Spacious coastal cottage with great character and no neighbours. Abbotsway is very private, with its own secluded and fully-enclosed courtyard and a pretty garden with sturdy wooden furniture and a barbecue. It has 3 bedrooms, 2 bathrooms, Wi-Fi, wood burner and its own games room. Historic harbour town of Kirkcudbright 9 miles, bustling market town of Castle Douglas 12 miles.

Abbotsway is a traditional stone-built cottage at the head of a wooded valley on Orroland Estate which rolls from the hills all the way down to the shore. Housing a loch, wildflower meadow, sculptured gardens, towering woodlands and unspoilt grassy fields; Orroland has all the best of its surrounding beauty in one place. During a stay here, it will feel like you are only sharing the views with the local wildlife and most of the time, you are.

The first thing you'll notice is the space. With roomy accommodation in two separate wings the house is ideal for families with children or for two couples sharing. Abbotsway comfortably houses 6 guests in a double, single and family room with three single beds. There is a shower room and a bathroom, one in each wing.

A modern kitchen/diner in keeping with the traditional styling of the house is adjacent to a spacious sitting room with cosy wood burner and large bay window ideal for watching wildlife.

An excellent games room provides table tennis, pool table and smart TV.

The accommodation is all on ground level with occasional steps. It is a pleasant walk (or drive) from the cottage to Orroland's private landscaped loch and picnic pavilion. You can also walk (or drive part of the way) to Orroland Bay, an attractive beach with pebbles and large flat rocks ideal for making a base on and lots of rock pools to explore.

Beautiful place to Detox

A wonderful stay
We loved Abbotsway Cottage & Orroland. The cottage was spotless and had everything we needed; the grounds were beautiful and peaceful and we spent many hours exploring the beach. Our children loved the games room, and the selection of books and board games in the cottage.

High standard of accomodation from bedding to bathrooms - well equipped kitchen - spotless clean - efficient wood burner - great wildlife from window too! Welcome to walk around the landscaped garden of lake, summer house, wild flower meadow - beautiful & serene - as part of the private estate and access to rocky shore on Solway. Would recommend for a quiet getaway - though local stores only 10 mins away.

Abbotsway Cottage December 2023
The cottage was beautifully furnished, very comfortable and had everything we needed. It was lovely and warm. The secure courtyard was perfect for the dogs to wander about in safely. The gardens and grounds were fabulous, and well maintained, lots to walk round and look at. Would definitely recommend it.

Immaculate cottage in stunning location
The cottage is beautifully decorated and equipped with everything you'd need. The enclosed courtyard is great for the dogs ro wander about in safely. Grounds and gardens were stunning and so peaceful. The app won't let me rate the stay but I'd give 5/5 for everything. Highly recommend a stay at Abbotsway Cottage.

A beautiful cottage in a beautiful location
Stayed at Abbotsway Cottage for a long weekend. The cottage and location are excellent. The cottage has everything you need for a comfortable stay, from comfortable chairs and sofa to a kitchen with plentiful utensils. Oh, and a pool table. The estate is great to wander around. Hopefully we will return when the weather is a little kinder

Peace and quiet in a rural setting
A lovely, quite spacious cottage with a safe enclosed courtyard for our dogs. Wildlife to see out of the windows such as deer, hares, pheasants, kites, buzzards and squirrels. The gardens, a ten minute walk away, were an added bonus. We will return, perhaps to the cottage by the gardens next time. A very enjoyable stay.

our stay in bonny Scotland
we enjoyed our stay in a lovely location in a very well equipped cottage. The wood burner was a added bonus as after a nice day sight seeing it was nice to put our feet up in front of a warm crackling fire and read a book or watch television. Our hosts thought of every thing and we received a warm welcome on arrival. I would definitely recommend it to others

A divine place
We fell in love with Abbotsway Cottage from the moment we arrived. What a divine place! Clearly lots of care and thoughtfulness has gone into the design of the beautiful house. The surroundings are picturesque and calming. Discovering the rocky remote beach was very special, particularly for our daughter, and we absolutely loved watching birds, red squirrels and hares from our lounge window. We love Enid Blyton books - and the world of the Orroland Estate brings all these adventure stories alive! We will surely be back and can't wait!

A piece of paradise found
We had a fab time. Very clean and comfy. Every attention to detail covered and wildlife abound. Thank you Sarah and the team. We enjoyed walks all over the estate. Hooting owls in the evening and a glorious night sky. Out and about to bays and historic houses. Really lovely. Up there with our fave cottages. 10/10

Abbotsway Cottage
We had a wonderful relaxing stay at Abbotsway Cottage. It is fitted out to a high standard and was ideal for catering for our two large dogs. The courtyard was secure for them to play in and stair gates were available on request. The gardens and walking area around the lakes were well kept. We could not find fault in any way and will go back again. The location is ideally located to visit the region and surrounding towns. Thoroughly enjoyed it.

Dream home from home
Abbotsway Cottage is a place to recharge your batteries. Location is fantastic as you can find so much to do on your door step or just wonder the grounds. Wildlife in abundance, dolphins, deer, hares bats and owls. For star gazers the light free nights are fab. The cottage is a home from home. A comfortable lounge with a wonderful log fire to dream away the evenings. A great house keeping team if required. This is our third trip and not our last.

Gem of a cottage
We arrived after dark, cottage lights and heating were on, the fire had been laid in the log stove and a home made chocolate cake placed on the table, milk in the fridge, what an excellent start! My husband and I spent a most enjoyable four nights in this delightful comfortable cottage. Its peaceful location, in Orroland, a short walk from the coast is beautiful. Wi fi signal is excellent. We hope to return again. The owner and I share the same Christian name - this isn't nepotism, we're not related.

Our Easter Week in Abbotsway Cottage
We spent the second week of Easter staying in Orroland in the Abbottsford Cottage. There were seven of us (four adults and three children) and there was plenty of room for all of us. Being on one level, it was quite suitable for my wife who has to use a wheelchair.. The cottage is very comfortable and very well equipped and in a very safe and secluded area. We enjoyed exploring the grounds, boating on the big pond and venturing down to the beach. Driving around the Dumfries region was a pleasure as the roads are so quiet.. John C - Gullane, East Lothian

A new year break
A lovely place to take a family break with our two grown up kids for the new year. Clean, tidy and modern, yet very much filled with character and charm. Great walks to the sea shore, plus the enchanted gardens. We just ate and drank way too much in front of the log fire. Only negative and not a fault of our hosts, we had a nightmare getting to the property due to extensive flooding of the area, and 3 times had to turn back until our final road was passable, but I understand the river was the highest ever recorded, so we were just unlucky with the journey but very lucky to have spent such valuable time with loved ones in a great location.

Everything you need for a great break!
The satnav took us straight there and the cottage was the first we came to on the private estate with ample parking in the enclosed courtyard. The welcome treats on the table as well as for the dog were nice touches. The cottage itself was superb, good size rooms and well equipped. We made good use of the garden furniture and had a BBQ one night. The games room is a useful addition, not something you get at many places. There's a good supply of books, jigsaws and board games as well as the smart TV to keep guests entertained. We stopped off at the large Tesco store in Castle Douglas on the way and also used Caterbirds for some frozen ready meals (which were enjoyed by everyone, all different dishes). We did many walks on the estate itself, round the small loch, down to the shore as well as a few other grassy paths where we managed to see a pair of red squirrels up a tree. We alos did trips out to Kirkudbright, Rockcliffe (for the walk to Kippford and back), NT properties at Culzean Castle, Broughton House and Threave Gardens and House, a return visit to Dumfries House and a trip for an ice cream sundae at Cream o' Galloway. Traffic was generally very quiet and all places we visited were well kept, clean and tidy. Impressed!

Amazing Location
Fantastic cottage in a great location, the cottage was really clean and had everything you need for a break away from the hustle and bustle. Lots of wildlife around the cottage and great walks in the areas also. Would definitely recommend and will be returning as well as we had a great time.

Amazing place !
We absolutely loved our stay here , it’s such a magical place I’ve never stayed anywhere quite like it before. The owners have thought of everything, the cottage is so well equipped. It’s super dog friendly, the dogs even get a welcome pack with dogs tags in it such a lovely touch . We shared with friends it was perfect as the bedrooms are in separate wings of the house and having 2 bathrooms was ideal. I will definitely return to Orroland it’s a hidden gem, we always holiday in Dumfries and Galloway and had no idea about this place !

Beautiful
Abbotsway cottage is gorgeous! Fantastically equipped, clean, comfortable, and cozy. It’s amazingly dog friendly, the wonderful hosts have thought of absolutely. We had a small problem with the ev charger and the hosts did absolutely everything to help. We had a wonderful, relaxing stay. Cannot recommend this property highly enough.

A Relaxing Break
We stayed here with our reactive dog and we had a great time. Lots of wildlife to watch from the windows, access to long walks and a house that was a home away from home. Such a peaceful and quiet location and so picturesque! We will be definitely be back.

Lovely cottage in stunning location
This was the 3rd time we've stayed at Abbotsway Cottage, 4th time at Orroland The Cottage is always immaculate and is so well equipped, it has everything we need. It's beautifully decorated and very comfortable. It's so peaceful and totally relaxing. The secure courtyard is great for the dogs to wander about in and the bbq was appreciated. The welcome pack for us and the dogs was lovely and the dog tags were a brilliant idea. We've loved staying here and watching the deer, hares, red squirrels and all the birds. Zorro was very happy to be back at "Zorroland", he and Breagh loved the window seat (we put a cover on it) and enjoyed their walks round Zorro's kingdom. We've booked again already. Thank you
