April trip
Stayed here for 4 nights while we were exploring Zion and Bryce Canyon and it was in the perfect location! Leeds is the perfect small town that is close to Zion! We loved the RV park, it had an amazing area for the dogs, very clean bathrooms, and the camper was a good size for my husband and I! The only reason I gave 4 stars is because the bed was pretty uncomfortable.

met our expectations
it was a cozy and quiet place, perfect for winding down after hiking and exploring. it was well worth the price, and the location was great for visiting both Zion entrances, St. George and surrounding towns. I will say the RV needs some minor repairs, and the septic system was just about full during our stay, so we were very cautious while using water/taking showers.

Affordable, decent location
We had a good stay. It was me, my spouse, and two corgis. It was a good amount of space for us, but I would struggle to imagine more people staying in it. It is a camper, after all, so you shouldn't expect a lot of space. It worked fine for us because we spent a lot of time in Zion. We typically went to Hurricane for food. The space was clean.

Nice stay
Great for a short stay on the way to Zion, especially for the price. RV is just a little dingy because of age and use, but it was clean and mostly everything worked. Just not sure if the fridge worked properly, I turned it on but it never seemed to get very cold. The freezer worked though and I was able to make full meals with the little stove. The RV grounds had shared restrooms and showers that were nice, as well as firepits and picnic tables. I didn't ask if I was allowed to use the firepits, but those would have been cool if I had brought wood. I probably wouldn't recommend sleeping on the futons unless you have young kids, but the bed was comfortable enough. Pretty close to neighboring RVs but quiet hours start at 9pm and most people are older so no noise complaints. I walked around the neighborhood and the locals were friendly and there are historic plaques scattered around town if you feel like exploring. Overall, a nice time!

Pictures are from many visits ago (when property was newly remodeled) but I had seen that in a prior review so it did not surprise me. I did not see any pet hair but there was a big glob of hair in the shower drain. That's why cleanliness is down. The rest of our stay worked very well for us except for one thing: the floor vents. The heater and air conditioner worked perfectly, but the floor vents are in the middle of your walkway, one directly in front of the kitchen, which almost sliced my foot when I accidentally placed my heel on it and the cheap (but fancy looking) vent cover bent and gave way to my weight. That was not the only time one of us bent it and had to straighten it out. You could tell that prior guests had the same issue because of the damage underneath the vent covers. The host should please fix this. I prefer functionality over possibly injury due to it trying to look nice. Also, you know you're in the right place when the buttons on the lock are destroyed for the code numbers (so many people have pushed them, they are cracking off). Someone could easily guess the code by looking at them, but seemed like a safe neighborhood.

This a nice trailer and very cozy
We stayed at this place for a week during November. The place was a little worn out but very comfy. It comfortably sleeps three people. It's has a full size bed where you can sleep two people and a sofa bed that wasn't very comfortable but once the host gave us bed toppers it was much better. The heaters worked fantastic we where never cold once all week. The rv park is very clean and quiet. The host are very responsive and helpful.

Misleading Ad
The ad placed for this property was very misleading. It says it sleeps 4 people? It had a very small bed that was covered in plastic and a “pull out” couch and chair. The chair had a huge metal bar in the middle making it impossible to sleep on it and the head was lower than the feet. The couch had a metal bar down the left side, neither pull out was comfortable nor able to sleep a tall person, let alone a small one. We had to literally go and buy a inflatable mattress for my brother to sleep on and we were lucky my nephew cancelled because it would have been impossible to sleep a fourth person. They provided one set of sheets and one extra blanket, the heater didn’t work so we also had to buy another couple of blankets. The floor registers were full of hair, dirt and dust and the one in the kitchen/living room wasn’t even anchored to the floor. We all were covered in lint from using their linens and they obviously know this because there was two lint brushes available in the cabinet. The toilet smelled and there was zero privacy to take a shower so we used the public ones available in the RV park. The trailer was in a very quiet park that was clean and well kept, also close enough to Zion and all attractions. We were glad we spent most of our time outside this rental. They don’t have much of an outside area except a park bench, we were looking for a place to sit and watch the stars/have a small fire/bbq. The local market is closed and the vending machines are all empty. I have used BnB and VRBO so many times and have never been disappointed but the ad to this one is VERY misleading, especially on how many people it will sleep, maybe include an air mattress with rental or a real futon? The ad definitely needs to be changed so people know what they are renting. If I would have had my fourth person, we would have had to find a hotel, a second mattered would not have fit.

Great location
The property manager/owner Bailey, was so helpful and prompt when I would have yet another question! LOL The property, like a lot of others, has weathered since the picture was taken, so keep that in mind that there are things that need to be attended too, repaired. The AC worked great, and even though the bed was small, we sleep comfortable. My biggest problem was that it was not cleaned well, after the last quest, and that hopefully will be addressed for future clients. It was a great little RV park, nice and quite and the close to the community shower. It was a small drive to Zion Canyon. We would go back there again.

We were traveling from Ohio, here to see local national parks. We wanted to love this RV but was not as cleaned as pictured, lots of pet hair. The RV at time would smell really bad inside. Not the comfiest bed after long hikes. It was however a convenient place to stay to see surrounding national parks. Jordan and Bailey responded very quickly.

The images of the RV met all expectations! A very cute and clean space. The extension of the RV in the living room area did shake quite a bit- I am unsure as to why.. maybe the wind? Despite that, we would stay again!

Quiet and Easy Access
The trailer is reconditioned and comfortable. It is a trailer, so if you've never stayed or owned one, know that there's a little floor movement when the space is shared. I've stayed in the park with my own trailer before and really appreciate how quiet and well maintained it is.
