The Space:
This lake house boasts 5 bedrooms and 3.5 bathrooms, offering ample space for families and groups of up to 18 guests. Enjoy the comfort of two living rooms and a modern, upgraded kitchen perfect for preparing meals and entertaining guests. The laundry room ensures convenience during your stay.

The master suite features a luxurious king bed and a private ensuite bath, perfect for relaxing in style. A charming sunroom houses a trundle bed, providing a cozy retreat with a view. There are two inviting queen bedrooms, one of which includes a private half bath for added privacy. An additional king room ensures ample space for everyone. For larger groups, the bunk room is ideal, featuring three bunk beds with twin over twin beds plus an additional twin bed with a trundle, making it a fun and functional space for kids or extra guests.

Families with young children will appreciate the thoughtful amenities that make traveling easier. The home is baby and toddler-friendly, equipped with a pack-and-play and a highchair, ensuring your little ones are comfortable and safe during your stay.

Inside the separate game room, you can enjoy a variety of entertainment options and games, including a big screen TV, Jenga, cornhole, ping pong, and foosball.

Step outside to the covered patio, where you’ll find an outdoor dining area next to the propane grill perfect for your next BBQ. Rinse off after a day at the beach with the convenient outdoor shower. The sandy beachfront entrance to the Llano River, creates a gentle slope which is great for kids and adults to enjoy the water.

Relax in the covered seating area down at the waterfront or play on the swing. For those who love water activities, there are complimentary paddleboards and kayaks are available for your enjoyment.

Guest Access:
Guests will have access to the whole property which includes the separate AC controlled game room, back yard and beach front. There is a covered area on the sandy beach next to firepit for guests. The boat dock is available with cleats to park your boat. There is not a lift available for this home.

The Neighborhood:
This neighborhood is close to local waterfront restaurants such as Boat Town Burger Bar, Patio 2900 Pizzeria, and Wakepoint LBJ, and Hooper's. It is near local attractions such as the Slab, Longhorn Caverns, Spider Mountain and local wineries.

This area is perfect for boating, fishing, and swimming as this home is located on a quieter part of the Llano River.

Getting Around:
You will need a vehicle to get to and from this property or around to the local attractions.

We are available by phone, text, email, or in person if the need arises.

DOG Friendly with a $100 non-refundable pet fee per pet with a 2 dog limit under 80lbs. We will also require a signed Pet Agreement as well as a copy of the current vaccinations.

Due to recent housing boom we are experiencing more construction throughout our neighborhoods. Please be advised it as may be near this property.

In lieu of a security deposit we require a $75 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.

As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Fee on your reservation.

The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.

The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Hill Country Stays will process the payment using the form of payment on file for Guest.
