Location: very good, in the Alfama district within walking distance of many cafes, restaurants, souvenir shops, and mini mercados. Also within a few minutes walk from many of the popular viewpoints (miradouros). But you can tell this whole area has been turned from locals' residences to tourist hotels and rentals, sadly. But the area felt very safe.
Room: we had the bedroom with kitchen. Rooms were clean and beds were firm but comfy enough. Kitchen was nice and stocked with silverware, cups and plates, cutlery and pans. Had working mini espresso machine, hot water boiler, and microwave. Would have been nice if they had some paper towels.
Bathroom: very small and though it looked fancy and nice, this brought us a lot of annoyance. It has a glass screen that didn't extend the whole way so water splashed everywhere. And the tile used in the shower was slippery when wet. I almost fell. Shower had hot water but it quickly ran out and got cold, so you had to wait a while for the water to heat up again.
Noise: this was the other big problem for us. They warned us there was no sound proofing but we didn't realize how bad it would be. You could hear all the people walking and talking right outside, the buses and cars and trash trucks going by. Definitely bring ear plugs.
Communication: ok/poor. They communicated with us via WhatsApp and when they did it they were courteous but they did not get back to us quickly initially.
Overall, our stay was just ok. We couldn't wait to leave.
