The Space:
The property features three cabins on 9 acres overlooking the Blanco River, with 420 feet of private river frontage. It accommodates up to 18 guests, making it perfect for large gatherings. Each cabin is fully equipped with amenities!

Guest Access:
Our property is gated and there is a large hill down to the three cabins. Please be advised that you will need to climb a few stairs to get to River Ryder from the parking area. The Jameson and B's Bunkhouse have two stairs to access the deck to the front door.

The property is located just outside the city limits of Kyle, Texas, along the Blanco River. Our property contains three cabins with private river access to the Blanco River. All of the land in between the cabins and the river is available for your enjoyment.
The neighborhood near the Blanco River is family-friendly, featuring modern homes and easy access to schools and parks. It offers a suburban atmosphere with nearby shopping, dining, and recreational facilities. The presence of Blanco Vista Elementary, Laura B Wallace Middle School, and Jack C Hays High School makes it an attractive area for families with children.
Getting Around:
A car is best suited for transportation to our property. Uber and Lyft are available, but they are not as reliable in recent months. We are approximate:
30 mins to Austin-Bergstrom International Airport,
55 mins to San Antonio International Airport, and
30 mins from New Braunfels.
There are several areas of interest in the surrounding area to explore in which a car would be necessary.
The cabins are approximate:
1 mile to Texas Old Town, and Thistlewood Manor,
3 mins to Downtown Kyle,
25 mins to Downtown Wimberley for great local shopping,
15 mins to the San Marcos Outlet Mall,
25 mins to The Salt Lick in Driftwood, and
30 mins to Downtown Austin.

• All pets must be approved prior to guests arrival.
• There is a pet fee of $100.
• Any unauthorized pets at the property will be subject to a $400 fee
• Pets are not allowed on the furniture. If the guest leaves the house, the pet should be kenneled or taken with them. If any damage is caused by the pet, there will be additional charges assessed reasonable to the damage made. Pets are not allowed in the home wet. Cats are not allowed in any of the homes. Please be respectful of the rules set forth above. We love dogs, but also want to make sure our cabin stays clean for future guests. We will send you a $100 non-refundable pet fee if you agree to the above rules.
• We will email you a Rental Release Agreement after booking. This agreement must be signed within 48 hours of booking. This correspondence will occur through our Channel Manager Hostfully..
•Weather: No refunds for weather/natural disasters/power outages/other things that are outside our control. Please purchase travel insurance for coverage.
• A Security Deposit, of $300, must be paid before check-in and is refunded within 7 days of check-out, provided there are no damages to the property. Security deposit & rental agreement will be sent after the booking is confirmed.
• We can host a maximum of 18 guests (including all adults, children & infants)- for safety (fire & insurance) reasons, we cannot hold any additional guests.
• We look forward to hosting all our upcoming guests. Our cleaning team is going above and beyond to provide top-notch services, giving special attention to high-touch areas, using commercial-grade anti-microbial agents, and having bed sheets and bath towels professionally laundered between each guest's stay. However, no guarantee will be made that our properties are "completely sterile" or "COVID-free", just as no other business can reasonably make that claim. Guests are advised to travel and stay with us at their discretion.
• We do not offer rescheduled stays or refunds on cancellations outside of Airbnb's extenuating circumstances policy. We strongly encourage you to purchase travel insurance at the time of booking if you are concerned about the possibility of canceling your trip last minute. Travel insurance is inexpensive and a great way to protect your funds in the event of an unforeseeable cancellation. We understand that last-minute cancellations for guests who choose to not purchase travel insurance can be a burden, however, we are required to uphold our owners' cancellation policies to protect their only sources of income and keep their properties in the business. Please book responsibly and we appreciate your understanding.
• Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.
• Any noise complaints or law enforcement calls to the home will result in immediate termination of your stay without a refund. A NoiseAware noise monitoring device is used to monitor external decibel (DB) levels as outlined per City/County Ordinance.
