A beautifully presented attractive brick & chalk barn, set in a small development in the small coastal village of Titchwell, renowned for its amazing birdlife and beautiful beach.

This traditional barn has been converted into smart and stylish living accommodation, but its character remains with evidence of the fabric of the building, in the form of exposed chalk walls, vaulted ceilings and beams reminding you of its origin. Old Smithy is a most comfortable and spacious place to stay and will suit families, friends and couples who are looking for a short or longer stay in a rather lovely holiday hideaway in a convenient and peaceful location midway between Brancaster and Thornham.

On the ground floor there is a stunning sitting room, double height to one end and bi-fold doors to the other, with so much comfortable seating you really are spoilt for choice. The doors open into the south facing, enclosed courtyard garden enabling you to bring the outside in if you wish. The well-equipped kitchen opens into the dining hall, just the place for a sociable get together, be it easy relaxed dining or a more formal affair. A handy cloakroom, with ample space for boots and coats, and utility complete the downstairs. Upstairs there are four inviting bedrooms, with super comfy beds, and two bathrooms, one of which is en-suite. Outside, as well as the enclosed courtyard, there is an open communal grassed area at the rear of the barn, where Old Smithy has its own lawned area with bench seating.

Whether you are a seasoned birdwatcher, or total novice, the RSPB nature reserve just across the coastal road is well worth a visit. Titchwell is well-served with two fabulous places to eat. Titchwell Manor and Briarfields are a short walk away, and offer both fine and casual dining. The Coasthopper bus service runs from the bottom of the drive, and will take the strain and transport you to all the other coastal villages from Kings Lynn to Cromer. North West Norfolk has the most wonderful sandy beaches as well as some grand houses to visit, such as Sandringham House and Houghton Hall.

Beautiful barn in tranquil setting
Old Smithy is a gorgeous barn conversion, very well equipped and comfortable. I stayed with my Labrador and it’s perfect for dog walks and exploring the nearby coastline. My only niggle was the property wasn’t spotless- very dusty blinds when I opened some windows and the kitchen the same- a few dirty plates etc (I know this relies on the previous guest so not a given that everyone takes care in this department!). The Ship in Brancaster (5 min drive/20 min walk) is lovely for food- very good service, dog friendly, super cocktails and top notch food. Old smithy is situated between Briarfield hotel and is right beside Titchwell manor- so no shortage of lovely places to eat and drink. Brancaster beach lovely and is the closest, just watch the little road as there can be a tidal flood- you can park at the top and walk down though. Holkham beach/ park gorgeous too. I’d definitely stay again to explore more of this part of Norfolk.

A very cosy & very warm spacious holiday property.
I booked Old Smithy for a surprise stay for my husband's 60th birthday week. I was worried about being cosy & warm & possibly snowed in at this time of year. But even if we had been the cottage was very warm & relaxing & I don't think being snowed in would have been a problem at all as we were so relaxed chilling out here & places to eat were just a walk away. A good location for walking to the beach too & dog friendly which we needed. A well equipped kitchen & nice washing machine for your walking trousers..An airer would have been useful, maybe I missed it. The only niggle I had was the feature lighting was very dusty indeed & although I realise these were very hard to reach to clean.. I did dust them myself a bit...I felt disappointed when entering the property as they featured so much in the photos. Still, I would definitely recommend & stay again.

lovely stay
old smithy is a very comfortable and lovely holiday cottage. would defiantly stay again. only down side, we couldn't put the heating on other than the timer when it rained and was cold. you could only turn up when it was timed to come on. other than that its really worth a stay. Would highly recommend. thank you.

This was our second visit to the Old Smithy and it was every bit as good as last time. Very comfortable and a great location the unusually sunny and warm September weather made our stay and being able to sit in the delightful courtyard garden even better.

Heating advertised but controlled remotely by owner at their discretion.
The description given on the website is accurate, the bedrooms are comfortable as is the main living room. The kitchen is very well equipped and there is a very convenient downstairs loo/boot room for drying clothes. A handy utility room has an automatic washer but no dryer, there nowhere outside to dry clothes but there is a small airer provided. If you are going in the warmer summer months this would be a good cottage to book as you can walk to Titchwell beach (approximately one mile) and there are lots of good local places to eat, Thornham Deli is great. However, my husband and I had booked it for a walking holiday in September and on our 5th day there the weather was awful. We walked 15 miles in torrential rain and got back mid afternoon to the cottage, cold and wet through. We were looking forward to drying out and getting warm but were extremely disappointed to find that we could not get the central heating to work. The instruction manual provided said to just turn up the temperature control if you needed more heat but even though the room temperature was registering 15 degrees we could not get the heating to work. As a last resort we thought we would use the gas "wood" burning stove in the living room only to find that there was a notice on the fireplace that said "Please do not turn on the stove, it is for decoration purposes only". No heat to be had anywhere in the house. The following morning we rang the holiday company who told us that the heating is controlled remotely by the owner who not only controls the room temperature but they also control whether the heating is turned on or not. We take 3 UK holiday cottages every year and have yet to have this experience in any one of them. We would never book a cottage without heating available when we need it. This cottage should amend its advertisement to say "Heating at the owner's discretion" I appreciate that some clients may not be careful in the way they use heating but this approach is not the answer to that problem. In summary - fine for summer when you can guarantee not needing heating or the living room fire but a bit risky when the weather could be changeable, as we found to our detriment The extremely poor email responses I have received from Norfolk Hideaways have made what was an irritating situation far worse. No acceptance whatsoever that what they advertise to customers they have an obligation to deliver. Appalling customer service

The Old Smithy Titchwell
The Old Smithy was a comfortable, well equipped and very clean property in a delightful location. All rooms were of a good size with quality furniture and fittings. The three children in the party enjoyed their stay as much as the adults. I have no reservations in recommending this property.

Very comfortable home with all mod cons.
There were seven of us + Labrador - plenty of room, spacious and comfortable seating. Beds exceptionally comfy and rain shower a real treat. Only problem for us it was a long walk to Brancaster beach with dog but others staying may not be bothered. Nothing negative to say. We all enjoyed.

A charming cottage spoiled by arrival cleaning.
Such a shame as, on arrival, we found disappointing level of basic cleanliness. We reported this to NH but, as we had by then set to and cleaned and removed waste ourselves we declined their offer. Yes mistakes and events happen but I had asked if we could enter before 4pm to be told that an inspection after cleaning was required and therefore early entry was not available. We were offered and accepted a refund but that was not our intention. We had ladies of 80 and 90 who had been shielding for over a year and I’d been very careful to read all cleaning information regarding COVID and chosen cottage accordingly. Despite this our stay was enjoyable .. the private courtyard was a bonus and the shared garden area pleasant and flower filled.

having been a regular self catering customer this is the first time I have felt the need to review The cottage is very good in a good location perhaps needs a little TLC but fine for our needs However the cleaners employed need to clean to a much better standard The managers need to be able to manage and to communicate to a much better standard Had these been in place our stay would have been much more enjoyable experience

Beautiful property
Old Smithy was perfect for our 2 families (including 3 teenagers). It is very well equipped with everything you could possibly need in the kitchen. All rooms downstairs are big and perfect for socialising. Bedrooms all very comfortable and good sizes too. We enjoy long walks on the beach and we could get to the gorgeous Brancaster beach within 20 minutes, walking from the property. Overall, a wonderful property!!
