Hidden in the beautiful Seaton river valley, Jopes Mill is an 18th century watermill, with its waterwheel and internal machinery still intact. Its conversion to provide luxury 2 bedroom and 2 bathroom accommodation was completed in the Spring of 2020, preserving its original features and making it a truly unique place to stay.

On the ground floor the beautifully lit mill machinery provides a spectacular backdrop for the dining room, with access to a private terrace overlooking the garden and river. The neighbouring kitchen is newly fitted with dishwasher, washer/drier, fridge/freezer, etc. On the first floor the lounge has two pairs of original millstones and an oak beamed ceiling, with a wood burning stove and a plentiful supply of wood.
The first-floor bedroom is double height and can be arranged with a king size double bed or two small singles – it has a skylight which floods the room with light. The second-floor bedroom has a king size double bed and the original roof beams, with views down to the river and up into the woods. There is a sofa bed in the lounge for additional flexibility. There is a bathroom with a shower on the first floor and a further bathroom with a bath on the second floor.
Visitors to Jopes Mill and Lodge have unlimited private access to 5 acres of riverside gardens and woodland, including 400 meters of the beautiful River Seaton. Whether you want to take a stroll around the many paths and lawns, build dens in the woods, have camp-fires in the fire pits, or just sit and watch the river go by, this is the perfect setting. At the end of the garden is a 50 metre long waterlily lake which is in bloom through until September.
Jopes mill is only 3.5 miles from the beach at Seaton - it's a beautiful walk along the river to the sea. Looe is 10 mins away by car and Polperro 20 mins. Looking inland Bodmin Moor is only 15 mins away. There is a huge range of things to do in the area, from spectacular coastal walks to National Trust houses and gardens. For all its beauty, SE Cornwall is less well known, and less busy, than many other parts of Cornwall.
