Located in the quiet gated community of Cumbrian Lakes. Exclusive 4 bedrooms and 3 full bathrooms, including en-suite in the master bedroom.
Can accommodate groups sleeping 8 guests.
The master bedroom features a luxurious King size bed with private bath and shower, his and hers walk in closet. The second bedroom has also a beautiful King bed that has its own full bathroom. The third bedroom has an elegant Queen bed that shares a Jack and Jill washroom with the fourth bedroom that has two twin beds decorated with Mickey. You have a formal dining room and sitting area with kitchen and living area open space concept, leading to the patio pool area and your covered lanai. There are flat screen TV`s in all the bedrooms and family room.
In your home there is lots of amenities offered. The full size kitchen offers modern appliances, dishwasher, microwave coffee maker, ect...
There is a full washer and dryer.You have cable TV, DVD, blue-ray, stereo music system, PS-2 PlayStation, multiple choice of movies and board games.

Vacation homes second homes and primary residence this beautiful development has three lakes, and is surrounded by natural landscape. Designed and maintained to a very high standard, Cumbrian Lakes is situated in Kissimmee Orlando, Florida and is an absolute retreat after a busy day.
Ideally located just 10 miles from Disney World and close to a host of restaurants, shops, and other Orlando attractions make this the perfect place for a vacation home.
For the golf fans there are a huge number of golf courses in the Orlando area, many of which are open to the public. Florida has some of the best golf courses in the world and from this location you are between 2-10 min away from at least 10 excellent courses.
Access to the Interstate 4 is also very convenient, leading to Kennedy Space Center and the wonderful beaches of Clear-Water, St. Peters-berg and Cocoa Beach.
Main entrance: The entrance of the community is secure and gated at all times. You will be needing a code to open the gates provided 60 days prior of your arrival. The code will be given to the guests only after the full payment is received.
The address will also be provided 60 days prior arrival. The key will be given by the Management Company upon arrival. It could also be pick-up locally and given by the owner.

As soon as we opened the doors we were in paradise. The whole house fully furnished. There was so much space. We slept very well. Only thing i wish there was air conditioning in the game room. But this was a great escape.

Great house with a pool
Great house with plenty is room for 5-8 people. In a quiet neighborhood out from the main city. The location was such that it was easy to get to the interstate and the rest of greater Orlando area.

Great vacation stay
We enjoyed this spacious home with great amenities. We played a few games of pool in the garage and enjoyed the pool and spa almost daily. No complaints at all.

OK for the money
This is a professionally run vacation rental that has clearly been rented many times over. Everything about it is average and not at "executive" level. Bring your own soap, shampoo, and toilet paper as only the bare minimum is provided. That being said, it was clean enough, comfortable enough, and conveniently located at a reasonble price. Just do not expect to be living in the lap of luxury here

Family Vacation
We brought down a 4 year old for her first visit do Disney and a partial family vacation. This property was close to each of the parks, and centrally located right near a good size Main Street with plenty of shopping and food options. Being in central FL, we were also close enough to go to both Daytona beach and Tampa bay. Although the ocean waters were pretty cold since we and down in December, the heated pool option made all the difference in the world! Can’t really say anything negative about this property.

This home fit our family of 7 perfectly. Rooms are arranged so everyone could have their own space. Pool was clean and refreshing. Located close to everything. Host was extremely responsive when we had questions. Home was clean with enough towels for us. The price is what sold us on this home and would definitely stay here again.

Beautiful Holiday Vacation
My family and I (8 people) stayed in this home for 10 days. The home was beautiful, completely furnished, and had everything needed for full kitchen use. Beds were very comfortable. The hot tub was the big hit with the adults. The kids loved the game room. The neighborhood was quiet and safe. The home was far enough away from the hustle and bustle of the touristy spots, yet close enough for a quick drive. The owner was accessible via email and responded very quickly. Highly recommend this home. Looking forward to another stay!

No room at the inn
When booking my reservation, I only received an URL link to the property management company with no company name, phone number nor address. That made me to understand that the property management would be on site along with the condo rentals. Since I had no internet access with me, I could not enter my condo as the passcodes that I received were invalid. Sadly I no time nor interest to sacrifice my vacation time and plans to track down property manager without internet assistance. So I rented a room at a motel.

Good location but poor villa overall
It was a good location spot for shops and only a short drive to all parks but cleanliness of the villa was appalling. Dirt and dust everywhere, stained mattresses, cracked floors, blood on the bathroom floor and door, medication and used underwear in one of the rooms. Pool was not cleaned over the 2 weeks we were there which is the first time in the 24 years of staying in Florida, even though this was stated that it would be cleaned on our information sheets. We also could not use the hot tub for cleanliness of the water. If cleanliness and overall maintenance was improved then it would be an ideal location.

Would stay again!
On check in day we got in pretty late. And we were given the wrong code for the key box. But, there was a number to call and the property manager gave us the right code so we could get in lol! She was very nice about it all even though it was later in the evening. Upon entering the home we were all left speechless, the home is beautiful!! The master bed was so comfortable! I had back surgery last year so this was a nice find. My teenage sons each had their own room and slept very good...my oldest now wants a king bed lol! Loved having a washer and dryer to use. The pool was the best addition to this vacation! We even took one whole day just for a pool day. It was the perfect size for my family of 4. Temp was perfect, and I love how there's like a little seat in the "deep" end. The couches were very comfortable, we loved the reclining ends. That helped tremendously after a whole day of walking at Disney and Universal. This location can't be beat. It's quite close to all the parks, shopping, restaurants, Gatorland, Boggy Creek airboat rides, etc. Yet its a quiet area which is refreshing after a whole day of peopleing haha! We would 100% stay here again, thank you!

Needs major updating
When arriving at the house and walking in, it looked nice and clean. Although we noticed in the freezer there was a big sticky mess on the one shelf. After sweeping day one there was sand in rugs and underneath the table ( we never went to the beach) Also the oven barely works took over 45 minutes to get to 425. And was stuck at 405 most of that time. The tile on the floor in the kitchen is broken in multiple places, the wall of the bar/counter underneath is all tore up. The one outlet by the sink is falling out. They said there were tvs in every room which is false, and only the living room and master king rooms tv worked. There was no controller for the other king rooms tv. There was no tv in the twin bed room. Also in the master king room the tv box is just hanging from the tv which is very unsafe. In 2 of the bathrooms the shower handle to turn the water to hot and cold are backwards. The air hockey table in the game room barely works, and the cord is a tripping hazzard. Also in the master king room we couldnt use the glass door because the child alarm was falling off the door. And the alarm constantly would go off. I will say the place is convient to places in the area with a short driving distance for the places we needed while we were there. But this place needs fixed up cleaned more, and the listing needs to be updated.

Overrun by Ants
Upon initial arrival, the house was exactly as described. As we began to unpack, we noticed a large amount of ghost ants on the dining room table (in an open area next to the kitchen) and tiny red ants on the counter next to the stove. Upon further inspection we could see the remains of food pieces as well as dried on sugar on the countertop. We purchased some ant spray and cleaned up the areas we saw the ants and swept. When we woke up the next morning, we noticed the rest of the kitchen as well as outside on the patio table heavily infested and we immediately contacted the property manager. We went out for the day to enjoy Universal Studios and upon our return found two ant traps (1 on the table with the liquid from the trap smeared everywhere and 1 on the smallest section of the counter). We again saw the ants had relocated to other areas of the kitchen and determined we needed to clean up the entire kitchen and outdoor patio. Please note that at this point we had yet to eat/drink anything at the house as we had dinner out the previous night and spent the entire day at the theme park. In cleaning, we discovered a lot of food particles in the sink, in the dish drying rack where there were dishes we had not used, around the faucet, under the ledge, on the floor etc. We cleaned all of this in the hopes of addressing the ant problem which never went away. We were never able to sit at the dining room table and could only sparingly use the kitchen for entire 6 night stay.

Nice house, great location but....
The property is OK. Location is good. Cleanliness is poor. Upon arrival we found bugs (not bed bugs - possibly small ants?) in the master bedroom's bed. They were all over the bedding - sheets, blankets, pillows - EVERYTHING. We immediately called to report the issue and were told that maintenance would come spray. I explained that we needed new bedding for the couple who was sleeping in the room. The housekeeping supervisor came to the house. Upon inspecting the bed she told us there are sheets in the closet, go ahead and remake the bed yourself. Keep in mind these bugs were EVERYWHERE. Not just on the sheets. They were crawling all over the pillows, the blankets, everything. We called the property manager again and told them we need all new bedding for this room. They told us sorry housekeeping is gone for the day but "we will see what we can do". They NEVER returned our call and NO ONE from housekeeping came back. We were there for three nights. Maintenance did come spray for the bugs the following day but only in the room that they were reported in - which means the bugs escaped that room and began to infest the rest of the home. I understand that in Florida there are bugs but the property managers response to our issue was unacceptable. It left us with no bed for one couple for the entire weekend and nothing to completely remedy the infestation issue. Other than the bugs and poor customer service the property was as expected.

Everything was ok. The house had 4 bedrooms, 3 bath, living room dining bar and table, laundry, pool jacuzzi and game room. House was packed with large clunky ornate worn furniture that took up lots of space and made it hard to get around in some areas. House in general is worn. No good place to put luggage in rooms. Had dressers but I don’t use them. TV in living room cable went out and there was no guide to tell you how to get it back On. Other rooms have a guide to use the TV but it’s not the same as living room. The alarm went off first morning at 5 am, we waited a while and it didn’t stop so we called the emergency afterhours number and lady had us reset it which stoped it but the next morning around 5 am again it went off, my husband just reset it like the lady said last time and it stoped, third morning it was going off at 1am and then again a little later and then again it went off my husband was not happy and told the lady at check out she said why didn’t you call, he said we’re you gonna come over In the middle of the night and fix it? She said no and he said all you would have told me to do is reset it so I didn’t bother calling. It was not filthy but not supper clean. There was a lot of dirt, dust, hair throughout all edges and around beds in the house. Kitchen table and floor under table was a little dirty. Tinny ants though out house. Bedding and towels were laundered with scented laundry soap but we’re worn and had hair still in them and some stains on them. All beds but 1 had polyester sheets. Kitchen was well stocked with plates, utensil and other kitchen items. We only used the back shower and it was ok. You need to bring your own hand, laundry, dish and dish washer soap, bath products, garbage bags, paper towels, sponges, toilet paper and cleaner. They did have starter bar soap, laundry and toilet paper. Microwave, dishes and fridge were clean. Dishwasher is older and rickety. Washer and dryer were nice to have and worked well. Game room had pool table but some sticks had splinters, air hockey table had no plug, there was also darts and foosball but we did not use them. There were a lot of items for babies if you need those. Pool was nice size and definitely needed the heat for winter travel, hot tub was nice but had moldy heavy broken cover. This was my first VRBO and it was an ok experience.

Average, not maintained vacation home.
Many broken floor tiles with pieces missing. Nice home but needs a detailed cleaning. Very out dated decor and furnishings. Utensils and pots had food residue from previous guests. Cupboards way too full of dishes. Advertised as luxury, executive home, midleading. Area was quiet and convenient. Had everything needed for a stay away from home.

Great rental!
We had such a great time at this rental! Plenty of space! The beds were all comfy! Property was located not far from a Walmart and other shops. We stayed with our 3 teens and 8 year old. No complaints from them, they all had a great time. Kitchen was well stocked with pots and pans and anything you may need. The house was clean and the pool and spa were both amazing! If we travel to Orlando again we will definitely be booking this place again. The property owner was amazing in contacting us and the rental company was just as amazing!
