Sweetwater Guest House

Sweetwater Guest House resides in an 1890's commercial structure and is one of Livingston's last remnants of early logging and milling industries. Built and operated by one of the town's first entrepreneurs, Emanuel Goughnour, the space was first established as Livingston Lumber Company.

Spanning 3 levels, this beautifully renovated condo featuring 2 bedrooms and 2.5 bathrooms has all you need to relax, spread out and enjoy your stay.

Sweetwater Guest House is professionally managed by Cole Property Management, a Livingston, Montana based high-touch, high-service property management company.

Sweetwater Guest House is located in a 4-unit complex in the heart of downtown Livingston.

The Sweetwater Guest House is dedicated entirely to our guests. Enjoy three levels of spacious living plus a gorgeous courtyard just out your side entrance. Plenty of inside space to stretch out and relax, or even outdoors to enjoy a bbq and beverage while the sun sets.

Sweetwater Guest House resides in an 1890's common commercial structure and is one of Livingston's last remnants of early logging and milling industries. Built and operated by one of the town's first entrepreneurs, Emanuel Goughnour, the space was first established as Livingston Lumber Company.

Mr. Goughnour supplied most of the lumber, lath, shingles, plaster, doors, and fixtures for buildings in town, including the courthouse. Over the years, he continued to buy more land, most of which was acquired from the Northern Pacific Railroad. He served as Mayor of Livingston in 1908 and is credited with prompting the town to pave its downtown streets.

The vacation rental building housed Ryan Fruit Company from 1922 – 1934. A later phase was as R D Novelty Company, a business that sold juke boxes and games to "local watering holes and Red-Light houses". It later housed Dollarhide, then Adams Exploration Company.

It is a well-known structure in Livingston, easily identified by the large mural on the side of the building, which advertises: "Coal: Best on the Market" and was painted in 1908.

Acquired through Sotheby's in 2007, this original Goughnour building is now available for luxurious, loft-style lodging!

Architect-restored and designed in 2007, Sweetwater Guest House is one of a kind. State of Montana Historic Preservation Society even recognized the designers with a prestigious restoration award. Inside, guests enjoy a blend of modern and 19th century design. Outside is the perfect mix of historic downtown and mountainous river valley.

The main floor of the vacation rental includes an open kitchen, bar, dining, and living area. Original brick walls and wood floors, large windows, and historic molding create a clean contemporary feel. Throughout the rental, local artwork makes this a home away from home.

The second floor includes a master suite with a queen bed with a large walk in closet and adjoining bathroom with jetted tub and walk-in shower. There is also a second bedroom outfitted with a queen bed, second full bathroom, and laundry area.

The basement den is a unique and convivial space with original rafters and stone walls. There is room to play games, watch movies, or catch up on work.

The Sweetwater Guest House is centrally located in downtown Livingston.
Guests may walk, bike or drive to the plethora of downtown shops and restaurants. It's also a quick stroll down to Sacajawea Park and the Yellowstone River, the community skate park and the ball fields. Rent some bikes and take a cruise through our wonderful little town!

A quick drive under 5 minutes will land guests at the grocery store, to the highway headed South to Yellowstone National Park, or on the interstate to head towards Bozeman.

Skiing? Bridger Bowl ski resort is an easy 30 minute drive from the condo. If you prefer the terrain of Big Sky plan on a two hour commute to your ski destination.

Lyft and Uber do service Livingston & private transportation services are available.

PETS: Sweetwater Guest House does not allow pets.

Registered Service Animals (SA) are welcome.
Emotional Support Animals (ESA) are welcome with verified documentation only. The Guest must provide documentation from a licensed mental health professional to the Host at least 48 hours prior to the arrival date. The Host is entitled to charge the Guest for any damages caused by the Emotional Support Animal.

PARKING: Your condo comes with a designated parking space and permit for the lot on 2nd Street, the first spot to the south labeled "Sweetwater."
Free street parking is also available. Please note the 2 hour street limit from 9am-5pm on weekdays, however.
Guests may load and unload in the alley next to the condo but parking is not allowed in the alley as it blocks access to garages.

SHARED COURTYARD: The green space is shared and we encourage you to relax outside. Please be courteous of your neighbors at the Mill House

We used this lovely spot to host my bridal party. Can't say enough of how great the location and amenities were. The house was well kept and has a beautiful aesthetic. Even better, everything you need is within walking distance! Would absolutely recommend for people to book here. You won't be disappointed!
