastic. Checked in regularly and more than accommodating. Very responsive and helpful.
We enjoyed the location which made it super close to the supermarket and the tube and really easy to get around.

Functional clean and convieniant
Access was easy, great comms via WhatsApp. Room was very clean and tidy with all the things you’d need for a couple of days.
Was on the top floor which would have been an issue with mobility issues.
Was in the English 3 day summer so was very warm, but the 2 fans helped. There was a work station if you needed, fridge and microwave and some nice touches, popcorn and water, with usual tea coffee etc.
The basement gym was very good and a real bonus.
I would recommend the apartments but if possible don’t go in the hottest week of the year so far!!!

Property in a great location for the tube but was not in the best condition and charged more than double the advertised price for early check-in.
The positives first: the room and the bedding were spotlessly clean and the person I spoke to on the phone could not have been more helpful.
Everything else was awful...
First, there's an app system to let yourself into the hotel (called, apparently without irony, 'reception.notahotel.co'!) That would be fine except that I got no communication from either the hotel or Expedia (whom I booked through) about the checkin procedure, so when I turned up at the premises, I had to call the (extremely polite and helpful) help desk and then fill in an online form on my phone which even required me to upload ID. All this just to get in through the front door. Standing on the doorstep with me was a couple who were on their second day at the (not a) hotel and still hadn't been given an entry code that worked.
I had booked a lower ground floor room so my expectations were not high - but it was worse than I expected: two fragrance diffusers (one electric) and an extractor in the bathroom that had been left on could not dispel the smell of damp in the room and the bathroom was so small and badly designed that you had to sit diagonally on the loo and a glass shelf over the miniscule basin meant that brushing ones teeth required another set of contortions.
My advice to the very helpful staff member: find somewhere else to work. You're wasted there.
The online based door opening thingy is awesome! Only downside is our door doesn’t fit nicely in the door frame, so we end up having to slam the door shut…
