Communication was exceptional. Owners were very friendly and accommodating. The place is immaculate, fun and beyond adorable! Thank you.
My husband and I had a great stay in the Adelyn Suite at Mustard Seed B&B. The property location could not be better! It’s close to the river, city park, and downtown with a coffee shop, restaurants, distillery, local beer and fun shops. We walked everywhere. While close to everything, the property was quiet and serene. The suite was spotless with nice linens, a comfortable bed, and well-equipped kitchenette. Coffee, tea, pastries, cereal, milk and juice provided. Perfect for a couple! So many nice touches and upgrades while maintaining the charm of a late 1800’s homestead. Very comfortable! Ambre made everything easy and has a talent for providing guests what they need! Excellent! We look forward to staying here again when in Llano.
Overall, this was a great place to stay in Llano, TX. You can hear the mighty Llano River from the front porch. The room was immaculate, and it was cozy with the Farmhouse feel. The bed was comfortable, and I got a good rest.
These would be my only complaints. The reason that I chose this suite is because the pictures show a Hot Tub. However, this seems like the Hot Tub is next to a separate cabin. When I arrived, it was dark and there is no streetlight so it's difficult to tell where your room is located. There was a couple on the front porch to the cabin with the hot tub. I had to check the amenities and hot tub is not listed on my suite. So if it's a community hot tub that is awkward, but I feel it was a little misleading to show a picture of a hot tub that you to not have access to. Also, the parking on the main house is small. My vehicle did not fit to the vehicle that was there, so I had to park my vehicle down on the road instead of next to the Suite.

This is a very sweet and quaint property with an incredible location. It was fairly clean. My main issue is that I strongly feel it is an inn - not a bead and breakfast as advertised.
We were there for four nights so spent a considerable amount of money on this lodging. Upon check-in, there was one small bottle of orange juice a piece, 1 medium-sized bottle of milk, 2 chocolate chip cookies, 2 pastries that my husband, who will eat ANYTHING said was horrible, and 2 medium-sized containers of sugary cereal. I just don't feel this constitutes a breakfast enough to be justified as a bed and breakfast - especially when there is one 2 streets down where the breakfasts get rave reviews.
There were a few other very frustrating things:
We ran out of toilet paper on the 2nd day and there were no extras so we had to ration until the property manager brought more.
We ran out of soap on the third day in the shower. The container was almost empty when we checked in.
There was mouse poop on my bedside table, in the closet, and a large dead scorpion on the floor beside my bed. It felt as though the property was cleaned after the last people who used it but then not checked again before we arrived.
I wanted to make a fire on our last night and the "fire starter" jar was empty.
I went to use the blanket on the porch swing while sitting on it and it was covered in bird poop and clearly had not been washed in a long time.
The table in the kitchen is adorable but not at all practical. There was no place to check my e-mail (yes I was on vacation but still own a business) and I had to eat the take-out meals I brought in on the floor.
I think the idea of this place is wonderful. It is adorable, fairly clean and the hot tub at night overlooking the bridge was fantastic. If you are going for more than one night it is not a bed and breakfast and I personally feel they have a management company who is dropping the ball.

It was right off of the Main street in Llano and was so cute! was so clean and the sheets were buttery soft and bed was super comfortable. Built in 1870 and totally refurbished; had fresh baked pastries for us and a large kitchen....we would definitely stay again if we go to Llano in the future. Highly recommend!!
My husband and I stayed for our wedding anniversary and we absolutely adored it. The decor is super cute, the pictures are very accurate and the bedding is amazingly comfy. I loved every little detail down to the Skelton key to enter the door of the suite, the aesthetic is exactly what I pictured. Just be aware that if someone is in the suite next to you you’ll be able to hear the front door of the house open and close all the time, but it wasn’t too big of a deal we would definitely recommend staying here and plan to come back for another stay in the future.
